Check-In & Check-Out
- Check-in begins at 1:00 PM
- Check-out is by 12:00 PM (noon)
- Late check-outs are subject to availability and will incur a per-hour fee after 12:00 PM
Quiet Hours
- Quiet hours are observed from 10:00 PM to 7:00 AM
- Please be respectful of fellow guests during these times
Site & Parking Rules
- Each site allows one RV and up to two vehicles
- Limited overflow parking is available—please inquire at the office
Children
- Guests under the age of 18 must be supervised by an adult at all times
Liability
- RV Ranch at Grand Junction is not liable for injury, accidents or damage to person or posessions while staying at RV Ranch at Grand Junction.
Pets
- A maximum of two pets per site is permitted
- Pets must be leashed at all times unless inside the designated dog run
- Guests must clean up after their pets—dog waste stations are provided for your convenience
- Pit Bulls, Rottweilers, Dobermans, wolf breeds, or mixes of these breeds are not allowed
- Pets must not be left unattended outside the RV
- Dog pens, kennels, or outdoor enclosures are not permitted
- Pet owners are fully responsible for the actions and behavior of their animals
Credit Card Charges
- RV Ranch reserves the right to auto-charge the payment on file for any oustanding balances on billing account, including propane, utilities, rent, or other charges. Guest is fully responsible for on-time payments and RV Ranch may charge as a curtesy, but cannot guarantee avoiding late payment fees.
- Disputing a charge for a completed reservation may be considered fraud. We reserve the right to provide evidence of your stay, including but not limited to signed registration forms, photos, and surveillance footage. Guests found filing false claims may be banned from future bookings and reported to relevant authorities.
- If a chargeback is filed for a legitimate, completed stay, we will respond with evidence and reserve the right to pursue the outstanding balance via collections, small claims court, or other legal means.
- We may require proof of identity upon check-in. Failure to provide valid ID may result in cancellation without refund.
- By completing your reservation, you acknowledge and agree to all Terms & Conditions outlined here.
Cancellation & Refund Policy:
- Short-Term Guests:
  - All cancellations are subject to a $25 cancellation fee.
  - Cancellations made within 48 hours of the scheduled arrival date will be charged 100% of the reservation.
- Extended-Stay Guests (Monthly Reservations):
  - Cancellations must be made through the office and are not accepted online.
  - No refunds are provided for early departure once a monthly reservation has begun.
  - A 30-day written notice is required to receive a refundable security deposit.
  - No refunds are provided after check-in.
  - No-shows will be charged 100% of the reservation total.No refunds are given for early departures, evictions, or interruptions due to weather, natural events, or other acts of nature.
