Many of you are RETURN Customers/Guest, and for that we are very grateful & thankful. Our New OWNERS as of March 2021, here at Rockaway made some NEW Policies & Procedures

The Park Gate closes at 6:00PM / Please make plans accordingly. Thank you!
CHECK-OUT:
12 NOON
Early RV Arrival allowed with prior approval [9AM - 12:55PM] = $40 (You will NEED to call the Park prior to your arrival day to request these options) ***Unfortunately, we NO LONGER Allow LATE Check-out
QUIET TIME:
10:00pm to 8:00am ~ PLEASE be considerate of your neighbors!!
Maximum people per RV site is 6 (SIX) - including guests. /// (2) Vehicles per Reservation ~ Addiitional Vehicles = $10 / per day.
- $5 per Guest per day
- $10.00 Guest vehicle // guest vehicle will park in our overflow parking area // by the bath haus / fish cleaning station.
Ø Ask your Guests to check in with Camp Host @ Office // pay Fees & optain a vehicle parking pass
Ø We ask that these Guests NOT bring their pets into the park.
YOU are responsible for your guests. Be sure they are aware of our Park Rules.
Guests are requested to leave by 10:00 pm.
RV’s and TENTS:
One (1) RV or One (1) Tent per site. Tent camping allowed in sites #21 and #22 ONLY..
EZ Canopies, chairs and water toys are allowed on waterfront/seawall area for day use ONLY, We ask that you please move these items back to your RV site every evening.
RUGS:
Our grass is precious to us. We simply ask that you place it on the gravel area outside your RV door & not covering the grass. The rugs kill our grass! Thank you :)
VEHICLES:
TINY HAUS Container Rentals = TWO (2) Vehicles may park in designated area outsite rental unit.
RV SITES = ONLY ONE (1) vehicle may park accompanied with your RV,. Your Secondary Vehicle will need to park in overflow parking up by the Bath Haus / Fish Cleaning Station / Flag Pole / Rentals area.
NO Parking of Vehicles allowed in unoccupied RV sites.
- NO RV at the site... NO parking a Vehicle there. Thank you for your understanding & cooperation regarding this policy.
- Please DO NOT Park or Drive on our Grass
- Please Don't Block traffic in our driveway.
- ALL vehicles, including RV, are subject to management’s approval.
- No motorized ATV's / Side-by-Side / Golf Carts vehicles allowed in RV Park. This is for the Safety of our "Little Campers"
LAWN MAINTENANCE:
Every other Tuesday is our scheduled mowing day. We will notify you on the Monday evening or Tuesday morning prior and ask that you please move all of your belongings off of the lake front grass area and possibly around our RV sites. This is especially important in the busy summer months. Thank you for understanding and your cooperation! We want our RV park to look amazing and well manicured.
LARGE FANS & PORT-A-COOLS:
We ask that you please refrain from bringing these LARGE Industrial sized items. If you have questions about your fan or cooler, please call the office. 512.755.3098
GRILLS & FIRE PITS:
ALL Grills must have a close-able lid. Please NO Grills / Electric Griddles on our Picnic Table.
Fire-pits are allowed on the Gravel area ONLY when used for recreational purpose, or generating warmth in cold weather. Check the following link: https://www.tceq.texas.gov > go to Outdoor Burning in Texas, RG-049
NO Fire-Pits allowed on any Grass area. And ABSOLUTELY NO ground fires ever.
When you are ready to leave the Rockaway RV Park campgrounds, please DO NOT place your Fire-Pit ashes on the Ground at your campsite.
We have a Fire Barrel located up near the Park Bath House where the ashes need to be placed.
SMOKING: Please dispose of your cigarette butts appropriately... please NOT on the Ground !! Thank you for helping us with this task!
PETS / FURbabies:
TINY HAUS Container Rentals: Please know that while we love FURbabies, Pets are not allowed to stay in our Tiny Haus Container Rentals. Thank you for understaing!
ONLY TWO (2) pets RV per site allowed. Pets MUST be kept on a leash & controlled by owner at ALL times. We allow Pet Friendly Yard Containment (portable play area). Please don't allow your pets to dig at our RV sites!!
We appreciate you cleaning up & disposing of your "dog poop" in the Dumpster. ** PLEASE SCOOP THE POOP!!
- Please do not allow your pets to disturb others.
- Your pets may not be left OUTSIDE unattended // DO NOT TIE your pets from their leash to Trees, Camp Tables, or any structure that belongs to the RV Park
- Your Pets are subject to Management's approval during your stay at Rockaway RV Park.
NO AGGRESSIVE BREEDS!
- Pets deemed noisy, disruptive, or dangerous, are subject to eviction.
BOAT & BOAT TRAILERS // PERSONAL WATERCRAFTS & TRAILERS and ANY other type of UTILITY TRAILER:
PLEASE DO NOT bring your Boat / Jet-ski / Kayak TRAILER down into the RV Park area past the Bath Haus!!
