Resort Policies and General Information

Everyone has to have them. It is our hope to provide you with an exceptional experience! For everyone’s comfort and safety, the following policies have been established. Thank you, friend, for choosing our resort and we hope you enjoy your stay here at Starry Night RV Resort!

Hello Friend!

We welcome our guests to start checking in at 2pm everyday! If we have the availability, we do not mind doing an early check-in for a $20 reservation-adjustment fee. Please contact our Resort Office for more details. If you require an after-hours check-in, no problem! Just reach out to the Resort Office before 6pm the day of your reservation to submit your request.

We do realize that your time is precious, so if you must dash... we understand! However, we would love to complete the checkout process in person and make sure your experience was top-notch. Check out time is 11 AM. If we have the availability, we will try to accommodate a late check out for a $20 reservation-adjustment fee. Please contact our Resort Office for more details.

If you would like to stay in our park for 28 days or longer, please contact the Resort Office for more details.

Wi-Fi boxes and gate remotes must be returned at check-out. Failure to do so will result in a charge up to $100 to the card on file. If departing outside of office hours, please be sure to leave your devices in the dropbox located outside the office. 

 

Cancellation Policy

We understand that things happen! So, if a reservation must be cancelled 2 weeks or more prior to your reservation arrival date, we will issue a full refund, minus the non-refundable $25 transaction fee. For a reservation cancelled 3-13 days prior to your reservation arrival date, we will issue a 50% refund. For a reservation cancelled 48 hours or less prior to your reservation arrival date, the full amount of the reservation payment is forfeited to Starry Night RV Resort.

No refunds are given on or after arrival.

Site Reservations

Reservations are paid in full at the time of booking. The individual reserving the site must be a minimum of 18 years of age and be physically present at the time of check-in.

Rates apply to a maximum of 4 people and 2 vehicles (your RV counts as 1 vehicle). Each additional adult is $5 per day and children are $2.50 per day with a maximum of 2 additional people. Please check with the Resort Office to see if an additional vehicle is permitted due to limited parking. If an additional vehicle is permitted, a $10 fee will be added to your reservation.

For stays greater than 28 days, the additional booking fee will be a monthly occurrence.

Visitors are allowed as a courtesy, however... they must check in at the Resort Office. If they will be enjoying our amenities, we require they purchase a resort pass. Please visit our Resort Office for more details. All visitors are asked to leave by 10pm.

 

Site Lock-in Guarantee

While we can guarantee your chosen site type and amenities, our automated optimization system may change your site location. You may guarantee your site location by choosing the $10 lock in fee at the time of booking.  

 

Parking

Parking is only permitted within your assigned site or designated parking areas. No parking in the grass. Please do not park in open sites as we will then have to charge you for an additional site.

All vehicles must always display a resort pass in the front windshield. Vehicles without passes are subject to being towed.

 

Propane

Propane is available for purchase. Inquire at the office. Do not attempt to dispense propane yourself. Only resort qualified personnel may dispense propane.

 

Speed Limit

The park speed limit is 10 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave without refund. Safety is our number one priority for our guests.

 

Your Site

You are assigned a designated site at check-in. If you would like to request a change in location, please contact the Resort Office and we will do our best to accommodate if we have the availability.

Storage is not permitted under or around your RV or picnic table. Please ensure your site is always tidy. Trash and debris need to be picked up, bagged and disposed of in the dumpster. No visible pool items please. 

Any type of skirting or outside structures will need management approval prior to being put in place.

Dumping of any wastewater on the ground is not permitted. A secure sewer boot is required. Please, no exceptions, because we think fresh air is wonderful!

Repairs to RVs and vehicles are not permitted at our resort. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.

Washing of your RV or vehicle is not permitted.

We encourage you to get to know your neighbors, but please be respectful and do not walk between sites when navigating the park. Use the main roads, sidewalks, and designated public paths to walk around the campground.

 

Children

Children under 12 years of age must be supervised by an adult at all times. Please ensure you have all your children back at your site by dark.  

