TERMS AND CONDITIONS
GENERAL GUIDELINES
OPEN: Year Round
Quiet hours: Daily 10PM-8AM.
Check-in: 2pm
Check-out: 11am
Campers must be 21 or older to rent campsites, RVs or cabins.
Vehicle and camping units may be issued identification tags. These tags must be displayed prominently on all registered vehicles and camping units. These tags grant daily access to and allow parking in the park.
The park speed limit is 5 mph unless otherwise stated. Exceeding the speed limit, you will be warned, multiple warnings may be grounds for eviction from the park.
RESERVATIONS
Check-in time is 2pm.
Early check in may be available from time to time and is subject to availability. If you arrive early without an early check in approved, we may not have a place to park/hold your RV, please plan accordingly.
Check-out time is 11am. Late check out may be available for an additional fee. Please check with the park for late check out requests. Subject to availability.
An RV site may request to use a tent in addition to the single RV. These requests are subject to approval by the park and are assessed on a case-by-case basis.
A maximum of 8 people per RV site. Cabin maximum guests are listed at booking.
Occupancy maximums must be strictly adhered to. If a guest is found not following the maximum guest occupancy guideline, they may be asked to leave and forfeit their reservation or required to rent a secondary spot.
The base number of guests per site is 2. There are additional fees for guest over the base number of guests included with reservations. These fees may change from time to time.
If a guest is found to have more people on their site than stated, the guest will immediately be charged for the additional guest(s) (card on file will be used if another payment form is not given).
Minimum stay requirements may apply during your requested dates.
Pets of the registered RV site occupant are welcome in or on pet-friendly sites only. Maximum 2 pets per site. A nonrefundable pet fee is charged for any pet friendly rental unit.
We do not accept reservations that include a Saturday arrival or departure, unless made within 1 week of booking.
Bookings made during Memorial Day Weekend, Labor Day Weekend, or Columbus Day/Indigenous Peoples' Day Weekend with a Sunday departure date will not be accepted, unless made within 1 week of booking.
Three-night minimum during Memorial Day, 4th of July, Labor Day, Columbus Day/Indigenous Peoples' Day weekends.
Specific campsites, RV Rentals, or cabins may be requested, but are not guaranteed. We do offer you the opportunity to guarantee your favorite campsite or cabin by paying our applicable locking fee. If you opt out of the locking fee, you are guaranteed your selected site, rentable RV, or cabin type, but NOT the specific site number.
We have dynamic rates which fluctuate based on occupancy like the hotel and airline industry. Rates may vary based upon availability and are subject to change.
1 camping unit and maximum 2 vehicles per site; extra vehicles are an additional cost daily. If two vehicles cannot reasonably fit in your site an extra vehicle fee may be charged and the vehicle will need to be relocated to a parking area.
RESERVATION CHANGES
All reservation changes are subject to availability.
Changes to reservation arrival or departure dates made outside of the cancellation window (2+ weeks) will result in a one-time courtesy change and every change made thereafter will be charged a $15 service fee. Guest is responsible for any difference in rates.
Changes made to decrease occupancy, days books, or pets resulting in a credit owed are not always able to be credited back the payment method. Credits may result in the issuance of an in-park credit for future use. Park credits if given will expire in one year from issuance.
Reservation arrival or departure dates may not be changed inside the cancellation window (2 weeks prior to reservation).
CABIN, RV RENTALS and CAMPSITE RESERVATIONS RULES
The following flags are allowed to be displayed at your site and throughout the campground American, Military, (ie. Air Force, Army, Marine Corps, Navy, Coast Guard, POW, MIA, and veterans) sports teams and decorative flags such as (holiday or seasonal).
Limit 8 people per site. Rates based on 2 people. Additional person fees apply.
Currently, pets are not allowed in cabins. Guests or visitors may not bring pets with them. If they arrive with a pet, they will not be permitted to enter the park.
Unless otherwise noted, rates based on 2 people Additional person fees apply.
