Show Me Ranch 

RV Space Rental Agreement 

This rental agreement was  made on December 29, 2024, Show Me Ranch, located at 27426 N 42nd St Cave Creek, AZ 85331, referred to herein as Lessor, and (Lessee-Guest) referred to herein as Lessee. 

Lessor leases to Lessee and Lessee leases from Lessor, for the term of this agreement, RV Space of the Show Me Ranch and being hereafter referred to as RV Space and pursuant to the following terms and conditions: 

1. Long term renters/ Campsite guests: Lessee agrees to a minimum rental commitment of no less than three months unless previously agreed upon between lessor and lessee. Lessee will be required to pay one month rent/deposit in addition to the first month rent that will be non-refundable in the event of early departure or damage to property . This payment will be applied to the last month of rent for the contractual agreement. Lessee agrees to pay as rental $ /monthly for RV space beginning the lst of each month. Acceptable payment methods can include cash, credit/debit card, check, venmo, or zelle. 

2. Utilities/Cleaning: Lessor shall pay for all water, electricity, sewer, internet and other utilities supplied. Additional cleaning fees are charged at the end of each stay and can vary depending on length of stay and pets. 

3. Assignment and Subletting: Lessee shall not sublet the RV space, or any part of the Premises, or assign this agreement without Lessor's prior, express, and written consent. 

4. Default: Any failure by Lessee to pay rent or other charges promptly when due or to comply with any other term or condition of this agreement shall, at the option of Lessor, promptly terminate this tenancy and forfeit all rights of Lessee under this agreement. 

5. Maintenance and Redelivery of RV Space: Lessee shall keep and maintain the RV Space in a clean and sanitary condition at all times, and on the expiration or earlier termination of the tenancy shall surrender the RV Space to Lessor in as good condition as when received, ordinary wear and tear and damage by the elements excepted. 

6. Effect of Holding Over: The parties agree that any holding over by Lessee under this agreement, without Lessor's written consent, shall be a tenancy at will which may be terminated by Lessor in accordance with applicable law. 

7. Indemnification: Lessee shall indemnify, defend, and hold Lessor harmless from any and all claims and damages (including reasonable attorney's fees and costs) arising from Lessee's use of the RV Space or from any activity permitted by Lessee in or about the RV Space unless caused by the gross negligence or willful misconduct of Lessor. Lessee shall further indemnify, defend, and hold Lessor harmless from any and all claims and damages (including reasonable attorney's fees and costs) arising from any breach or default in the terms of this agreement or arising from any act, negligence, fault, or omission of Lessee and from and against any and all costs, reasonable attorney's fees, expenses, and liabilities incurred on or about such claim or any action or proceeding brought on such claim. In case any action or proceeding shall be brought against Lessor by reason of any such claim, Lessee, on notice from Lessor, shall defend it at Lessee's expense by counsel approved in writing by Lessor. 

8. Mandatory Arbitration: Any dispute under this agreement shall be required to be resolved by binding arbitration of the parties hereto. If the parties cannot agree on an arbitrator, each party shall select one arbitrator and both arbitrators shall then select a third. The third arbitrator so selected shall arbitrate said dispute. The arbitration shall be governed by the rules of the American Arbitration Association then in force and effect. 

9. Governing Law: This agreement shall be governed by, construed, and enforced in accordance with the laws of the state of Arizona. 

10. Waivers: Waiver by Lessor of any breach of any covenant or duty of Lessee under this agreement is not a waiver of a breach of any other covenant or duty of Lessee, or of any subsequent breach of the same covenant or duty. 

11. Counterparts: If this agreement is executed in multiple counterparts, all counterparts taken together constitute this agreement. Copies of signatures to this agreement are effective as original signatures. 