 

Open Fires

Open fires are not allowed in our park. Fires must be in designated fire pits. The fire pits must not be moved, and are to be kept over the gravel, for safety purposes. Fire Bans may occur and will be posted in the Resort Office. NEVER leave a fire unattended.  

 

Trash Disposal

We have a dumpster located by the exit.  Please ensure you tie your trash bags completely closed before you toss them in the dumpster. Please do not place your trash on the ground. Woodland creatures like racoons are attracted to left out or disposed of food and while we think they are cute and wonderful animals; we don’t want you to find a surprise visitor at your site because of incorrectly disposed of trash!

To maintain the beauty of the resort, trash is never permitted to be visible at the campsites.

 

Pool & Playground

Anyone under the age of 16 must be supervised in the pool at all times. Horseplay, running, and diving is not permitted in our pool area.

Children in diapers are not allowed in our pool. Only swimming suits and swimming trunks are permitted, no cut offs.

Alcohol and Food are not permitted inside the pool itself. Picnic tables have been provided for your enjoyment.

Children under 12 years of age must be supervised at the playground by an adult at all times.

 

Clubhouse

The Clubhouse will be open every morning at 7am with freshly brewed coffee available. We encourage you and your family to enjoy the Clubhouse, whether you want to watch a show, play pool or enjoy a board game. There is a refrigerator for public use with the agreement that you do not take what is not yours and take with you what you brought when you leave.

 

Restrooms and Laundry

For the comfort of all our guests, restrooms are available in the Game Barn 24/7 except for temporarily closing for cleaning daily and as needed.

Restrooms are also available for use in the Clubhouse during open hours.

The dyeing of hair is prohibited in any of our facilities. A fee will be assessed to your reservation if you do so.

 Laundry machines are available in the Game Barn. Washing pet bedding and laundry with strong odors is not permitted. Please do not leave your laundry unattended. In need of quarters? Visit us in the Resort Office and we will try our best to exchange your money as availability allows.

We ask for your help in keeping the restrooms and laundry area clean for all our guests to enjoy. If you see an issue, please let the resort staff know immediately.

 

Drones

Drones are not allowed unless permission is granted by the Resort Office. Yep, that means you must come see our smiling faces and ask permission!

Fireworks and Firearms

Fireworks and firearms are strictly prohibited at our resort. This includes sparklers, smoke bombs, aerials, and firecrackers. Firearms include all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.

 

Pet Policies

Your pets are welcome to join you here at Starry Night RV Resort. We require they are on a leash and accompanied by their owner anytime they are outside and they are not permitted in our buildings or pool area.

All pets must be up to date on vaccines and copies of pet vaccine records must be available upon request.

Some folks like a quiet, peaceful environment. Excessive barking will not be tolerated and may result in you being asked to leave without a refund.

Management reserves the right to remove or restrict disruptive or aggressive pets.

Please do not leave your charming pet outside unattended.

Be a good neighbor and clean up after your pet always. Failure to clean up after your pet will result in a $100 cleanup fee, and you may be asked to leave without a refund.

Please note: We do not offer and are not responsible for any type of coverage concerning all pets. If your pet causes any type of injury or damage to any persons or property, you will be soley responsible for all incidents. Starry Night RV Resort LLC. is not liable for any incidents with pets on our property. 

Safety and Emergencies
If you observe any activity you believe to be of concern, call us at 682-387-CAMP(2267) any time of the day. (No soliciting is allowed.)

If you need to call 911 for any reason, and time allows, please call the Resort Office so the maintenance staff can be prepared to escort the emergency personnel to your site.

 

Severe Weather

In case of severe weather, the Clubhouse will be unlocked for you to take shelter in. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings.

 

Starry Night RV Resort is a first-class RV Resort, and it takes everyone working together to keep its top-notch appearance. We do require that your RV be in good working condition and a good physical appearance. If you would like management to review your RV to ensure you will not be turned away, please email pictures of your setup to info@starrynightrvresort.com. The management team will review and give you a decision within 48hrs. Management reserves the right to refuse service to anyone.