No tents allowed at cabins, unless explicitly approved by the park prior to arrival.
Minimum stay requirements may apply during your requested dates.
Our cabins are non-smoking. An excessive cleaning fee will be assessed if policy is violated (minimum of $250).
Open fires are not allowed in the park. Fires must be in firepits or designated fire rings. Firepit and rings must be placed over gravel or concrete in designated areas. The use of firepits and rings must be pre-approved by the park. Adhering to local burn bans is the responsibility of the guest.
Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges.
Blowup mattresses, sleeping bags, and cots are not allowed outside.
Storage is not allowed under or around RVs.
Please be respectful of your neighbor and do not walk between sites when navigating the park.
Please use main roads, sidewalks, and designated public paths to walk around the campground.
Washing RVs or vehicles is only permitted by approved RV washing service provider at pre-approved times. Washing is sometimes not available or allowed at certain sites, inquire with the park for details.
Once a guest has arrived and checked in site changes are not allowed (unless explicitly approved by the park). Spots are assigned, due to maintenance and other reservations, moving may not be possible.
Children under the age of 18 must be supervised at all times.
Clotheslines are not permitted in our park.
All motorhomes, RVs, travel trailers must be in good working condition and appearance. We reserve the right to refuse access to any guest whose vehicle is deemed unacceptable.
Guests may not hang any items from trees.
All sites are to be kept clean and orderly, free from trash and debris.
No tiki torches, cabanas, hot tubs, garden gnomes, flowerpots, signs, fences, detached stairs, or awnings (including tarps) are allowed in or around sites (unless expressly approved by the park).
NO SHOWS
Reservations will be held until check-out time on the day following your scheduled arrival.
Once the spot is released and deemed a no-show, it will be available to rent.
No shows will result in full forfeiture of funds.
CANCELLATION POLICY
We do not give credit or refunds due to the discomforts of nature.
The cancellation policy may be amended from time to time.
In the event a natural disaster (i.e., Blizzard, Tornado, or Fire) warning or watch is issued for the camp-resort area or the guest’s residence within 48 hours of the reservation arrival date OR when there is a mandatory evacuation of the area, and the park will be closed the cancellation policy may be adjusted.
Our cancellation policy varies depending on the timing of your cancellation notice in advance of the reservation date:
- 2 weeks or more: Full Refund minus $25 cancellation fee OR Full Refund issued as a park reservation credit (good for one year).
- 1 week plus: 50% of reservation forfeited and 50% issued as a park reservation credit.
- Less than 1 week: Full reservation forfeited.
DURATION OF STAY
Long Term guests (28 days or longer) are required to pay a deposit, sign an agreement and a background check may need to be obtained. Contact the park for more details.
Daily and weekly bookings are to be completed online.
Daily is from 1 to 6 nights, weekly is 7 to 27 days, monthly is anything longer than 27 days.
Monthly bookings may need to be completed over the phone or in person.
PAYMENT POLICY
Full payment is due at time of booking unless the stay is longer than 27 days. If booked for a 28 day or longer stay only the first month's reservation payment is due upon booking. The remainning monthly payments will be billed on the same day each month (in accordance with the initial start date).
Any declined final payments may be canceled in accordance with the cancellation policy.
We accept Visa, Mastercard, Discover, and American Express. In some cases, ACH debits are accepted. Cash is accepted for same day bookings.
Deposits are required for all Cabin and RV Rentals ($250 at time of booking).
If you pay by check and the check is returned, you will be charges a $25 return check fee and reservation will not be held.
DEPOSIT
When deposits are required, they are payable at time of booking.
Deposits are refundable upon departure (7-10 days after). Deposits are used for repair of damages caused by occupant, occupant’s guests, or visitors during stay.
On occasions where damages exceed the deposit amount, the occupant is still liable for the cost of said repairs.
REFUND POLICY
The park does not offer refunds for weather conditions, voluntary departure, acts of nature, or evictions.
