TERMS & CONDITIONS 

Check-In / Check-Out:

-Check-in Time:
3:30 pm CST - UNITS (Cabins & Villas) ($50 early check-in fee, if available)
12:00 pm CST - SITES (RVs & Tents)   (No early check-ins)

-Check-out Time: 11:00 am CST

Late Check-out Policy:

The front desk may be able to allow a late check-out, if available. Additional fees may apply.

*$95 late check-out fee will be applied to any UNIT/SITES that does NOT check out at 11 am of the reservation departure date

In order to ensure availability for incoming guests, please plan a prompt departure. 

-After-Hours Check-ins:

  If you are arriving after 5 pm, please drive up to the Guard Booth (which is to the left of the front office) to receive your check-in packet. In the event our Property Staff is patrolling the facility when you arrive please call the phone number posted just outside the booth (830-730-0581)

 

ALL RESERVATIONS MUST BE PAID IN FULL A MINIMUM OF 7 DAYS PRIOR TO ARRIVAL OR CAN BE SUBJECT TO CANCELATION, DUE TO NON-PAYMENT

 

Cancellation Policies: 

Canceling your reservation 31 days or more before your arrival date will result in a 95% refund or credit. 
Reservations canceled thirty to fifteen (30-15) days before your arrival date will receive a camp credit.
Reservations canceled fourteen (14) days or less before the arrival date will forfeit the full amount paid. 

Event space reservations (clubhouse, river patio, sports center cafe) are non-refundalble if cancelled the full amount is forfeited. 

*Early departures do not warrant any refund of rent or deposit.

Camp Credit will only be valid for a period of 12 months (365 calendar days) from the date of cancelation and can only be redeemed towards UNIT & SITE reservations.

Summit Vacation & RV Resort does not give credit or refunds due to the discomforts of nature.  


Quiet Hours: 

Quiet Hours are 11 pm - 7 am

Noise must be controlled with no loud music, loud talking, or excessive noise after 11:00 p.m. If the tenant violates the quiet hours and a subsequent refund must be provided to other guest(s), the tenant will be charged the TOTAL amount of the refund. Violators may be asked to leave the property and will not receive any refund.

Parking:

Two (2) parking passes are included with each reservation, any additional parking passes will be an additional fee. Renter may not permit more than 2 vehicles including but not limited to automobiles, trucks, trailers motorcycles, jet skis, and boats unless authorized in writing by Management. Renter may not park or permit any person to park any vehicles on grass. Please do not park your vehicle, trailer, or boat in an adjacent site. *Use of more than one SITE or parking in grassed areas will result in additional charges.

Pets: 

ALL Pets must be registered at the front desk with up-to-date vaccine records. Pets are ONLY allowed at The Summit RV park area with RV guests for an additional fee. Max of two (2) pets per RV site. Pets are not allowed in the Summit buildings, pavilions, pool areas, playgrounds, cabins, villas, sports center, etc… Pets MUST be leashed at ALL times. NO vicious breeds allowed. Pets may NOT be left unattended. NO washing pets in the bath houses/comfort stations. Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without a refund. You are required to clean up after your pet(s), NOT cleaning up after your pet(s) may result in an additional charge of $75 or more. Any undeclared/unregistered Pet may result in additional fees or eviction from the property.    *If pet(s) or evidence of a pet(s) are found in “UNITS”  there is a fine of $250.00 or more per pet and the pet(s) will have to be removed from the property immediately.

Visitors:

ONLY registered guests are permitted to be on the property. ALL visitors must register at the front desk, pay any fees, & receive a parking pass. Visitors are NOT allowed to bring pets. Visitors must adhere to ALL of the properties’ rules/policies. Visitors MUST depart by 10 pm (CST) unless otherwise has prior approval by management. Summit Vacation & RV Park reserves the right to limit the number of people visiting the property. 