Boats & ALL watercraft items NOT in the water, must be parked in the gated area which is located at entrance to Rockaway RV Park.
Empty trailers are to be parked in the same area // NO Vehicle parking in the Trailer Yard, our space there is very limited!
IMPORTANT INFO REGARDING our RESERVATION CANCELLATION POLICY:
All Cancellations will incur a 25% fee.
NO Refund for Cancellation, 14 days or less prior to Arrival Date.
NO Re-scheduling Reservation if ARRIVAL is lest than 14 days.
All Re-scheduled Reservations will incur a 25% Reschedule fee.
NO Refund for Early Departure.
1. Lake Rock Investments, LLC, a Texas limited liability company (the “Landlord”), LANDLORD agrees to rent to the TENANT (named as guest on the front page of this agreement) and Tenant Agrees to rent from Landlord, RV Site stated on the front of this Agreement (the “Premises”) in the Rockaway RV Park (the “Park”). Tenant agrees to lease the Premises “AS IS” and “WHERE IS” WITH ALL FAULTS. THERE ARE NO IMPLIED WARRANTIES OF ANY OTHER KIND ARISING OUT OF THIS AGREEMENT, AND THERE ARE NO WARRANTIES THAT EXTEND BEYOND THOSE EXPRESSLY STATED IN THIS AGREEMENT.
2. The Lease Term shall begin on the date specified on the front of this Agreement and Tenant as specified.
3. The TENANT agrees to use the Premises for parking of one recreational vehicle only and understands that the site leased cannot be sublet or assigned without prior written permission from the LANDLORD. NO boats or trailers allowed beyond our Bath Haus down into camping site area. NO parking on Waterfront. MAXIMUM: 6 Persons per site
4. TENANT accepts rent and use of the Park privileges with the understanding that Tenant does hereby release the Landlord and its officers, members, managers, agents, employees, successors, and assigns (the Landlord Parties”) of all for loss or damage to property and bodily injury to or death of Tenant arising out of Tenant’s use of the facilities and agrees to indemnify the Landlord Parties, against claims resulting from loss or damage to property or bodily injury to the person of any member of the family or guest of the TENANT, arising out of the use of the Premises or any of the LANDLORD’S facilities located in the Park.
5. LANDLORD, or its agent, may inspect the RV upon arrival and may refuse to admit the RV if it is damaged, unsightly, unsafe, improperly registered, or otherwise unfit in the sole discretion of the LANDLORD to be in the Park.
6. Pets must be kept on a leash, cleaned up after, and not left unattended at the campsite. All vaccinations must be up-to-date and the pet identified by a name tag.
7. TENANT agrees to carry TENANT’s own liability and comprehensive insurance on the RV and any other vehicle brought to the Park during the term of this Agreement. Tenant shall provide to Landlord, proof of liability and comprehensive insurance on the RV and any other vehicles brought to the Park satisfactory to Landlord.
8. Default, In the event that the TENANT defaults on any term of this Agreement including terms of payment, usage, or violation of the rules and regulations of the Park, then the LANDLORD will give written notice to Tenant to vacate the premises. Tenant on delivery of such notice shall immediately vacate the Premises and remove the RV and all other vehicles and property of Tenant from the Premises and the Park. If Tenant fails to vacate the Premises and the Park within the time period specified in the notice from Landlord, Landlord may bring a forcible detainer action against Tenant to regain possession of the Premises. LANDLORD shall be entitled to recover and past due rents and all other unpaid fees and expenses and reasonable attorney’s fees and expenses and all other costs incurred by Landlord in enforcing this Agreement. TENANT agrees the venue of any suit brought pursuant to this Agreement Shall be in the state courts of Llano County, Texas.
9. Upon expiration of this Agreement, the TENANT agrees to remove the RV together with all other personal property of the Tenant from the Premises and the Park. In the event the RV or any other vehicle or other personal property is not removed, the LANDLORD shall have no liability for any damages thereto. TENANT may not leave personal property or the RV on the Premises without the express written permission of the LANDLORD or upon execution of a storage agreement with the LANDLORD or the RV and any other vehicles or personal property may be removed by the LANDLORD at the expense of Tenant. Tenant shall pay all of the costs of such removal to LANDLORD within (5) days after written demand by Landlord. $40.00 FEE for early arrivals! Early ARRIVAL is any time PRIOR to 1:00PM -- We NO LONGER allow LATE check-out.
10. This Agreement contains the entire agreement between the LANDLORD and the TENANT, no other representation of inducement, verbal or written, has been made which is not contained in this Agreement.
11. This Agreement is severable, if one portion is invalid, the remaining portion shall, nevertheless, remain in full force and effect.
12. All Children should be supervised by parents or other adults, no children should be allowed near the lake without adult supervision.
13. Keep noise down between 10pm and 8am. No nuisances will be tolerated. Please be considerate of others. Do not leave trash out and keep your site neat and clean.
14. No Ground Fires, No boxing of Campers, YOU’RE RESPONSIBLE FOR YOUR GUESTS BEHAVIOR.