All refunds processed via credit/debit card will be processed back to the original credit/debit card used, no exceptions. ACH refunds will be processed back to the original payment account.
In most cases a reservation credit can be issued towards a future stay to be used within one year from the date the reservation credit was issued.
All refunds are subject to applicable fees.
STANFORD RANCH LAKESIDE RV RESORT RULES
ANIMALS AND LIVESTOCK
The park is a natural wildlife habitat area and livestock open range. There are coyotes, deer, birds of prey, reptiles and other animals present at the park. Do not disturb, approach, or try to feed any wildlife or livestock that may be present from time to time.
BEHAVIOR
We expect all guests to behave in a family-friendly manner. Profanity and unruly behavior are considered offensive behaviors and could result in the guest being ejected from the property without a refund.
Loud or profane music or audio is prohibited in common areas.
Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances.
BICYCLES, RECREATION VEHICLES, ATV’S SIDE BY SIDE, MOTORCYCLES
At this time, ATV’s, dirt bikes, motorcycles and other similar vehicles are welcome on site but may not be used within the park.
Bicycle riding after dark is prohibited; when required by state law helmets and other personal protection equipment must be worn.
All applicable state county national laws, ordinances and regulations must be followed.
Bicycles are prohibited on main entrance road.
Campers may arrive on a motorcycle but are not permitted to ride the vehicle around the park.
DEPARTURE
RV sites should be left as they were upon arrival:
- Trash is to be bagged and removed to the dumpster.
- All personal items are to be removed.
Cabins and RV Rentals should be left as they were upon arrival:
- Unit is to be left in a reasonably clean condition.
- Trash is to be bagged and removed to the dumpster.
- All personal items are to be removed.
- Kitchens are to be left clean (all dishes are to be washed and put away, microwave, fridge, stove, and countertops are to be wiped clean)
- If it is found that the unit is not left in a reasonably clean condition a $125 additional cleaning fee will be assessed.
- If a pet is permitted to occupy a rental unit (not designated as pet-friendly) or the unit was smoked in guest may be charged to the account on file the cost of having it professionally cleaned ($250 minimum charge).
- All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout.
- All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Stanford Ranch Lakeside RV Resort Management. Damages for which I will be responsible include but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry, or dishes, writing on walls or bedding, ripped or torn mattresses or covers soiled linens or towels.
DOCK AND COMMUNITY AREAS
Outside alcoholic beverages are prohibited.
All persons under the age of 12 must have a supervising companion when on the dock or in common community areas. “Supervising companion” is understood to mean a person who is responsible for assuring that the child will comply with applicable rules and regulations.
Swimming areas along the shoreline are rocky. Shoes are recommended. Swim and walk the shore at your own risk.
All state laws and regulations must be followed in relation to life jacket usage.
There is not a Lifeguard on duty. Use caution while on the dock, shoreline, and in the water. Children are required to be supervised at all times.
Follow any posted signs and rules.
US Coast Guard approved Life Jackets and Puddle jumpers are encouraged for all guests.
Dock and lake access are closed at 10 pm.
DRESS CODE
Proper swim attire is required.
Swim attire must be appropriate for a family environment.
Inappropriate swim attire: Jeans, cut offs, under garments, swim wear that is revealing or has messaging that depicts violence, nudity, vulgarity, satanic, or discriminatory language or graphics.
Daily dress code must be appropriate for a family environment. Any inappropriate clothing is prohibited in common. Inappropriate attire: under garments, revealing clothing, has messaging that depicts violence, nudity, vulgarity, satanic, or discriminatory language or graphics.
DRONES
Drones are not permitted in our park.
There are several local area parks where drones are permitted for your enjoyment.
ELECTRICAL AND PROPANE USE
At time of registration, you must select your correct amperage. If you are found to be a 50-amp RV but reserved only for a 30-amp, your card on file will be charge the difference in price and the duration oof the reservation will be at the new 50-amp price. This additional charge may be completed with or without notice to you.