ON SITE COTTAGE or RV RENTAL- Booked via AIRBNB, WEBSITE or CAMPSPOT: 

This agreement begins on the date of your confirmation email, by and between STARRY NIGHT RV RESORT LLC and
the reservation holder for the property located 4513 Kennedale New Hope Road, Fort Worth,
TX 76140.

1. TERM: The term of the reservation shall begin on the arrival date of reservation at 2pm and end on the
departure date at 11am. The property will be ready for occupancy no
earlier than CHECK IN TIME on the arrival date and must be vacated no later than CHECK OUT TIME on
the departure date.

2. LIMITED OCCUPANCY: Occupancy is limited to a maximum of INCLUDE MAXIMUM NUMBER as
reservation states. If Owner concludes that this policy has been breeched, the Owner reserves the right to
expel the entire party with no refund.

3. NON-DISTURBANCE CLAUSE: Reservation holder and their guests shall not disturb, annoy, endanger or
inconvenience neighbors nor use the premises for any unlawful purposes. No parties.

4. CARE OF PREMISES/DAMAGES: PETS ALLOWED-Per Approval ONLY. NO SMOKING PERMITTED IN
HOUSE. Automatic reservation cancelation if violated. Renter agrees to pay Owner for any damages to
furnishings, household items, pool or property that occur as a result of Guest’s occupancy. This will include
payment of any additional cleaning charges over $100.00 incurred due to Guest’s occupancy.

5. OWNERS RIGHTS: Guest agrees that if the conditions and limitations set forth herein are not met, Owner
shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or
by force, to inspect the Property and ensure that Guest has vacated the Property. All monies paid by Guest
shall be forfeited as liquidated damages.

6. INDEMNITY CLAUSE: Guest herby agrees to Indemnify and hold Owner harmless from any and all claims
including those of third parties, arising out of or in any way related to Guest’s use of Property or the items of
personal property provided therein. Guest assumes all risk of injury or other losses relating to any
recreational activities including use of the private swimming pool on the Property and will hold Owner
harmless with respect thereto.

7. NO SUBLETTING: Guest may not sublet or assign this reservation for all or any part of the premises without
prior written consent of the Owner.

8. REPAIRS AND MAINTENANCE: The Property is reserved with the Owner’s furniture and household
furnishings. Owner shall not be responsible for providing additional furnishings or equipment not presently
available in Property. Guest will report any maintenance issues immediately to the Office. Owner will make
every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all
equipment is in good operating order at all times and no rate adjustments or refund will be made for

equipment or appliance failures. Please Note: Starry Night does its best to make sure EVERY guest has
received 5 Star service.

9. CANCELLATIONS- Please see online terms and conditions

1. PARKING: Parking for Cottage 404 or any RV site is directly in the gravel space in front. 1-2 cars are
allowed. It is not permitted to park outside of the designate areas. There is also parking by the clubhouse
and pool, should you choose to enjoy these amenities.

Guest and Starry Night RV Resort, by signing this Reservation Agreement, acknowledge that they will comply with
the terms of this agreement and the terms and conditions accepted online, and each assumes the responsibility for
the obligations set forth herein.
Renter acknowledges receipt of the House Rules.
Renter acknowledges that they have read, accept, and agree to the terms set forth.

Cancellation

You can cancel any time by texting "STOP". After you send the SMS message "STOP", we will send you a message to confirm that you have been unsubscribed and no more messages will be sent. If you would like to receive messages from Starry Night RV Resort again, just sign up as you did the first time and Starry Night RV Resort will start sending messages to you again.

Transfer of Number

You agree that before changing your mobile number or transferring your mobile number to another individual, you will either reply “STOP” from the original number or notify us of your old number at info@starrynightrvresort.com. The duty to inform us based on the above events is a condition of using this service to receive messages.

Messaging Terms Changes

We reserve the right to change or terminate our messaging program at any time. We also reserve the right to update these Messaging Terms at any time. Such changes will be effective immediately upon posting. Your continued enrollment following such changes shall constitute your acceptance of such changes
