Speegle's RV Park & Campground Terms and Conditions:
Occupancy Restrictions:
• A-N sites are for temporary recreational use only and not as a permanent or
primary residence.
• Occupants allowed include renter, spouse, and any unmarried children under the age of
21.
RV INSURANCE & LIABILITY
Insurance Requirement:
Lessee must carry and maintain liability insurance on all vehicles, including their RV, at all
times WITH SMITH LAKE RV, LLC. named as ADDITIONALLY INSURED, and shall
provide proof of insurance to the Lessor prior to occupancy, and upon any request by Smith Lake RV, LLC.
during the term of this Agreement.
Camper's Liability:
Camper, and any guests or invitees of Camper, shall occupy and use the Premises at their own risk.
Camper shall indemnify, defend, and hold harmless Smith Lake RV, LLC. and all its staff from any and all claims, damages,
or liabilities arising out of Camper’s (or their guests’/invitees’) use or occupancy of the Premises
or any of the Park’s amenities.
Allowed Pets:
Pets are allowed only with prior permission from the Park management. Camper agrees to the
following:
• Camper takes sole responsibility and liability for their pets.
• All pets must be on a leash when outside the RV.
• Camper must clean up waste after their pets promptly.
• Camper shall be responsible for any damage or incidents caused by their pets.
Failure to comply with pet rules may result in termination of this Agreement or removal of the
pet from the Park.
Guest Policy:
• All guests must comply with the Park rules and regulations
• Camper is fully responsible and liable for the conduct of their guests.
Maximum Occupancy:
Occupancy is strictly limited to the individuals listed in this Agreement, except for occasional
guests who do not exceed the Park’s policy on length and frequency of stay (as outlined in the
Park Rules & Regulations). All guests must be registered and guest fee of $5 per guest must be
paid.
Camper’s Responsibilities:
• Maintain the RV and site in a clean, orderly condition.
• Properly dispose of trash in designated dumpsters or receptacles.
• Keep all personal property and belongings secured to prevent scattering or wind-blown
debris.
• No permanent structures or attachments to the RV are permitted without written
approval from Park management. All decks and other structures must be approved by
Management in writing.
Alterations:
Camper shall not make any material changes or alterations to the RV site without the prior written
consent of Smith Lake RV, LLC. All decks and structures must be approved by Smith Lake RV, LLC. Management.
AMENITIES & COMMON AREAS
Boat Ramp and Dock:
Camper and their guests may use the boat ramp and dock at their own risk. Lessor makes no
warranties regarding the condition or safety of the boat ramp or dock. Camper waives all claims
against the Park and employees for injuries or damage related to use of these amenities.
Compliance:
Camper agrees to follow all posted rules and regulations concerning the use of any common areas
or amenities provided by the RV Park.
VEHICLES, STORAGE & PARKING
Vehicle Limit:
• No more than two (2) passenger vehicles are permitted at the RV site.
• No boat or trailer storage is allowed at the site.
Parking:
All vehicles must be parked in designated parking areas or within the boundaries of the RV site,
without encroaching on neighboring sites or common areas. Overflow parking is available at the
sole discretion of the manager.
PARK DOCUMENTS
Rules:
Camper acknowledges receipt of the Park Rules & Regulations. Camper agrees to read, abide by,
and require all guests to abide by these rules. Any violation of the rules constitutes a breach of
this Agreement.
-Off Season Policies
Camper acknowledges receipt of the Off Season Policies provided. Camper agrees to read, abide
by, and require all guests to abide by these policies. Any violation of the policies constitutes a
breach of this Agreement.
-Park Flood Hazard
Camper acknowledges receipt of the Park Flood Hazard document provided. Camper understand
Camper is solely responsible for the movement of their vehicle. Camper agrees to read, abide by
these policies. Any violation of the policies constitutes a breach of this Agreement.
-Right to modify
We reserve the right to modify, update, add to, or amend the “Park Documents” or Terms and Conditions at any time,
at our sole discretion. Any changes will take effect immediately upon posting, unless
otherwise stated. It is your responsibility to review this document periodically for updates.
Remedies:
Upon Campers default, the Park Manager may do any or all of the following, in addition to any other
remedy, including towing, allowed by law:
• Provide written notice specifying the nature of the default and requiring Camper to cure
within the timeframe specified by applicable law or by Park policy.
• Terminate this Agreement and require Camper to vacate the Premises immediately. If Camper does not vacate the premises immediately, Park Manager shall have the right to tow all the Campers vehicle(s) off the property.
• Pursue any legal action to recover unpaid Rent, fees, or damages, including reasonable
attorney’s fees and court costs.
WAIVER OF LIABILITY & INDEMNIFICATION
-Use of Premises at Own Risk:
Camper acknowledges that the RV Park, including any common areas, is entered and used at
Camper's own risk. Lessor is not responsible for any injury, loss, or damage to persons or
property, except as provided by law.
-Indemnification:
Camper shall indemnify and hold harmless Lessor, its agents, employees, and affiliates from all
claims, damages, or liabilities arising from or related to Camper's occupancy of the Premises
and/or use of any Park amenities.
MISCELLANEOUS PROVISIONS
-No Security or Bailment:
This Agreement does not create a bailment or a warehouseman relationship. Lessor is not
responsible for the care or protection of the RV or any property of Lessee, except as required by
law.
-Notices:
Any notice required to be given under this Agreement shall be in writing and deemed delivered
either when personally served on the other Party or sent by first-class mail or email to the
addresses listed in the Parties’ contact information.
-Governing Law & Venue:
This Agreement is governed by the laws of the State of Alabama, and venue for any legal action
shall be in the appropriate court located in Cullman County, Alabama.
-Entire Agreement:
This Agreement, along with any attached exhibits, constitutes the entire agreement between the
Parties and supersedes all prior discussions, negotiations, and agreements. It may only be
amended in writing signed by both Parties.
-Severability:
If any provision of this Agreement is deemed invalid or unenforceable, all other provisions
remain in full force and effect.
-No Waiver:
The failure of either Party to enforce any provision of this Agreement shall not be deemed a
waiver of that provision or any other provision.
-Binding Effect:
This Agreement is binding upon and inures to the benefit of the Parties hereto and their
respective heirs, successors, personal representatives, and permitted assigns.
Speegle’s RV Park & Campground
PARK RULES & REGULATIONS
Your camping fee covers man, spouse and any unmarried children under the age of 21. Any person
visiting you MUST fill out a visitors pass & pay the $3 per person guest fee(above 5 yrs of age). Place the
fee in the dropbox. If your visitors do not pay you must assume responsibility of payment, The Gate is
under surveillance and the cameras are recording.
1.) Renter assumes all responsibility & conduct of guests, MINOR CHILDREN SHALL NOT BE LEFT
UNATTENDED.
2.) The speed limit is 5 mph (this starts the moment you pass through the entrance gate at the store.)
3.) No loud, vulgar, disorderly conduct.No loud music,No public drinking. Quiet time 10pm-8am
4.)Renter understands during severe & flooding weather, lake levels can vary quickly. It is not
the landlord's responsibility to remove or see after your RV and possessions. Your RV and lot
are to be kept prepared Dec.1- Spring rains.
5.) No tree limbs are to be cut without approval.No ground fires, burning of leaves/wood on ground.
6.) Camping garbage is to be put in dumpsters.DO NOT BRING OBJECTS FROM YOUR HOME
TO PUT IN DUMPSTER. IF YOU PURCHASE A NEW ITEM (APPLIANCE), DO NOT THROW THE
OLD ONE IN THE DUMPSTER. BOXES PLACED IN DUMPSTER SHOULD BE BROKEN DOWN.
DO NOT PLACE ITEMS ON THE GROUND AROUND THE DUMPSTER AS THE SANITATION
DEPARTMENT WILL NOT PICK THEM UP.
7.) ALL Dogs must be kept on a leash and their waste picked up after.
8.) When you leave No boats/water crafts/autos are to be left on the RV site.
9.) No boats/water crafts at any time are to be left tied to the dock unattended.
10) No swimming from or around the boat dock or launching area (this is against the law)
11) Renter understands there is no lifeguard on duty and swimming is at own risk.
12) No motorcycles,ATV’s or golf carts.
13) Rv and site must be kept clean and orderly. If your RV is dirty wash it or ask for a pressure washing
referral.
14) Upon leaving, (Fire pit,chairs etc) in grass must be placed on deck/under RV as it interferes with lawn
care
15) Air conditioners must be turned o0 when you go home. Failure to comply= RV UNPLUGGED
16) No washing and drying of clothes allowed
17) Only toilet paper is to be flushed in your bathroom. Place a sign in your bathroom. DO
NOT PUT FOREIGN OBJECTS ORSANITARY PRODUCTS INTOILET. Your guests are not
aware if you don’t.
18) Water must be cut od at the hydrant when you leave. (to avoid water leaks inside RV or busted water
hose).
19) All decks and steps must be approved by Manager for size and placement (each site will
vary). If changing RV lots, all decks will be placed on the ground with wood.
20) Any extra gravel requested on your site will be charged at cost +15%
21) No tent camping or tents on RV sites. All Tenants and Guests must be able to sleep in Campers RV.
22) All Canopy's/Sun Tents/Etc. must be set up in a way to not impede other Campers enjoyment of the property, or encroach on other Camper's spaces. If other Campers complain about canopy placement, you MUST move or take down the Canopy/Sun Tents/Etc.
We suggest you keep a copy of these rules in your RV should any problems occur. If a problem
occurs please contact Management.
I agree that my camping is not full time, but 2-3 days per week and up to two weeks of
vacation. I fully understand that failure to abide by the above rules will forfeit all my camping
rights and money. The property owner reserves the right to remove RV from premises at any
time for any reason.
Park Flood Hazard:
Some areas of the park have potential for flooding depending on weather events, Alabama Power
Co. operations, and other variables....primarily in the early spring season January - March. ALL
Tenants are solely responsible for removal of their camper, decks, and any other property. Any
damage to Tenants camper, personal property, park owned property, or any other tenant property
shall be the sole responsibility of the Tenant. Tenant may arrange on-site temporary storage with
park management. After flood waters have receded, Tenant has 7 calendar days to return RV
from temporary storage back to their space or the park will move it at Tenants expense.

for Speegle’s RV Park and Campground, Smith Lake RV, LLC., or its management.
Compliance with these suggestions is voluntary, and they should not be interpreted as
enforceable terms or conditions of tenancy. All Tenants are solely responsible for their camper
and associated property.

if Alabama Power does not release the water you can estimate 1 foot for every inch of rain.

Release of Liability:
By entering and utilizing the facilities at Speegle's RV Park and Campground, all renters, guests, and invitees acknowledge and agree that the park, its owners, management, employees, and agents (collectively, the “Released Parties”) shall not be liable for any loss, damage, injury, or harm—whether personal, property-related, or otherwise—that may occur on the premises, regardless of the cause, including but not limited to negligence, accident, or the acts or omissions of any party. All individuals are responsible for securing their own insurance coverage as deemed necessary. This release and waiver of liability apply to all claims, including those arising from the acts, omissions, or negligence of the Released Parties, and shall remain in full force and effect during and after the use of the park facilities.