Show Me Ranch RV Park Rules 

  • RESERVATIONS: Reservations will only be guaranteed with a non-refundable 50% deposit.
  •  PAYMENT: Payment is required on the first of every month and will be prorated to accommodate notified arrival and departure dates. We accept Cash, Venmo, Zelle, checks, ACH, credit/debit cards are accepted with a $50 fine for returned checks. 
  • OCCUPANCY: Each space is leased with an allowance of two residences per RV unless approved by management. 
  • PARKING: Each RV is allowed 2 vehicles per space unless otherwise arranged with management. Additional parking is available on premises. 
  • TRASH: There is a dumpster available for personal trash on the premises. It is your responsibility to take your trash to the dumpster. Please break down your boxes prior to putting them in dumpster. DO NOT PUT PAINT, BATTERIES, TIRES, or CHEMICALS in dumpster. Please make sure dumpster lid closes completely as the trash company will refuse pick up. Contact management if assistance is needed. 
  • SMOKING: No smoking near barns and haystacks. No smoking in any buildings owned by the Show Me Ranch including barns, shops, sheds, and community buildings. PICK UP YOUR CIGARETTE BUTTS!! 
  • NO FIREWORKS
  • CHECK IN/OUT: Check in is 3:00 pm and check out is 11:00 am for all site types. If you need a different check-in/out time, please ask! We will try to accommodate your requests to the best of our ability. Unless otherwise arranged prior to your arrival, check-in time is any time after 3pm and check-out time is no later than 11 am to allow time for cleaning before the next guests arrive. Please contact us when you are checking in or out!  
  • ARRIVAL TIMES: If expected to arrive outside of operation hours please specify your estimated time of arrival or make special arrangements through our business email or phone number. We want to make sure everything will be prepared for your arrival!  
  • SPEED LIMIT: Please drive slowly (5 miles per hour or less), we have kids, pets and horseback riders. Drive with care and do your part to keep the dust down. 
  • SEWER: Sewer connection - a positive sewer seal at both ends of sewer hose is required. Arizona law requires that a sewer hose must be fastened using a connector or a rubber donut. 
  • CHILDREN: We want the children to be safe & have a good time, but always under the watchful eyes of a parent/guardian. We are not responsible for their safety or welfare. You are liable for their behavior, children and parents are under a 3 strike policy. If 3 strikes are given due to behavior or poor supervision, Lessor can promptly terminate tenancy. 
  • PETS: Pets must remain on a leash at all times. Dogs are not allowed near the horses/cattle on the ranch. Owners must clean up after their pets. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent. Please do not allow your dog's behavior to become an annoyance to others, examples are barking, growling, urinating on others property or otherwise rude behavior. BEWARE: We are in the desert and have wild animals that are dangerous to dogs. These rules are for safety reasons as well as respect for others. Pet fees are also applied and are listed on reservation. Pet owners are under a 3 strike policy. If 3 strikes are given due to noncompliance, Lessor can promptly terminate tenancy. 
  • FIRES: You are welcome to have small contained fires in fire pits near your trailer or in designated public areas. Fires are not allowed in or near the barns or other structures. Do not leave fires unattended. 
  • CONDUCT: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person (s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
  •  LIABILITY: All park facilities and equipment of the park is intended for the convenience of the guests. Any and all persons using the facilities do at THEIR OWN RISK and consent. The park management is NOT RESPONSIBLE for accidents due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the park and deposits are nonrefundable. 

MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND. MANAGEMENT RESERVES THE RIGHT TO REFUSE ANYONE. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES, REGULATIONS AND FEES WHEN NECESSARY. 

These rules are for health, cleanliness, legality and welfare of all. We have put these rules in place to ensure all of our friends and guests have a great experience in a safe, friendly, fun environment and a wonderful stay at the Show Me Ranch. THIS PROPERTY IS UNDER 24 HOUR VIDEO SURVEILLANCE. EQUIPMENT IN USE IS TO AID IN THE PROSECUTION OF ANY CRIMES COMMITTED AGAINST THIS BUSINESS. WITNESS OUR SIGNATURES OF THE DAY AND DATE FIRST ABOVE STATED.
