Park Policies
1. General
1.1 Guests are responsible for any damage or injury caused by themselves, their
visitors, their children, and/or pets.
1.2 Guest assumes any and all risks associated with the foregoing and agrees to hold
the park harmless from and indemnify the owner and staff against the same.
1.3 By agreeing to these rules and regulations you understand you are responsible for
any damages caused by you/your guest(s) while staying at Smith River RV Park.
2. Check-In / Check Out
2.1 Check-in starts at 2pm and entitles you to your site until 11am the day after
check-in.
2.2 Early check-in is not permitted. We do not have a waiting area for those arriving
early.
2.3 You will need to check-in at the office upon arrival. If you arrive and the office is
closed you will need to finalize checking the following business day.
2.4 Late check-ins are allowed at any time, just contact the park for instructions during
normal business hours
2.5 Check-out time is 11am. You do not need to contact the office for checkout unless
you need to return a door fob or pay for an after-hours check-in. There is a drop box located on the front of the building you can return parking passes and or door fobs for the bathhouse.
3. Payment
3.1 Smith River RV Park accepts ACH, credit/debit card payments only. There are no cash sales conducted on the property due to security risk. Campers staying month to month are required to have ACH setup during their stay. There is a 4% convenience fee for campers that do not want to set up ACH and are using a credit/debit card.
3.2 You are required to leave a card on file for any damages to the site while
visiting.
3.3 Site fees are due when you check in and can be made at the office or online.
3.4 If you will be staying with us for a while your site fee will be due the first of every
month.
3.5 There will be a $ 35-a-day late fee applied after the first, on the 3rd day the site's water will be locked and on the 4th day the power will be locked. On the 5th day you will be asked to leave the property or be towed. Customer’s will be liable for any towing or fees associated with removing your property from Smith River RV Park after asked to vacate the property by a member of our staff.
3.6 Any changes to your reservation may change your rates. Please contact the
office if you have any questions. Prices are subject to change.
4. Cancellation/Refund Policy
4.1 Customers wishing to modify their reservation, such as changing dates or extending their stay, should contact Smith River RV as early as possible. Changes are subject to availability and may incur additional fees. Customers who cancel 7 days or more in advance will receive a 75% refund, while those canceling less than 6 days in advance will receive a 50% refund. No refund is offered for cancellations within 72 hours of arrival or for no-shows. Smith River RV may consider exceptional cases, such as medical emergencies or family bereavement, on a case-by-case basis. Customers facing such situations should contact campground management directly to discuss potential credit options for a future stay. Smith River RV reserves the right to amend or update this refund policy as necessary. Any changes will be communicated through
the campground's website or other appropriate means to keep customers informed.4.2 We do not refund for early departures.
4.3 We do not refund if you are asked to leave for failure to adhere to park policies.
4.4 Guests paying for a full month and receiving the daily discount will
not be refunded any amount of your reservation if leaving before the end of your
billing cycle as this discount is for paying in full for the entire month.
5. Site Changes
5.1 You have been assigned a specific site, if you wish to move please check with
the office as staff are the only ones allowed to move campers to different locations
5.2 Due to other reservations and maintenance, moving may not be possible.
5.3 You will be subject to a fine if you move to another site without permission from our
staff.
5.4 If you have a maintenance emergency please contact our office phone 24/7.
6. Electrical Use
6.1 You are responsible for understanding how many amps you are using in your
RV, Amp usage over the 50 Amps provided can trip your breaker. Damage to our electrical boxes due to neglect from the customers will be billed accordingly.
6.2 Please notify the office so that we can notify maintenance if you have any electrical
issues during your stay.
6.3 Guests are not permitted to diagnose our electrical pedestals per insurance and
safety requirements.
6.4 Circuit damage caused by a violation of our policy will result in you being charged to
repair/replace.
6.5 Only your RV should be hooked up on your site.
6.6 Smith River RV Park has the right to lock out or turn off your power to your site if
there is an emergency/scheduled maintenance or you fail to maintain your
camper/RV and there is an issue with your connection.
7. Water
7.1 Water usage is for your RV only.
7.2 We do not allow pools, washing machines, etc. to be at your site or in the park.
7.3 Please maintain your camper's water connections. Failure to do so will result in a
temporary lock of your water at your site.