You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50-amps provided can trip your breaker.
If you experience any electrical issues not associated with the function of your unit, please notify the office. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements.
Each rental unit comes with the use of one full propane tank. Any additional propane needed is the responsibility of the guest.
EMERGENCY
In case of emergency call 911 or if able go to the nearest hospital or police station.
Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

FIREARMS AND FIREWORKS
Fireworks are prohibited in the park.
Guests must obey all federal, state, and local laws regarding the ownership and possession of firearms.
Firearms are not permitted in any property buildings or common areas. The only exception is that guests may have a firearm in a locked, private vehicle in parking areas if permitted by law.
The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited.
HOLDOVER
Under no circumstances is a guest allowed to stay in a site, RV Rental, or cabin past their check out time.
If a guest stays over the allotted time, with no active reservation they will be assessed an additional site fee (equal to days held over) and asked to leave the park.
If a guest does not leave upon request, their vehicle and/or RV, camper, motorhome will be towed. The guest will be responsible for all applicable fees for the removal of their unit, vehicle, and/or any other personal items.
If a guest leaves behind what is deemed to be substantial personal items upon departure the card on file may be charged a removal fee (minimum $250). If the items cause the site to be un reservable they may be accessed an additional site fee (equal to days held over) until the site is cleared.
INCLEMENT WEATHER
For your safety some areas may need to close during severe weather, such as severe storms, heavy rain, or high winds. If weather causes a closure every attempt will be made to reopen the area as soon as it is safe to do so.
Currently, the park is not equipped with a tornado shelter area. In the event of a warning or watch you are responsible for getting to a safe shelter (this includes responsibility for your entire party, guests/ visitors, and animals). Any personal items (vehicles, RV’s, boats, trailers, or any other equipment) left on site during inclement weather) are not the responsibility of the park but of the guest.
INTERNET
Wifi internet connection may be available. When available you can add this to your reservation as an ad on for a fee.
Stanford Ranch Lakeside RV Resort is not responsible for any connectivity issues and does not issue refunds based on internet speed or device limitations.
LAUNDRY
Laundry room access can be purchased from the park.
You may not share your laundry code. If you are found to have shared your code with another guest not in your party, laundry privileges will be revoked.
Do not leave your laundry unattended. We are not responsible for accidents or theft.
Use of laundry machines is at your own risk and we are not responsible for any damage to your items that may occur due to the use of our laundry machines, equipment, or other provided items (detergents, soaps, water, etc).
We do not allow the delivery of mail or packages to any guests.
We do not offer any mail collection or delivery.
Any mail delivery attempt will be returned to sender.
Guests must arrange any mail or packages to be delivered to a third-party location for pick up.
RV/VEHICLE REPAIRS and MAINTENANCE
Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.
TRASH DISPOSAL
· Trash receptacles and dumpsters can be found around the park for trash disposal.
· It is each guest’s responsibility to bag their trash and remove to the dumpster.
· Tie trash bags completely closed and put trash completely in dumpster.
· Don’t put trash on the ground overnight. Animals are attracted to trash left outside and disposed of food.
· Disposing of large items (furniture, appliances, boxes), batteries, wires, oil, mattresses, vehicle or trailer parts, or any toxic waste or chemicals is prohibited within the park.
· Failure to adhere to this rule may result in charges for disposal.
VISITORS
Only registered guests are permitted in the park.
All visitors must register and pay any applicable day pass and parking fees.
Visitors are not permitted to bring pers.
The park reserves the right to limit the number of people visiting a site. Each site type has a maximum of 8 occupants (cabins and RV rentals may differ). Check with park for details and approval before inviting guests.
Day visitors are permitted between the hours of 8am and 10 pm.
Registered guests are responsible for ensuring their visitors are properly registered and that all campground rules are followed.
PARKING, EXTRA PARKING, AND STORAGE
Each site registration covers 1 RV per site and 2 vehicles on site (if space allows, other rules apply).