Use & Occupancy: 

Unless stated in writing by management, the Maximum Occupancy shall not be exceeded. If evidence of the maximum occupancy being exceeded is found the renter & guests may be asked to vacate the property immediately WITHOUT a refund and may be charged for damages. Renters may not use the property to hold any event on the property such as but not limited to: weddings, parties, reunions, etc… unless agreed to beforehand in writing by management. The only persons the Renter may permit on the property during the term of the stated reservation, are persons staying overnight with the Renter and included in the Maximum Occupancy number.  

NO Daily Maid Service: 

While linens and towels are included in the “UNIT” reservation, daily maid service is NOT included, however, it is available at an additional rate and request. Please contact the front desk if you would like to add this to your stay.  We suggest you bring beach towels as we do not permit towels or linens to be taken from the Units under any circumstance.

Laundry:

The laundry rooms are open 24/7. Change and Vending available. Please do not leave your laundry unattended. Summit Vacation & RV Resort is NOT responsible for accidents, theft, or lost goods.

Restrooms:

For the comfort of all our guests, restrooms are open 24/7 except for a temporary closing for cleaning once daily. We ask for your help in keeping the restrooms clean, please. Guests under the age of 18 need adult supervision in the bathrooms and showers.

Pool & Playground:

No lifeguard is on duty. Pools open at 9 am after quiet time and close at dusk, trespassers found during quiet hours will be asked to leave the property without a refund. Anyone under 18 must be supervised in these areas and all areas of the campground at all times. Horseplay, running, and diving are not permitted in our pool area. Glass and Food are not permitted inside the pool itself. Loud music, glass, and rough play are not permitted at our pool or playground areas. Failure to follow these rules may result in you being asked to leave the property without a refund. Children in diapers are not allowed in our pool, ONLY swim diapers. Please do not let your children climb our trees, as it damages them.
 

WARNINGS CONCERNING NATURAL BODIES OF WATER:

The Guadalupe River is a natural body of water with untreated water which may make it difficult to judge depth or see submerged objects. Swimming is at your own risk.   Underwater hazards may exist including submerged trees and wildlife, as with any natural body of water, you should use common sense and caution while entering and enjoying the water. Diving and jumping in are discouraged. Being a natural body of water, the Summit Vacation & RV Resort does NOT have many of the safety features found at man-made pools including but not limited to: there is no fence or barrier restricting persons from entering the water, no depth signs, nor any lifeguards on duty.  

The Guadalupe River is subject to occasional wet-weather flooding during heavy rains. It is the Renters' Responsibility to monitor weather forecasts and flood watches and to evacuate the Property if there are impending flood warnings in the area.

Wildlife: 

The Summit Vacation & RV Resort is located in a natural environment. Though extremely rare on the premises, snakes & other wildlife may be present. To limit your and your Occupant’s exposure please inform all Occupants to stay on pathways and roads, use a flashlight when walking at night, and avoid weedy and bushy areas while walking and on/in the water & property.

Trash Disposal:

Trash cans & Dumpsters are located throughout the park. Please tie trash bags completely closed and put ALL of your trash completely in the Dumpsters. DO NOT PLACE YOUR TRASH ON THE GROUND. DO NOT dispose of wires, oils, furniture, mattresses, toxic wastes, or any other chemicals in our dumpsters. Failure to adhere to these rules may result in charges for disposal fees. If a trash can is full, please find another container to dispose of all trash.

RV Electrical Usage:

You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

LIABILITY: 

Summit Vacation & Rv Resort is not responsible to Renter, or Occupants for any damages, injuries, or losses to person or property caused by but not limited to: fire, flood, water, ice, snow, hail, winds, explosion, smoke, interruption of utilities, theft, burglary, robbery, assault, vandalism, other persons, condition of the Property, or other occurrences or casualty losses. Renter will promptly reimburse Landlord for any loss, property damage, or cost of repairs or service to the Property or property belonging to the Landlord caused by Renter, Renter’s Occupants, and unauthorized occupants or pets, whether the damage is intentional or unavoidable

CASUALTY LOSS OR CONDEMNATION: Section 92.054, Property Code governs the rights and obligations of the parties regarding a casualty loss to the Property. Any proceeds, payments for damages, settlements, awards, or other sums paid because of a casualty loss to the Property will be the Landlord’s sole property. For this lease, any condemnation of all or a part of the Property or Unit is a casualty loss.