7.4 Please do not hook up to neighboring sites.
7.5 Smith River RV Park has the right to lock out or turn off your water to your site if
there is an emergency/scheduled maintenance or you fail to maintain your
camper/RV and there is an issue with your connection.
7.6 During winter months (Oct 31st - Apr 1st) a serviceable heated hose is required to be connected to and from your campers to our water faucet. Damage to the water faucet will be billed to customers that failed to adhere to this. Water splitters and filters are not to be used during winter months. 8. Washing
8.1 Washing RVs or vehicles is only permitted with a bucket of water, sponge, or
brush.
8.2 Pressure washing is not permitted. Damage to property will be billed to customers not adhering to this.
9 Open Fires
9.1 Open fires are not allowed in our park. Fires must be in our designated fire ring,
which will be provided upon request.
9.2 Wood fire pits, deep fryers, and tiki torches are prohibited.
9.3 Propane and charcoal grills are allowed for use at your site. Please make sure to
store them inside your camper or on your pad when not in use.
10. Smoking
10.1 Smoking is allowed only in designated smoking areas.
10.2 Please dispose of your cigarette butts in applicable containers located in smoking
areas.
10.3 There is no smoking or vaping inside our facilities.
10.4 The use of illegal drugs is of any kind is prohibited
11. Alcohol
11.1 Alcohol is permitted anywhere in the park to the exception of 100ft away from the General Store and Bathhouse areas. Please be responsible. Glass bottles are not allowed in campsites or on the property. Litter will result in additional fines for our staff to clean up.
12. Storage
12.1 Storage is not allowed under or around your RV or picnic table.
12.2 Blowup mattresses, sleeping bags, and cots are not allowed outside.
12.3 Keep any camping items on your concrete pad while not actively being used.
12.4 During construction/remodeling camping items are allowed in an 8’x16’ area in front of your camper/RV.
12.5 Bicycles, toys, etc. need to be stored neatly next to the RV while not in use.
12.6 All camping items are subject to approval from staff. Approved camping items
include but may not be limited to: folding chairs, wood chairs, picnic tables, side
tables, lanterns (no fuel source), outdoor rugs, small coolers, steps (to RV),
folding tables, small totes (x1-x2 max), extra small propane tank. Any items left
outside your camper need to be able to be moved by maintenance to
mow/weed-eat/spray which is usually done on Mondays and Tuesdays weather
permitting.
13. Permanent Objects
13.1 There are no allowed permanent objects at guest sites. Please do not build any
items, or fix or modify any structure of our park.
13.2 All items in or around your campsite must be movable/temporary.
13.3 Smith River RV Park has the right to ask you to remove any items from your
campsite.
14. Site and Park Navigation
14.1 Please be respectful of your neighbor and do not walk between sites when
navigating the park.
14.2 Please use the roads and designated public paths to walk around the campground.
14.3 All vehicles should only be operated on designated roadways, driving across the
center from one site to another is strictly prohibited.
14.4 Motorcycles must be at idle speed when traveling through the park.
15. Winter Weather
15.1 Underpinning is required during winter months (Oct 31- Apr 1).
15.2 All underpinning should be bought or made for your specific camper and is subject
to approval from our staff. Approved underpinning is any color matching or black/white heavy duty vinyl skirting. Blowup/inflatable air systems made for insulating during winter months are also approved as long as they match your campers color or are white/black.
15.3 Please be mindful of any ice or slipping hazards in the park. Do not walk or attempt to cross any ice patches that might appear in the park. If walking at night please use a flashlight to check for any unsafe conditions. Please contact staff if you notice any ice forming on walking areas or concrete areas in the park so we can put salt out.

16. Rugs
16.1 Only outdoor rugs that can fit on your pad (8’x16’) are allowed.
17. Pet Policy
17.1 Pet owners will be held accountable for any injury or damage caused by pets.
17.2 All Pets must be registered at check-in upon arrival.
17.3 No exotic or over-sized pets are permitted including all reptiles or large birds.
17.4 Excessive barking is not tolerated as it disturbs your neighbors.
17.4 Due to Insurance Requirements, all pets must be vaccinated in our park.
17.5 We reserve the right to refuse service to anyone whose pet is NOT considered
suitable for the serenity/safety of our guests or the park.
