All guidelines cited herein are currently in effect and are being clarified and reinstated. These park guidelines may be amended or changed in the future by Park Management.
Rent Payments, Returned Check Fees, etc: Payment for services is required at the time of registration. There will be a $35.00 fee for any returned check. If applicable, late charges will apply as well. Payment is due on the 1st day of the month. Payment is considered late if not received by 5:00pm on the 5th day of the month at which time it is subject to late fees. Late fees are calculated at $25.00 on the first day rent is late. Each additional day is $5.00 per day there after unless other arrangements have been made.
Site Responsibilities: Cleanliness is necessary. Excessive clutter around your unit is not allowed and you will be required to remove all unapproved items. Ensure that at all electric cords, sewer lines, water hoses and cables are kept neat and orderly. Items such as a table, chair, a grill, plants and bikes are allowable, but at a minimum. Use a safe container for cigarette butts. PLEASE DO NOT THROW THEM ON THE GROUND OR PUT THEM IN THE PLANTS.
Prohibited Items: Buckets, storage boxes, brooms, mops, trash cans, freezers, camping gear, old tires, car parts, and anything related to construction work is not allowed around your area. If you are making any improvements to your RV, then you may have materials relating to that improvement only by your rig for 60 days. Remember to respect your neighbor as they are close to you. Also, you must not walk through any other sites to reach a road. You have thirty (30) days from this date to clean up your space and get rid of all items mentioned that are not allowed. Should you fail to do so, you will be given a warning and if still not taken care of in fifteen (15) days, you will be given a notice to vacate the park.
The ONLY exception to the prohibited items rule is if you install a skirt around your RV and none of the items are exposed.
Trash Pick-Up: Place your bagged trash in the park trash dumpster. The dumpster is usually emptied on Monday and Thursday. Do not put furniture, mattresses, construction materials, or other large items in the dumpster. Break boxes down BEFORE disposing in the dumpster, as they take up too much space if you do not. Also do not leave anything around the dumpster. If you are found to be leaving bulky items around the dumpster, you will be charged the fee to have it removed.
The dumpster is for RV park residents use only. No parking around the dumpster area.
Pets: Aggressive breeds are prohibited. Pets must be always kept on a leash when outside of your rig. Attaching your pet to anything outside while you are not present is prohibited. A designated Dog Walking Area is now at the front of the property with a Pet Waste Disposal Station attached to the front cabin on the side of the building. You can also take your pet to the fenced Pet Park area, or you may also use the drain fields as well. You must pick-up after your pet’s waste and dispose of it properly, immediately.
You are responsible for your pet at all times. All cats that belong to residents of the park must also be kept inside unless on a leash outside. If your pet is picked-up by the Humane Society, you will be responsible to pay the fines.
Vehicles: Vehicles are limited to two per site and only if both fit on your site’s parking surface. Parking on the grass, roadway, or another site is prohibited without permission from Park Management. If additional parking is desired, check with the office for availability, location and additional fees. No work trailers, boats, ATV’s or any other recreation vehicle is allowed unless approved by Park Management.
Work trucks need to be in overflow parking. Storage trailers will be charged $25.00/month unless approved by office. Washing of vehicles is prohibited. No major vehicle repair will be permitted on Park property. NO unregistered or inoperable vehicles allowed. You can NOT store or keep any vehicle on the property that is not registered to you. RV residents may only park their vehicles in their designated space. The additional spaces throughout the park are for residents of cabins and guests.
RV Washing: To be done by outside companies ONLY.
Electric Service: Unauthorized electric service will not be approved and will be disconnected if detected. Submit all requests to alter or add to your electric service to Park Management. Do not attempt or start any alteration or addition without approval of Park Management.
Electric Pedestals: Hanging or attaching anything to a pedestal is prohibited. Tampering with any Wagon Wheel electric service or connection is similarly prohibited.
Laundry: Wagon Wheel provides a coin-operated laundry for the sole use and convenience of our residents. Only washers and dryers incorporated into an RV or motorhome by the manufacturer can be utilized. No washers or dryers will be housed outside.
Sewers: An airtight sewer connection is always required. Leaks in a sewer system must be repaired or replaced immediately. If not repaired, the Park will assume this responsibility at a cost to the resident. In addition to repair costs there will be a minimum charge of $50.00 for raw sewage cleanup.