Extra vehicles (in excess of site maximum) need to be parked in additional parking areas.
2 vehicles per site; extra vehicles are an additional cost daily, with 2 vehicles maximum allowed per site. If two vehicles cannot reasonably fit in an extra parking fee may apply and the vehicle will have to be moved.
No parking is allowed in adjacent sites even if empty. Use of more than one site may result in additional charges.
No parking on grass, on roads, near entrances, or in common areas. Parking is allowed at camp sites and designated parking areas.
We offer RV, camper, Motorhome, and trailer storage. Inquire with the park for details.
Boats, boat trailers, cargo trailers, or car dollies are not allowed on sites. Storage may be available in our extra storage area for a fee.
Day guest vehicles must register with the park and park in extra parking areas (subject to availability).
PET POLICY
· Pets are only allowed with guests staying in Pet Friendly sites.
· Pet owner is responsible for noise (barking) and clean up.
· Guests or visitors may not bring pets with them. If they arrive with a pet, they will not be permitted to enter the park.
· Pets must be kept on a leash and may not be left unattended at the site or anywhere else in the park.
· We reserve the right to remove hostile pets from the parks.
· Questions about pet approvals need to be directed to the park by phone or email.
· For full Pet Policy please review our pet waiver.
PROHIBITED
The following are prohibited in the park and violators may incur additional charges or cause eviction from the park:
· Unleashed pets or animals
· Not cleaning up after pets
· Confronting wildlife or livestock
· Entering adjoining private property
· Smoking, vaping, or e-cigarettes are not allowed in common areas.
· Firearms, ammunition, knives, and weapons of any kind are prohibited in common areas.
· Use or possession of illegal drugs in the park.
· Alcohol consumption in common areas
· Loud music. Profane music. Not family friendly music.
· Profane language.
· Swimming, jumping, diving from or around the dock.
· Swimming during inclement weather (lightning storms, high winds, etc)
· The use of paint products and chemicals.
· Vandalism of any kind.
· Guests over the maximum occupancy limit for the site
· Parking in sites you are to which you not registered.
· Failing to adhere to any other park rules or regulations listed herein or posted otherwise.
This is not a comprehensive list of prohibited behavior or activity. Because something is not listed here, does not exclude it from prohibited behavior.
HOLD HARMLESS POLICY
I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE StanMann Real Properties LLC dba Stanford Ranch Lakeside RV Resort, its owners and agents from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Stanford Ranch Lakeside RV Resort property, facilities, rental equipment, amenities, dock, lake, picnic area pavilions (collectively, the Premises) and any dangers and hazards associated with acts of nature such as
changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife, livestock, pets, guest’s pets, other guest or visitors, and other guest’s property.
I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS StanMann Real Properties LLC dba Stanford Ranch Lakeside RV Resort, and each of them, from any loss, liability, damage, or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although StanMann Real Properties LLC dba Stanford Ranch Lakeside RV Resort makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.
As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, rocks, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold StanMann Real Properties LLC dba Stanford Ranch Lakeside RV Resort , its owners and agents (collectively, “Stanford Ranch Lakeside RV Resort Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee, representative, or day worker assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue StanMann Real Properties LLC dba Stanford Ranch Lakeside RV Resort for any all liability, loss, or property damage relating to an employee, representative, or day worker assisting/directing you to your site.
I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Stanford Ranch Lakeside RV Resort may charge any remaining balance (in additional to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.
The Premises are privately owned and THE STANFORD RANCH LAKESIDE RV RESORT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law.
Stanford Ranch Lakeside RV Resort reserves the right to require any person or party it deems necessary to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other
guests, including but not limited to, racist comments or hate speech, will not be tolerated
under any circumstances. I have read this notice and agree to it as well as all Stanford Ranch Lakeside RV Resort Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay.
