Welcome!  Please read through our Terms and Conditions. Be sure to accept them on the website prior to arrival.  The link can be found in your email confirmation.  Enjoy your stay.   

  1. Check in time is at 1 pm. Check out time is 11 am.  Please check with the office before 11am if you wish to extend your stay. Stays beyond the original reservation time are not guaranteed. 
  2. Front Desk Office Hours – 8am to 6pm.  Call (501) 230-8000
  3. Quiet Time is 10:00 pm to 7:00 am. Excessive noise or public disturbance may result in eviction without refund.
  4. We reserve the right to refuse any RV based on appearance.  Rigs over 10 years of age must be approved, prior to arrival. We also do not accept live-in horse trailers, FEMA trailers or RVs with window air conditioners. Truck campers are accepted, but must not be dropped from the truck.
  5. Pets are welcome. You must keep your pet(s) on a leash while outside unless the dog run. Pets are not to be left outside unattended including in the dog run.  Kennels are prohibited. Any guest who fails to clean up after their pet will be fined $25 and continued violations will result in eviction without refund. Excessive barking or aggressive behavior will not be tolerated. Pet(s) are not allowed inside any park building unless they are certified service pets.  Guests must be able to provide proof of vaccination upon request.  If your pet is running loose, there will be a $25 charge per occurrence. Guest hereby agrees to be completely responsible for, indemnify, and hold the Resort harmless for damage to any person or property caused by the Guest’s pet. 
    1. Pet Breed exceptions: Any dog whose breed which the Resort determines to be or in good faith believes to be aggressive, specifically including but not limited to, pit bull, rottweiler, chow-chow, doberman, bull terrier, mastiff, and mixed breeds thereof, are not allowed on the Resort. Additionally, Guest agrees that it will not bring any pet to the Resort, regardless of breed, which has bitten people, other animals, or has otherwise shown aggressive tendencies.
  6. Guests staying over 30 days will be placed on autopay and payment will be taken out on anniversary date.   If payment fails, then a $25 late fee will be assessed.  Please contact our office if adjustments to the anniversary date need to be made.   
  7. No tarps or unsightly covers allowed in the park.
  8. One camping unit per site. We do not allow tents.
  9. Adult Guests with children are responsible for the actions of their children.
  10. Guests are responsible for the actions of their guests. 
  11. Children under the age of 16 are prohibited from operating golf cards on the property. Only adults with valid driver’s license are permitted to operate golf carts on the property.
  12. Speed limit is 5 MPH. Pedestrians have the right of way. Please watch for Children.
  13. Parking on empty sites is not allowed. A maximum of two vehicles per site is allowed. All vehicles must be operable and otherwise in good condition. Vehicles are to be kept on your site only. Non-operative vehicles will be towed at the owner’s expense. Blocking the roadway or exceeding the park speed limit of 5 MPH is strictly prohibited. Guest’s guests are required to park in the parking areas and are not allowed to block the roadway or exceed the park speed limit. No off highway motorized vehicles are allowed in the park. No construction or auto repairs (oil changes, general maintenance, rebuilds, etc.) are allowed within the park. Only street legal vehicles may be operated within the park. Driving through empty sites is prohibited.
  14. Smoking/Vaping is only allowed at your Site. Do not throw cigarette butts on the ground.
  15. Bicycles must be placed upright on the gravel or concrete at your site.
  16. Littering will not be tolerated. Discarding trash, wastepaper, cans, cigarette butts, or other waste will be cause for eviction without a refund. This includes littering on and near dumpsters. Guest agrees to pay a $25 fine per occurrence for littering and leaving trash behind.  Absolutely no trash or trash cans of any kind left outside at all.  If it costs money to haul away anything left behind, we will pass that cost on to you.
  17. Swim at your own risk. No Lifeguard is provided, and an adult must accompany children under 16.
  18. Enter creeks, rivers, lakes, ponds, and all other forms of water or waterways at your own risk. No Lifeguard is provided, and an adult must accompany children under 16. This includes but not limited to boat launching, fishing, and wading. 
  19. Please place all trash in the dumpsters provided. Please bag all your garbage. Do not place trash around or on top of dumpsters, lift the lid and place inside. Only household generated garbage should be placed in the dumpsters. No hazardous or flammable materials are to be thrown in the dumpsters. This includes but is not limited to waste from black or gray water tanks, ash from grills, cigarettes, broken furniture, rugs, bikes or mattresses.
  20. Campfires are strictly prohibited outside designated campfire rings or fire pits. No fires are permitted on the park grounds when there is an active burn ban in place.
  21. No hanging of clothes, etc. outside of RV’s.
  22. All hoses, electrical cords, etc. must be hooked up on your site only and out of the way. Sewer hoses need to be enclosed in PVC or elevated.
  23. LAUNDRY ROOM: The laundry room is to be used by adults only. Please use care when operating the machines and clean the area when you are finished. There is no smoking, food, beverages, or pets allowed in the laundry room. This area is also climate controlled for your comfort, so please keep all doors closed.  Please help us keep it clean and let us know if something needs attention..
  24. The discharging of firearms is not permitted. Fireworks are not permitted.
  25. Guests must refrain from any illegal drug use, excessive alcohol use, and/or any disorderly conduct. Such activity is grounds for immediate eviction from the Resort.