Toilet Paper: Rusty Rocker's sewer system is SEPTIC and requires special treatment. Do NOT flush any items such as diapers, washcloths, wipes, paper towels, newspaper, feminine products, or anything other than approved toilet paper down the drain. Approved toilet paper is Single Ply Toilet Paper or toilet paper that is clearly marked as “Approved for Septic Systems” Camping Toilet Paper. If a sewer clog occurs and it can be traced back to your RV or Cabin, you will be charged for the cost to clear the stoppage.
Propane Tank Refills: Residents are responsible for the filling of their propane tanks. You will need to take the tank to a refill station, or call a propane delivery service.
Disorderly Conduct: Loud, obnoxious, disorderly, boisterous, or unlawful conduct or conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the property will not be tolerated. You will be given one (1) warning. Should it occur again, you will be asked to leave the Park and will not receive any refund of your rent or deposit. Violence or the threat of violence will not be tolerated and the show of WEAPONS of any kind (gun, knife, etc. that may harm/alarm others is not allowed) and will result in the immediate removal from the park, with the forfeiture of your deposit. No Exceptions.
Fireworks: No fireworks, or the display or discharge of fireworks are allowed within Wagon Wheel RV Park at any time.
Illegal Narcotics: The possession, sale or manufacture of illegal drugs or drug paraphernalia on your site or in your cabin or anywhere on Wagon Wheel property is strictly prohibited.
Those found in violation of this policy will be reported to the authorities and will be immediately removed from Wagon Wheel RV Park, with the forfeiture of the deposit.
No Solicitation of any kind or type is allowed on Wagon Wheel RV Park.
Video Surveillance: Video Cameras are located within the park and there for both your protection and for ours. They will be given to authorities if needed. Quiet time is from 10:00pm to 7:00am. Please be respectful of your neighbors with your cars and trucks.
Construction: Construction projects such as decks, stairs, etc. will be allowed only with Park Management approval. See Park Management for details.
Indemnity and waiver or liability: Residents shall indemnify and hold Wagon Wheel RV Park harmless from and against any and all claims, demands, costs, expenses, water, wind, civil strife, or acts of God. Actions or indications of other customers, guests, invitees, or licensee of customer or any other customer actions or inactions (or those of their employees, agents or invitees), or any other causes related to a resident’s use or occupation or of the RV site. The management assumes no responsibility for accidents, injuries or loss from any cause.
Theft of Service Law: According to the Texas Penal Code Section 31.04(b), any resident who leaves without paying for services rendered or who refuses to pay for site services when customarily due, is subject to criminal prosecution. Wagon Wheel RV Park requires payment in advance and will prosecute any violators under the “Theft of Services” law.
Right of Refusal: Wagon Wheel RV Park reserves the right to refuse service at any time and to have a resident vacated from the park property in the event of inappropriate behavior or infraction of this agreement without refund and/or deposit will be forfeited. If someone is expelled from the park, they may not return to the property even if it is to visit another Park guest.
Children: Complete responsibility lies with the parents and guardians.
Speed Limit: THE SPEED LIMIT IN THE PARK IS 5MPH. Remember there are children in the park. The speed limit is set for the safety of EVERYONE on the Park.
Cancellation Policy
For monthly stays (30+ days), a $150 nonrefundable deposit is required at time of booking, plus any applicable fees.
For daily and weekly stays, there is a $25 cancellation fee for all cancellations.
Changing Sites: Submit your request to the office. All requests are considered and are based on availability. A transfer fee of $25.00 will be assessed to your account.
ALL RIGHTS GRANTED TO REGISTERED GUESTS (RESIDENTS) IN OUR PARK ARE THROUGH A REVOCABLE LICENSE, WHICH MAY BE REVOKED AT ANYTIME. UNDER NO CIRCUMSTANCES SHOULD YOU CONSIDER YOURSELF A TENANT WITH A LEASE.
RUSTY ROCKER MAY REFUSE SERVICE FOR ANY REASON.
Residents and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.
Resident assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.
Rusty Rocker is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.
We reserve the right to evict any person(s) who does not comply with the rules and policies.
A copy of the Rusty Rocker RV Park Rules was received by me on the date shown below and I agree to abide by the Rules Herein Set Forth and as may be amended.
