Terms & Conditions for ROAM Beach Resort Inc.

Referred to as Roam Beach Resort Inc. or Roam Beach Resort.

THE FOLLOWING RULES HAVE BEEN CAREFULLY CONSIDERED AND REVIEWED BY THE OWNER. THEY ARE INTENDED TO OPERATE SO THAT ALL GUESTS HAVE A SAFE AND ENJOYABLE VACATION WHILE STAYING AT ROAM BEACH RESORT.

1. Reservations

Reservations can be made online through our website and processed through our booking platform Campspot: www.roambeachresort.ca.
Reservations are not transferable. Reservation holder name(s) must be provided at the time of booking and cannot be added or changed later. Provincial Government Issued ID may be required at check-in.
Any reservation holders found to be transferring or selling their reservations to another party risk their reservation being cancelled without a refund.
If a customer can no longer use their reservation, they are encouraged to cancel it so that any unused camping fees that are not forfeited as a penalty can be refunded to the credit card that was used to make the original reservation.

2. Cancellation and Payment Policy

Payment Policy: You have the option to pay 50% of your reservation total at the time of booking. If you pay 50%, you will be automatically charged 30 days prior to your stay for the remainder of your booking.
Online payments are always taken by credit card. By providing a credit card, you are authorizing Campspot.com to bill your credit card for each payment amount as they come due, including any fees incurred while at the property, and any outstanding balance not paid at the time of departure.
Failure to pay the remaining balance will result in automatic cancellation without refund.
Cancellations are accepted online through your booking confirmation, or by email only. Please email stay@roambeachresort.ca.
All reservations cancelled prior to 14 days before arrival are subject to a $50 cancellation fee.
All reservations cancelled within 14 days of arrival forfeit 100% payment.

3. NON SMOKING PROPERTY, includes cabins, rv sites, grounds.

4. Quiet Hours: 10:00 PM to 8:00 AM

No excessive noise is permitted at any time.
No generators allowed.
Failure to comply may result in immediate eviction without refund at management’s discretion.

5. Outdoor Bathrooms

Open daily from 8:00 AM to 9:00 PM.
Showers require loonies. Please bring loonies as we do not have cash on site.

6. Maximum Stay at Roam Beach Resort

The maximum stay is 28 nights from April to October unless approved. Email stay@roambeachresort.ca for more information.
The maximum extended stay in our winter season is 180 days from October to April. Only certain sites and cabins will be available. Email stay@roambeachresort.ca for more information.

7. Extended Stays and Discounted Extended Stays

Complimentary amenities such as shampoo, coffee, tea, and toilet paper are provided for nightly rentals.
For extended or discounted stays, these amenities are initially provided; guests are responsible for supplying any additional items needed.
All extended stays are billed monthly. Guests must agree, renew, and be billed 14 days prior to the next month if they wish to extend their stay.
Cancellations made less than 14 days prior to the booking and check-in are non-refundable.
All guests agree that this is a short-term agreement and not a residential tenancy. No rights under the BC Residential Tenancy Act are granted.
Guests must vacate the property at the end of the agreed period unless a new short-term agreement is granted.
Payment must be made by credit card through our online booking partner, Campspot.

8. Check-In/Check-Out

RV and Camping Sites:

Check-In: 1:00 PM - 7:00 PM (late check-in until 9:00 PM).
Check-Out: 11:00 AM.
Late check-outs are not available. Late Check-Out Fee: $100 if unapproved.
Camping rates are based on two adults and one vehicle. A maximum of four persons (of which only two can be adults) are permitted per site.
$5/night per child (ages 2-18).
Payment must be made in full at the time of reservation.
Refunds will not be issued for early checkouts or weather.
Campsites must be cleared of all garbage prior to check-out. Non-compliance may result in a penalty of up to $50.

Cabins:

Check-In: 3:00 PM (later check-ins accommodated until 9:00 PM or later for late ferry arrivals).
Check-Out: 11:00 AM.
Late Checkouts cannot be accommodated. Late Check-Out Fee: 50% of nightly rate if unapproved.
All units are non-smoking (including vape, tobacco, and marijuana).
Cabins and suites are priced at double occupancy per bedroom.
Additional guests will be charged at $30/night + tax (ages 16+), $15/night + tax (ages 2-15).
Each accommodation is limited to the number of guests registered at check-in.
Refunds will not be issued for early checkouts or weather.

