Rose Bay Preserve, Scranton, North Carolina

Check In: Check in is at 2PM. You do not have to notify us of your time of arrival as you can arrive anytime after 2PM.

Check Out: Check out is at 11AM. You do not need to contact the office to check out. Please be sure to clean up your site, making sure to take with you all trash and leaving the site completely empty as you found it upon arrival. This includes pet droppings. You will be charged a $300 trash fee if our maintenance has to clean up your site.

Trailers, Boats, and Additional Vehicles: Each paid guest registration covers 1 RV per site and 1 vehicle per site. Trailers, Boats, and additional vehicles are permitted with prior approval for an additional fee of $10 per night. Additional Vehicles/boats/trailers that are parked without prior permission will be charged a fee of $50 per vehicle/boat/trailer per day.

Site Changes You have been assigned a specific site. Due to reservations and maintenance, moving is not possible.

Orderliness: Your site is not a storage area! Keep it clean and orderly! No tents, boxes, refrigerators, freezers, spas, or any other items are permitted to be stored outside.

Open Fires: Open fires are not allowed in our park. Fires must be contained in a fire ring and attended to at all times.

Parking: Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in towing and additional charges. No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block other guest’s sites.

Video Surveillance: For your safety and enforcement of rules this site is under 24 hour video surveillance.

Site and Park Navigation: Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads and designated public paths to walk around the campground.

Washing: Washing RVs or vehicles is only permitted with 1 bucket of water and a sponge. Hose washing is NOT permitted, as it can result in a mess and disturb your neighbors.

Pet Policies: Rose Bay Preserve allows Dogs and cats ONLY with a 2 pet maximum.

  • Pets must be listed on your reservation. There is no charge for your pet.
  • All dogs are required to be leashed when outside your camping unit.
  • A six foot (6') maximum length leash must be used whenever the dog is outside the owner’s camping unit.
  • Dogs are not to be walked by children 6 years and under unless accompanied by an adult.
  • All pet owners are required to pick up all pet droppings on and off their site. Not picking up after your pet is a reason to be asked to leave the campground and be charged additional fees.
  • Aggressive dogs of any breed are not welcome. If your dog shows behavior that is protective and unfriendly to strangers, please leave it home. If you decide to bring your dog and it exhibits this type of behavior the owner or manager will ask you to find other camping accommodations.
  • Allowing your pet to bark day or night will not be permitted and you may be asked to leave if you are not able to control your pet’s barking behavior.
  • Service dogs of any breed are welcome. However, these animals must follow the leash policies and may not exhibit aggressive behavior.
  • Pets must NOT be left outside unattended by their owners at any time. Dog kennels or crates are not permitted to be used outside the camping unit. Dogs must be inside your camper at night.

Speed Limit: The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in us asking you to leave. Safety is our number one priority for our guests. ATV’s, Dirt Bikes, Motorcycles, and Golf Carts are NOT permitted in the park.

Visitors: Visitors are welcome with a 1 car maximum and $10 fee. Visitors must register 48 hours prior to arrival by contacting management. Visitor vehicles need to park in your campground. Visitors are to leave the campground by 10:00 pm. Campers are responsible for the actions of their visitors and they must abide by Rose Bay Preserve rules. Unregistered visitors will be charged $50 per person per day.

Electrical Use: You are responsible for understanding how many amps you are using in your RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay. Please notify the office if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

Quiet Time Policies: Quiet time is 10 PM to 8 AM. Anyone playing loud music will be warned only once and then asked to leave without a refund. If your neighbor can hear your music, it is too loud.

Trash Disposal and Recycling: Trash is your responsibility. There are several free public trash dumps within a 15 mile radius. Trash must be contained at all times, please do not leave trash bags sitting around your site.

Children: Children under 18 must be supervised by an adult at all times.

Drones: Drones are not permitted in our park. Please do not fly drones over people or RVs.

Clotheslines: Only temporary clotheslines are permitted and must be taken down as soon as clothes are dry. At no time should clotheslines be up in excess of 12 hours.

Fireworks and Firearms: Fireworks and firearms are strictly prohibited in our park. The prohibition of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibition of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.

Repairs: Repairs to RVs and vehicles are not permitted in our park.

Criminal Background: We do not lease long-term to convicted lifetime sexual offenders or certain convicted felons within 7 years (violent crimes, drug dealers etc) that may place other tenants including children at risk. Regular (weekly) or overnight visitors must also follow these guidelines. Therefore, all adults staying in the RV during your visit must be listed at the bottom of this form and a background check will be run.

Safety and Emergencies: Emergency Contact Information is required. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

Cancellation Policy: Once you book your trip, there are no cancellations as our site is booked months in advance by hunters and vacationers.

Refund Policy: No refunds will be issued for early check out or in the event you are asked to leave due to a violation of these policies.

I agree, and shall cause my children, invitees and guests, to abide by the park Rules, including those rules and policies published on Campspot.com and posted at the Premises or otherwise communicated in any manner by Rose Bay Preserve. This agreement shall be considered as a Temporary Vacation Rental, and as such shall be governed by the N.C. General Statutes that apply to such temporary vacation site agreements—i.e., the campground owners, staff, or managers may instruct any camper, their guests, or camper or RV owner to remove themselves and/or their property from the campground for any reason whatsoever. Once the request is made by the owners, staff, or management, the Sheriff may be contacted to ensure compliance with the request. Rose Bay Preserve is not liable for theft, vandalism, injuries, or acts of God occurring during your stay. I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO HOLD LIABLE Rose Bay Preserve, its owners and agents (collectively, GWP Developers LLC), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person or property (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Rose Bay Preserve property, facilities and amenities, (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, electric posts, water/sewer connections, etc. when positioning your RV on the campsite. You agree to indemnify and hold Rose Bay Preserve, its owners and agents (collectively, “GWP Developers LLC”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Rose Bay Preserve for any liability, loss, or property damage relating to an employee assisting/directing you to your site. I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Rose Bay Preserve may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law. The Premises are privately owned, and Rose Bay Preserve RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Rose Bay Preserve reserves the right to require any person or party it deems necessary to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Rose Bay Preserve rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. Acknowledgment: By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns. Policies are subject to change at any time without notice.