OTHER RULES:

A. Fireworks and open flames are prohibited. Outdoor grilling and marshmallow roasting are allowed, only in designated areas.

B. Please be respectful of the neighboring guests as well as the neighboring properties. No trespassing on neighboring properties, it is strictly forbidden.

C. Air conditioning should not be set lower than 70 degrees to avoid freezing the units.

D. Our septic system is sensitive! Do not put paper towels, hygiene items, diapers, grease chemicals, or other harsh items in the toilets or drains due to septic systems and Comal County requirements.

E. There is NO SMOKING in the Unit. If there is any evidence of smoking found inside any “UNITS”, the Responsible Party will be fined $250 (two hundred fifty dollars) minimum.

F. $95 Trip fee will be issued to guest(s)/group responsible for not obeying property rules stated in the contract 

G. ATTORNEY’S FEES: Any person who is the prevailing party in any legal proceeding brought under or related to the transaction described in the Rental Agreement is entitled to recover prejudgment interest, attorney’s fees, cost of service, and all other costs of the legal proceeding from the non-prevailing party

H. Rates are subject to change without notice, but will not change from the rates stated in your reservation confirmation

I. Any reservation obtained under false pretense

will be subject to forfeiture of the Rental Amount, Reservation Deposit, and Damage Deposit, and the party will not be permitted to check-in.

J. Management reserves the right to refuse or immediately terminate service to anyone and shall not be liable for neither a refund nor compensation.

K. ALL motorized vehicles must be operated by a licensed driver while on property. (NO ATVs, 4wheelers, dune buggies allowed on the property)

 

CHECK-OUT RESPONSIBILITIES FOR CABINS & VILLAS:

1. Remove all trash from the unit and place it in the outside trash receptacles or subject to a $25 charge

2. Make sure all dishes are washed and put away, if the unit has a dishwasher please make sure the dishwasher has been started before leaving or is subject to a $75 charge

3. Place dirty towels in the shower.

4. Turn air conditioners to 74 in the summertime and Heat to 68 in the winter.

5. Make sure all remotes are placed on the table

 

 

BY SIGNING YOU AGREE:

I HEREBY RELEASE, WAIVE, DISCHARGE, AND COVENANT NOT TO SUE

Summit Vacation and RV Resort LLC, a Texas Limited Liability Company d/b/a Summit Vacation & RV Resort, its owners and agents (collectively, Summit Vacation & RV Resort Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Summit Vacation & RV Resort property, facilities, amenities, pools, and hot tub (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE, AND HOLD HARMLESS Summit Vacation & RV Resort Management, and each of them, from any loss, liability, damage, or cost (including attorney fees) they may incur due to injury (including death), damage, or loss of property relating to the use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Summit Vacation & RV Resort Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Summit Vacation and RV Resort LLC, a Texas Limited Liability Company d/b/a Summit Vacation & RV Resort, its owners, and agents (collectively, “Summit Vacation & RV Resort Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge, and covenant not to sue Summit Vacation & RV Resort Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such an earlier date communicated to me.  If I fail to pay the total due, I agree that Summit Vacation and RV Resort LLC, a Texas Limited Liability Company d/b/a Summit Vacation & RV Resort may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

 

The Premises are privately owned and THE SUMMIT VACATION & RV RESORT MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Summit Vacation & RV Resort Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Summit Vacation & Rv Resort Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Summit Vacation & Rv Resort and its affiliated entities and promotional partners the right to include any photographic, video, and other visual portrayals of each person in my party in any medium and for any purpose.
