Skyline Trails RV Park
● The speed limit in the park is 5 MPH. (Seriously. FIVE. If you’re not sure you’re going slowly enough, slow down more! )
● If you speed in the park with anything approaching regularity, you can expect to be reminded! Verbal warning by any staff member must be heeded, and may be noted in your file, as will any written warning.
● Habitual speeding (after one written notice) can result in a fine of up to $50, and can also be considered grounds for eviction.
● Maximum of two transportation vehicles (licensed and in good repair) are permitted per site, and only IF they both fit within the fire lines, without parking on grass.
Monthly rent must be paid in full no later than 5 days past the due date to avoid incurring late fees.
● Please use overflow parking areas for any vehicles that will not fit into your site inside the fireline.
● DO NOT PARK ON THE GRASS.
● Do not park, or allow your visitors to park, in empty RV sites.
● No vehicle repairs and/or maintenance will be permitted in the park.
● If your vehicle is leaking fluids, including oil, please park on the street until it is fixed.
● Please keep your site neat and clutter-free.
● No cigarette butts on the ground.
● Storage sheds, fences, dog houses, car canopies and pet runs are not allowed.
● No tarps, no piles of wood, no appliances or indoor furniture outside your RV.
● No extra trailer, boat, ATV or extra RV is allowed at your site.
● You may add personal items like potted plants, flags (U.S. or Armed Forces) or other small decorations to your site, but don’t go too crazy. (As a rule of thumb, could you clear it all out in under half an hour?) Park management retains the authority to determine how much is “too much.”
● Please do not leave your pets unattended outside of your RV at any time.
● Certain breeds of dogs may not be allowed; please ask the manager.
● Pets are not allowed to be off leash outside your RV for any reason, at any time. (Yes, this includes letting them run out the door to potty at night.)
● Pick up poop immediately, including at your own site.
● Leaving poop on the ground (after one written notice) can result in a fine of up to $50, and can also be considered grounds for eviction
● No carports, cabanas or patios may be attached to your RV.
● Management MUST approve ALL skirting, steps, or porches before installation or construction. Any porches or other structures must adhere to all relevant building codes.
● Professionally produced skirting (vinyl, canvas, etc.) may be used on your RV year-round.
● Foam, plywood, and other “home-made” skirting may be used from October to March. It must be painted to match your RV, and removed by March 31st. (Park managers may extend this deadline depending on weather.)
● The only permitted awnings and screens are those that are permanently affixed to your RV.
● Because we are located within the City Limits, NO open wood fires are permitted.
● Only propane or charcoal BBQs and firepits are allowed in the park.
● If you need your propane filled, you can buy propane next door
● Residents are responsible for proper installation and maintenance of freeze-prevention devices on their site’s stand pipe during the winter months. At a minimum, this must include heat tape and insulating foam. ● If your metal standpipe freezes and breaks, YOU WILL BE BILLED for the cost of repairs.
● Please observe quiet hours (9pm-9am) and remain considerate of your neighbors.
● To quote Utahs landlord/tenant laws: you are expected to behave (and ensure that your visitors behave) in “a manner that will not disturb the peaceful enjoyment of the premises” by your neighbors.
● The use, sale or purchase of illegal drugs is NOT allowed in the park and will not be tolerated. People who appear to be under the influence of illegal drugs may be asked to leave, and any indication of such traffic will result in a quick eviction.
● If you find the need to participate in this practice we will be happy to contact local law enforcement officials to assist you in finding other living arrangements.
● The WiFi service is available to you and you can get passwords at the Managements phone or email.
● You are welcome to contact an internet provider and have your own service installed at your site if the park’s WiFi proves insufficient for your uses.
● Please do your part to keep them clean and notify the staff if any of our facilities need attention!
● Your RV must be maintained and in good, clean condition.
● No window A/C units are allowed
● You may cover your roof A/C unit with covers specifically designed for this purpose.
● No tarps or duct tape is allowed on your RV.
● ALL sewer hose connections must be firmly screwed in and airtight.
● The hose must be in good condition and free of leaks.
● The hose must be elevated off the ground at all times.
● Parents are responsible for the conduct, safety and behavior of their children at all times.
● Parents will be held accountable for any damages caused by their children.
● Children under 13 must be supervised by an adult at all times.
● Before moving any new adult into your RV, you must contact the office about running a background
● We expect that you will be civil at all times in this neighborhood, respectful of staff and neighbors.
● No abuse toward staff members will be tolerated.
● Monthly rent must be paid in full no later than 5 days past the due date to avoid incurring late fees.
● After the 5-day “grace period,” you will be charged a $25 Late Fee for EACH WEEK the rent remains unpaid, or not paid in full.
● Unpaid rent constitutes “tenant cause” for eviction.
● Occupancy is by the original renter only. No subletting.
● There is a $25 charge for all returned checks.