9. Pets

Pets are welcome but must be declared at the time of booking and approved.
Pet-friendly cabins require a one-time pet cleaning fee of $50 + tax.
Pets in the campground are charged a nightly rate of $5 + tax.
Maximum of 1 pet per unit/site. Two very small dogs may be considered; email stay@roambeachresort.ca with requests.
Pets must be on a leash at all times and must not be left unattended.
Owners must clean up after their pets.
Pets must not make excessive noise or be aggressive. Disruptive or dangerous pets may result in eviction without refund.
Additional charges may apply for excessive cleaning or damage caused by pets.
If a guest arrives with a pet that was not declared at the time of booking, the appropriate pet fees will be automatically applied to the reservation.

10. Sauna Use & Experiences

Sauna experiences are an additional charge and are booked separately through our website: www.roambeachresort.ca/book.
Guests are not allowed in the sauna area without a confirmed booking and a signed waiver.
Access to the sauna area is only permitted during the booked time.

11. Additional Terms

Beach access via stairs is seasonal: April through the end of September or October depending on tides.
Beach access during October through March is available via a short stroll to Sunny Beach.
A non-refundable reservation fee of $6 is required per booking.
We reserve the right to refuse entry or terminate occupancy for non-compliance.
Minor children cannot be left unattended onsite and must be supervised at all times.
Free WiFi is provided by Rogers Communications "as is." No refunds are issued if service is unavailable.
No wood-burning fires permitted. Check fire bans in area.
Cabins, RV rentals, and property are non-smoking. A minimum fine of $1,000 will be charged for smoking inside accommodations, plus damages if applicable.
No EV charging permitted. Unauthorized EV charging may result in a penalty fee of up to $500.
No cooking of shellfish collected from the beach inside any cabins. Cleaning fines up to $500 may apply for violations.
No Cooking on Gas Firebowls or Outdoor Gas Features
Cooking of any kind is strictly prohibited on any gas firebowls or outdoor gas features at Roam Beach Resort. These are decorative and recreational in nature and are not designed or permitted for food preparation or grilling.

Guests who cook on these fire features may be automatically charged a cleaning and/or damage fee of up to $500, and may be asked to leave the property without refund.

12. Assumption of Risk, Waiver and Release of Claims

NOTICE TO USERS OF THE RESORT FACILITIES:

PLEASE READ CAREFULLY - These conditions affect your legal rights.

"Activities" shall mean all activities associated with or related to water sports, RV camping, hiking, sauna use, fishing, recreational activities, training and instruction, and use of the social deck, picnic areas, stairs to the beach, beaches, sites, grounds, and parking areas.

"Property" shall mean any premises, lands, buildings, facilities, structures, roads, grounds, parking lots, and equipment owned or leased by Roam Beach Resort.

"Resort User" shall mean all adults, children, or wards in the registered party's group.

In consideration of Roam Beach Resort Inc. allowing the Resort User onto its Property to use and enjoy the Property and participate in Activities, the Resort User agrees as follows:

The Resort User assumes and accepts, without limitation, all risks and dangers associated with the use and enjoyment of the Property and participation in Activities.
The Resort User assumes full responsibility for understanding and following all rules and safe practices associated with the use of the Property and participation in Activities.
The Resort User waives any and all claims that they have or may have against Roam Beach Resort Inc. and its affiliates, directors, officers, and employees.
The Resort User releases Roam Beach Resort Inc. from any and all liability for any loss, damage, injury, illness, or expense that may be suffered or incurred, due to any cause whatsoever, including flooding, negligence on the part of Roam Beach Resort Inc., breach of contract, or breach of statutory duty of care.

I CONFIRM THAT I HAVE READ AND UNDERSTOOD THIS ASSUMPTION OF RISK, WAIVER, AND RELEASE OF CLAIMS AGREEMENT, AND I ACKNOWLEDGE THAT BY AGREEING TO THE TERMS AND CONDITIONS OF ROAM BEACH RESORT INC., I AM WAIVING CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE ROAM BEACH RESORT INC. FOR NEGLIGENCE, BREACH OF CONTRACT, OR BREACH OF STATUTORY DUTY.