PRIVACY POLICY
StanMann Real Properties LLC dba Stanford Ranch Lakeside RV Resort is committed to protecting your privacy. This Statement of Privacy applies to the Stanford Ranch Lakeside RV Resort website and governs data collection and usage. By using the Stanford Ranch Lakeside RV Resort website, you consent to the data practices described in this statement.
Collection of your Personal Information
Stanford Ranch Lakeside RV Resort website collects personally identifiable information, such as your e-mail address, name, home or work address, or telephone number. Stanford Ranch Lakeside RV Resort may also collect anonymous demographic information, which is not unique to you, such as your ZIP code, age, gender, preferences, interests, and favorites.
There is also information about your computer hardware and software that is automatically collected by Stanford Ranch Lakeside RV Resort. This information can include: your IP address, browser type, domain names, access times and referring Web site addresses. This information is used by Stanford Ranch Lakeside RV Resort for the operation of the service, to maintain quality of the service, and to provide general statistics regarding use of the Stanford Ranch Lakeside RV Resort.
Please keep in mind that if you directly disclose personally identifiable information or personally sensitive data through Stanford Ranch Lakeside RV Resort public message boards, this information may be collected and used by others. Note: Stanford Ranch Lakeside RV Resort does not read any of your private online communications.
Stanford Ranch Lakeside RV Resort encourages you to review the privacy statements of Web sites you choose to link to from Stanford Ranch Lakeside RV Resort website so that you can understand how those Web sites collect, use, and share your information. Stanford Ranch Lakeside RV Resort is not responsible for the privacy statements or other content on Web sites outside of the Stanford Ranch Lakeside RV Resort site.
Use of your Personal Information
Stanford Ranch Lakeside RV Resort collects and uses your personal information to operate the Stanford Ranch Lakeside RV Resort website and deliver the services you have requested. Stanford Ranch Lakeside RV Resort website also uses your personally identifiable information to inform you of other products or services available from Stanford Ranch Lakeside RV Resort and its affiliates. Stanford Ranch Lakeside RV Resort may also contact you via surveys to conduct research about your opinion of current services or of potential new services that may be offered.
Stanford Ranch Lakeside RV Resort does not sell, rent or lease its customer lists to third parties. Stanford Ranch Lakeside RV Resort may, from time to time, contact you on behalf of external business partners about a particular offering that may be of interest to you. In those cases, your unique personally identifiable information (e-mail, name, address, telephone number) is not transferred to the third party. In addition, Stanford Ranch Lakeside RV Resort may share data with trusted partners to help us perform statistical analysis, send you email or postal mail, provide customer support, or arrange for deliveries. All such third parties are prohibited from using your personal information except to provide these services to Stanford Ranch Lakeside RV Resort, and they are required to maintain the confidentiality of your information.
Stanford Ranch Lakeside RV Resort does not use or disclose sensitive personal information, such as race, religion, or political affiliations, without your explicit consent.

On behalf of each person in my party, I grant StanMann Real Properties LLC dba Stanford Ranch Lakeside RV Resort and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.
Activities Covered by This Waiver
This waiver covers participation in any of the following while on Stanford Ranch RV Resort property:
- Use of the dock for any purpose (fishing, lounging, launching, etc.)
- Use or rental of kayaks, canoes, or other watercraft
- Fishing in or near the resort’s waterfront
- Swimming at or near the shore or dock
Acknowledgment of Risks
I understand that participation in waterfront activities involves inherent risks, including but not limited to:
- Drowning or near-drowning
- Slipping or falling from the dock or shoreline
- Injuries caused by watercraft, wildlife, or other participants
- Exposure to sun, heat, or cold
Life Jacket Policy
I acknowledge the following safety policy:
- Texas law requires all participants using watercraft (kayaks/canoes) to wear a life jacket.
- All life jackets must be worn properly and at all times when in or on any watercraft.
- Some life jackets are available, however proper sizing is not guaranteed nor is the availability of proper life jackets for specific activities.
- A life jacket is required regardless of the park's ability to supply one.