18. Leash Laws
18.1 Your pets must be on a leash at all times.
18.2 Please do not tie your pet to our trees, doors, posts, or to your RV.
18.3 Do not crate your dog outside and leave them.
18.4 Pets are also not allowed on our playground.
19. Pet Clean-up
19.1 Use the dog walk area and clean up after your pet.
19.2 Do not let your pet deposit waste on your site or any of our other guests’
sites.
19.3 Use pet cleaning stations around the park to clean up after your pet.
19.4 Pets may not be left unattended in our park.
20. Loose Pets
20.1 Loose or unattended pets are not permitted.
20.2 If your pet gets loose please let us know as soon as you become aware of their
escape.
20.3 Staff will attempt to contact pet owners if they recognize an escaped pet.
20.4 If a loose animal cannot be readily identified or we cannot reach an owner staff will
contact animal control to ensure the safety of campers and their pets.
21. Vehicle Policies
21.1 All Motorhomes, RVs, or Travel Trailers must be in good working order and
appearance.
21.2 The only allowed vehicles in the park are tagged/insured vehicles.
21.3 All vehicles must abide by park rules.
21.4 Any vehicles equipped with loud exhaust systems, stereo systems, or light bars
(excessive lighting) are not permitted in the park.
21.5 All vehicles (excluding RVs on campsites) must have a parking pass while on the
property.
21.6 Vehicles will be towed from the property at the owner’s expense without a proper
parking pass left overnight.
21.7 Smith River RV Park has the right to refuse vehicle access to our park for any
reason.
22. Speed Limit
22.1 The park speed limit is 10 mph.
23. Parking
23.1 All Vehicles inside our park must have valid tags.
23.2 Each paid guest registration covers 1 RV per site and 2 parking permits for your
vehicles.
23.3 Additional vehicles/trailers will need to be parked in the additional parking and the
fee paid.
23.4 Please do not park on our grass. Ruts caused in your site will result in damage
charges.
23.5 No parking in common areas (the middle of the road).
23.6 Do not park in sites that you did not register for and do not block our garages or
our bathroom and laundry room doors.
23.7 Parking on the grass is not permitted at RV Sites or in tent areas.
24. Off-Highway Vehicles
24.1 Off-Highway vehicles (including but not limited to ATV’s, dirt bike’s, and golf
carts) are welcome onsite but may not be used on the grounds.
24.2 Only persons with a valid driver’s license may operate a motor vehicle in the park,
including golf carts, scooters, etc.
25. Visitors
25.1 Only registered guests are permitted to enter the park.
25.2 All visitors must stop in the office to register, pay a fee and receive a parking pass
if staying overnight.
25.3 Visitors may not bring pets.
25.4 Smith River RV Park reserves the right to limit the number of people visiting a site.
25.5 Day visitors must depart by 10:00 pm EST. Overnight visitors must depart by 11
am EST.
25.6 Please check with the office before inviting any visitors.
25.7 Registered guests are responsible for ensuring their visitors are properly registered
and that all campground rules are followed.
25.8 All guests visiting someone in the park must register and pick up a pass at the
office and park in the designated area.
25.9 Please make sure that you pick up a pass during office hours if you have a visitor
arriving while we are closed.
25.10 Vehicle Passes must be visible at all times.
25.11 Any vehicle left overnight without a parking permit will be towed at the owner's
expense.
25.12 Smith River reserves the right to not allow any guest for any reason.
26. Severe Weather
26.1 In case of severe weather please see our emergency procedures posted in the
bathhouse.
26.2 Seek shelter in the bathrooms/laundry room or General Store.
26.3 Bring all pets with you, please do not leave them in your RV during severe weather
warnings.
26.4 Henry County relays all public safety messages through the radio station 99.9,
their contact number is (276) 629-9999.
27. Laundry
27.1 The laundry room is available to our guests 24/7 by a key fob provided at
check-in.
27.2 Do not leave your laundry unattended.
27.3 Dispose of baby wipes, paper towels, sanitary napkins, diapers, and other products
in specified garbage bins.
27.4 Smith River is not responsible for accidents or theft.
28. Restrooms
28.1 Restrooms are available 24/7 by a key fob provided at check-in with the exception
of a temporary closing for cleaning once per day.
28.2 Clean up after yourself when using the bathhouse.
28.3 Guests under the age of 18 need adult supervision in the bathrooms and showers.
29. Quiet Time Policies
29.1 Quiet time is 9 PM to 8 AM.
30. Trash Disposal and Dumpsters
30.1 Dumpsters are emptied every Monday (except for major holidays) or when needed.
30.2 Please do not dispose of any motor oil, cooking oil, wires, furniture, wood,
mattresses, or any toxic or hazardous waste items in dumpsters.