  26. GENERAL UPKEEP OF SITE: In order to maintain the beauty and visual aesthetics of the Resort, staff will regularly inspect sites and have the sole authority to recommend improvements, modifications, or changes to individual sites including personal belongings.  This includes, but is not limited to, materials, decorations, and items around each individual site.   
  27. Guests must keep sites neat and clutter free. Please keep items out of the grass, so we can mow easily.  No appliances are allowed outdoors, no refridgerators, freezers etc. 
  28. INTERNET/WIFI: The Internet is not monitored and is provided “as is.” There are no guarantees of speed or performance.  Do not misuse the WiFi or Internet connection. Surf the Internet at your own risk.  See email with check in instructions for wifi password.  
  29. USE.  Guest agrees to use Guest’s space for the sole purpose of a recreational camping site and for no other purpose or purposes including, without limitation, any commercial purpose, without the written consent of Resort having been obtained in advance.  Guest shall comply with all federal, state and local laws in regard to the possession of space. 
  30. Guest hereby authorizes and gives Resort the express permission to contact and communicate with Guest via telephone, text, fax, or email for any and all purposes in relation to the Resort. Furthermore, Guest gives Resort (including all managers, employees, and agents) permission to send text messages to Guest’s provided cell phone number for the purposes of providing any notices related this Agreement or any other communication which the Resort deems necessary or convenient to provide to Guest. Standard messaging rates may apply, and any fees incurred by Guest related to communications between Resort and Guest shall be Guests’ sole responsibility. To facilitate the notices allowed and provided for in this Agreement, Guest agrees to keep a current email address of record and telephone number with the Resort and to notify the Resort in writing of any change in Guest’s email address or telephone number.
  31. Guest shall not assign this Agreement, either in whole or in part. Further, Guest is strictly prohibited from attempting to lease any space at the Resort. 
  32.  All DAILY and WEEKLY reservations must be paid in full at time of reservation. This payment is only refundable up to fourteen days (14) before the check in time. All MONTHLY reservations must be accompanied by a deposit equal to one month’s rental rate. This deposit is only refundable up to fourteen (14) days prior to the check in date and time. Any approved cancellation outside of fourteen (14) days will incur a $30 processing fee. There will be no refunds for Guests who depart prior to the originally scheduled departure date. When a refund is warranted, Guest hereby acknowledges that a refund of payment made by check may take up to thirty (30) days for processing. Except as expressly set forth in this Agreement, all cancellations and refunds will be made at the sole discretion of Resort. Guests may not transfer Guest’s reservation or occupancy of a space to a third party without the Resort’s prior written consent, which consent may be withheld in the Resort’s sole discretion.
  33. The invalidity or unenforceability of any provision of this Agreement will not affect the validity of any other provision of this Agreement and, in the event that any provision is determined to be invalid or otherwise illegal, this Agreement will remain in effect and will be construed in accordance with its terms as if the invalid or illegal provision were not contained herein.
  34. Any violation of the Rules and Regulations will result in a $25 fine. Also, the Resort reserves the right to evict any guest for any violation. The Resort shall require the balance on your account immediately upon the notice of the eviction.
  35. NO LANDLORD TENANT RELATIONSHIP. Guest understands and acknowledges that Guest is granted a non-exclusive license to park in a site at the Resort, but that Guest is not a tenant of the Resort, has no leasehold or other estate in the Resort, and is rather a transient guest of the Resort. Accordingly, in the event Guest fails to check out at the designated time, fails to pay any amounts due and owing to the Resort, violates any of the Resort’s rules, or is otherwise asked to leave the Resort, Guest agrees that Guest shall be criminally and civilly liable for trespassing, shall be treated as a trespasser, and that eviction proceedings shall not be necessary to remove Guest from the Resort. Further, in the event the Resort is required to initiate eviction or other legal proceedings to remove Guest (despite Guest having no leasehold or other estate in the Resort), Guest shall be liable for Resort’s costs, including attorneys’ fees, incurred in bringing and prosecuting any such legal proceeding.

 

  1. LIABILITY WAIVER AND INDEMNIFICATION. In consideration for being permitted to engage in activities at the Resort and for other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the undersigned Guest, on behalf of Guest’s self, minor children (or on behalf of any wards over whom Guest is charged with the care and custody of), heirs, successors, and assigns,  hereby WAIVES, RELEASES, AND DISCHARGES Searcy RV Resort, LLC, together with its members, managers, agents, employees, affiliated entities, successors, heirs, and assigns (collectively the “Released Parties”) from any and all loss, injury, or liability which may be sustained by Guest (or any of Guest’s guests or minor children) while in, on, or upon the Resort (including any improvements thereon) owned by the Released Properties, REGARDLESS OF WHETHER SUCH LOSS IS CAUSED BY THE NEGLIGENCE OR FAULT OF THE RELEASED PARTIES, ANY OF THEIR AGENTS OR EMPLOYEES, OR ANY OTHER THIRD PARTY. In the event that Guest (or Guests’ guests or minor children) require medical care or treatment while at the Resort or as a result of any activity at the Resort, Guest agrees to be financially responsible for any costs incurred for such treatment.
