Rolling Pines RV Park Policies & Rules
Check-In/Check-Out:
Check-In Time: 2:00 PM
Check-Out Time: 11:00 AM
Late Check-Out Policy: The front desk may be able to arrange a late checkout, if available. Additional fees may apply. In order to ensure availability for incoming guests, please plan prompt departures.
General:
- Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.
- Tenant assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.
- The Park is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.
- We reserve the right to evict any person(s) who does not comply with the rules and policies.
- All guests and visitors must register in the office upon arrival.
- Rolling Pines RV Park does not allow the delivery of mail or packages to any guests. Guests must make arrangements to have their mail or packages delivered to a third-party location for pickup.
- All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.
- We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.
- Maximum of 6 people total at a site at any given time.
- Visitors are welcome at guest sites between the hours of 9 am & 9 pm.
- Visitors staying overnight must register with management.
- No overnight visitor parking.
- Storage of trailers, boats, jet skis or utility trailers is prohibited unless first approved by management.
- Charcoal grills must be monitored at all times. All other outdoor fires are prohibited.
- Propane grills and propane fire pits are allowed.
- RV’s and Motorhomes must be in good working condition. Maintenance on RV’s or vehicles on property is not allowed.
- Clotheslines are not allowed.
- All sites are to be kept neat and clean for the duration of your stay.
- Only 1 RV and a maximum of 2 other vehicles allowed per site unless stated otherwise. Guest vehicles must be kept within the reserved site’s boundary at all times.
- No tenant may rent, sublet, or allow others to occupy any RV lot without prior written consent from management.
- All trash is to be disposed of in enclosed trash receptacles at the park.
- DO NOT leave trash out overnight.
- Drones are prohibited in the residential area to protect guest privacy.
- Public areas within Rolling Pines RV Park are under video camera surveillance.
- All guests should ensure pets and small children are supervised at all times.
Safety:
- The use of Firearms of any kind is PROHIBITED in the Park.
- The use of archery, paintball, slingshots or air guns is PROHIBITED.
- Fireworks of any kind are PROHIBITED.
- Use of illegal drugs is PROHIBITED.
- Obnoxious behavior of ANY kind is PROHIBITED.
- The speed limit on property is 5 mph.
- Motorcycles must be at idle speed when traveling through the Park.
- No vehicles can block any portion of roadway.
- Vehicles may park in designated spaces only.
- Only persons with a valid driver’s license may operate a motor vehicle in the Park, including golf carts, scooters, etc.
- Vandalism or theft of any kind by anyone in your group (regardless of age) may result in eviction from the Park and my result in legal action.
Security:
- Management is not responsible for lost, stolen, or damaged articles. Keep your valuables locked up.
- Report any problems with your site to management immediately.
- We adhere to and maintain all state, county, and local laws on property.
Quiet Hours:
- Quiet hours are from 10:00 PM to 8:00 AM.
- Please be courteous to other guests around you.
- Loud music or objectionable noise is not allowed at any time.
- Inconsiderate guests will be evicted from the park.
- Profanity toward other guests or park staff is prohibited and may result in eviction.
- Violence towards other guests or park staff will result in immediate eviction from the park and may be subject to legal proceedings.
- Guests violating rules that result in eviction notice will not receive any refunds for their stay.
Pet Policy:
- We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the Park.
- Pets must be kept on a leash under the control of someone who can always manage all animals.
- There is a 2 pet limit in the Park.
- No exotic or oversized pets are permitted. This includes all reptiles or large birds.
- All Pets must be registered at the Front Desk upon arrival.
- Pets may not be left outside unattended.
- Guests are responsible to “clean up” after their pets. There is a strict “no-poop in public areas” policy. Violators may be subject to park fines.
- Guests should carry proof of their pet's current vaccinations.
- Pets are prohibited in park buildings and amenity areas.
- The park is not responsible for and will hold accountable pet owners for any injury or damage caused by pet(s).
- Service animals may accompany a disabled person without any proof of disability or certification for the service animal.
Cancellation & Refund Policies:
Daily/Weekly
- Reservations cancelled at least 7 days before arrival will receive a full refund.
- Reservations cancelled 3 to 6 days before arrival will incur a 10% cancellation fee.
- Reservations cancelled less than 3 days before arrival receive no refund.
- Cancellation after arrival/no shows receive no refund.
Monthly
- Reservations cancelled at least 14 days before arrival will receive a full refund.
- Reservations cancelled less than 14 days before arrival will forfeit the $200 prepayment.
- Cancellation after arrival/no shows receive no refund.
- A 30-day notice is required before move-out for long-term stays. No proration will be issued for moving out before the end of the month.