30.3 Do not pile/leave trash outside the dumpsters.
30.4 If the dumpsters are full please notify our front office so we can have these
emptied as soon as possible.
30.5 Please tie trash bags completely closed and put your trash completely in the trash
container.
30.6 If the first can is full, please use another of the 3 containers.
30.7 Do not sit your trash out at your site; you must keep it inside your RV or place it
inside a designated dumpster.
30.8 If you leave trash on your campsite you will be asked to clean your site up after this
you will be charged additionally for our maintenance staff to clean your site.
30.9 The pet waste bins are only for pet waste, trash in these bins tears the liners.
31. Children/Recreational Areas
31.1 Children under 18 must be supervised by an adult at all times.
31.2 Riding bicycles without a parent and on our main entrance road is prohibited for
the safety of your children and our incoming RV guests.
31.2 The recreational areas(playground, volleyball court, horseshoe pit, cornhole slabs)
close at dark.
31.3 Anyone under the age of 18 must be back at their site by dusk.
31.4 The playground opens at 8 am after quiet time and closes at dusk.
31.5 Loud music and rough play are not permitted at our playground.
32. Drones
32.1 Drones are not permitted in our park, do not fly drones over people or RVs.
33. Temporary Use Items
33.1 Temporary usage items including but not limited to bicycles, toys, kayaks, floating tubes, folding chairs are allowed around your camp spot while actively being used but must be cleared off at the end of the day.
33.2 Clotheslines are not permitted in the park as we have on-site laundry.
34. Fireworks and Firearms
34.1 Fireworks and firearms are strictly prohibited in our park this includes but is not
limited to sparklers, smoke bombs, aerials, firecrackers, all guns airsoft, BB, pellet
and guns.
35. Repairs
35.1 No major repairs to RVs and vehicles are permitted in our park.
35.2 If you have hoses or such that need to be repaired/replaced for hook up you may
replace those on site.
35.3 Temporary usage of tarps is allowed in emergency situations until the weather
clears up.
36. Safety and Security
36.1 Management is not responsible for lost, stolen, or damaged articles.
36.2 Please report any suspicious activities to staff as soon as possible. If they cannot
be reached Henry County Sheriff’s non emergency number (276) 656-4200.
36.3 In the event of a medical emergency call 911.
36.4 Emergency Contact Information forms may be given to staff by guests
to used when a situation arises that we need to contact them or someone on their
behalf in the event of an emergency.
36.5 If you observe any activity you believe to be of concern, call (276) 403-3513, 24/7 36.6 If you need to call 911 for any reason, and time allows, please call the office so the
maintenance staff can be prepared to escort the emergency personnel to your site.
37. Conduct
37.1 Profanity, violence, and obnoxious behavior of any kind is prohibited.
37.2 Vandalism of any kind by anyone in your group regardless of age is prohibited. 37.3 Report any problems to the Main Office immediately or call (276) 403-3513.
38. Mail
38.1 Smith River RV Park accepts no responsibility for any package delivered to this
property for any guest/visitor on the property.
38.2 Please don't harass the staff for information regarding a package you have.
38.3 Please contact your carrier after two days have passed and you still have not
received a package to inquire about additional details.
38.4 No one from our staff is allowed to sign for a package for a guest or visitor.
38.5 Please have your packages that require a signature held at the closest location so you may sign for it.
38.6 It is the responsibility of the guest/visitor to establish a forwarding address for any
mail that will be sent to the park after leaving the property.
38.7 No one from our staff is allowed to send you packages or request money to do so.
38.8 Please make sure you talk to your mail carriers before having something shipped.
39. Failure to Comply
39.1 Failure to comply with these rules will result in additional fees being assessed or
eviction from the property
39.2 Smith River RV Park has the right to ask any guest to vacate the property.
39.3 Guest asked to vacate due to violation of these rules will not receive any form of
refund for the remainder of the intended stay.
39.4 A “Cleaning Fee” of $50 per staff member needed will be assessed for each
instance of our staff having clean a site of camper owned debris including but not
limited to trash, pet waste, or any other items outlined herein
40. Updates
40.1 Park policies are subject to change based on events, check with management staff
for the most up to date park policies.