- Stanford Ranch RV Resort follows all Texas Parks & Wildlife Department (TPWD) life jacket rules and guidelines:

Rules for Water and Dock Use
I agree to:
- Not exceed the weight or capacity limits of any dock or watercraft
- Always supervise minors (under 18) around water
- Not having an on-duty lifeguard
- Only use the dock and watercraft during daylight hours or when permitted
- Refrain from diving or jumping off the dock
- Return all rented equipment in good condition
Assumption of Risk and Release of Liability
I voluntarily assume full responsibility for any risk of injury, death, or property loss related to participation in the above activities.
I hereby release and hold harmless Stanford Ranch RV Resort, its owners, employees, and agents from any and all claims, demands, damages, or legal actions arising from participation in these activities.
Parental/Guardian Consent (if under 18)
I understand that if I am the parent or legal guardian of the minor(s) staying at the resort or visiting the resort, I am giving my consent to their participation in the above activities. I understand and agree to all the terms on their behalf.
ANIMAL WAIVER
I hereby agree to the following regulations and conditions relating to my pet while camping at StanMann Real Properties LLC dba Stanford Ranch Lakeside RV Resort in Bridgeport, TX, (“Campground”) with my pet.
1. Excluded Areas. I agree to keep my pet out of the following areas including, but not limited to, food and beverage areas, the pool and pool deck, Ranger Station, playgrounds, pavilion, restrooms, laundry area, and dock.
2. Excluded Pets. I agree that the Campground has the sole discretion to exclude pet. The basis for exclusion may include, but is not limited to the following:
· breed-specific exclusions
· due to their young age are exempted from state or local law vaccination requirements;
· are sick;
· are in heat;
· are aggressive, vicious, dangerous or potentially dangerous;
· require muzzling; or
· are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus
3. Supervision. I agree to keep my pet on a non-retractable maximum 6-ft leash or in a carrier while in all public areas of the Campground. I further agree to have my pet with me or a designated individual at all times, and understand that I may not leave the pet unattended in the cabin or at the campsite. While tied at the site, I agree my pet will be 5-ft short of the perimeter of the site and understand they should not be within reach of other sites, the roads, or walkways. I agree to prevent noise or any other disturbance by my pet, in the interest of other guests at the Campground.
4. Vaccinations. I represent and warrant that my pet is up to date on all vaccinations (including rabies and distemper) and flea treatments. I agree to show proof of such vaccines or treatments if requested.
5. Disturbances. I agree that, should my pet create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground representative, I will immediately make arrangements to house my pet elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.
6. Supervision. I agree to keep my pet on a non-retractable maximum 6-ft leash or in a carrier while in all public areas of the Campground. I further agree to have my pet with me or a designated individual at all times, and understand that I may not leave the pet unattended in the cabin or at the campsite. While tied at the site, I agree my pet will be 5-ft short of the perimeter of the site and understand they should not be within reach of other sites, the roads, or walkways. I agree to prevent noise or any other disturbance by my pet, in the interest of other guests at the Campground.
7. Clean up. I agree to always clean up after my pet. I will not let my pet deposit waste on my site or other guest’s sites. I understand failure to clean up after my pet will result in my being asked to leave without a refund and possibly additional clean up fees.
8. Vaccinations. I represent and warrant that my pet is up to date on all vaccinations (including rabies and distemper) and flea treatments. I agree to show proof of such vaccines or treatments if requested.
9. Disturbances. I agree that, should my pet create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my pet elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.
10. Assumption of Risk and Release. I understand that my permission to have my pet at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason.
Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my pet is at the Campground or caused by my pet. Further, I hereby knowingly and voluntarily expressly release and discharge the StanMann Real Properties LLC dba Stanford Ranch Lakeside RV Resort, its owner, its agents, its parent companies, members, managers, directors, officers, employees, and representatives (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my pet’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my pet and/or any guest or invitee.
I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the pet at the Campground. This provision shall be enforceable to the fullest extent of the law.
Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives, and assigns.
I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.
