Sunshine Mile RV Park
RV Policies
Check In / Check Out
Check in time begins at 3PM local time and you may enter the park and occupy your space at any time after 3PM on the day of check in. You must sign your Terms and Conditions either in person or online before checking in. Early check in is not permitted. We will not ask a guest to leave so that you can check in early. If you will be arriving in the area early, please make arrangements until your site opens up at 3PM. Check out time is 12 PM (Noon) local time. You do not need to contact the office for check out, simply vacate your RV Site.
Site Changes
You have been assigned a specific site, if you wish to change sites please first attempt to make the change online before contacting the office. Due to reservations and maintenance, moving may not be possible.
Site Usage
Only registered guests are permitted to enter the park. All visitors must be registered online or at the office. Only registered pets are allowed on the premises - visitors may not bring pets. Day visitors must depart by 10:00 pm local time. Guests are responsible for ensuring any visitors must follow all rules. Guests are responsible for any damage a visitor causes or any violations of the rules that a visitor commits. Visitors must park outside of the park on the street.
Keep your site clean and tidy at all times. At departure, the rental RV Site is to be left in clean condition. Any garbage must be removed from the RV Site and placed in the park dumpster. If any space is left in an unclean manner, Sunshine Mile RV Park Management may charge your credit card with a $125 cleaning fee.
Open Fires
Open fires are not allowed in our park.
Parking
Park only in your assigned RV space. Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges. Do not park in common areas or in the road.
Each paid guest registration covers 1 RV per site and 1 vehicle per site unless noted. Extra vehicles will need to be parked outside of the park on the street.
Site and Park Navigation
The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests. Please exercise caution and watch for pedestrians, children and pets while driving.
Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the campground.
Washing & Repairing your RV
Washing RVs or vehicles is only permitted with 1 bucket of water and a sponge. You must only use the water provided to your designated RV site, not common area water. Hose washing is not permitted, as it can result in a mess and disturb your neighbors.
Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs. Any spilled oil from your RV will be subject to a $125 site cleaning fee.
Laundry
The laundry room is open 9AM – 10PM. Please do not leave your laundry unattended. We are not responsible for accidents or theft. If there are problems with the machines, please call WEB Laundry at the number listed on the machines. Clotheslines are not permitted in the park.
Quiet Time Policies
Quiet time is 10 PM to 8 AM. Anyone playing loud music will be warned only once and then asked to leave without a refund.
Trash Disposal and Recycling
A trash dumpster is located at space 13. Please tie trash bags completely closed and put your trash completely in the trash container. Please do not place your trash on the ground. Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in our trash cans. Failure to adhere to this rule may result in charges for disposal fees.
Children
Children under 18 must be supervised by an adult at all times. Riding bicycles without a parent is prohibited for the safety of your children and our incoming RV guests.
Drones
Drones are not permitted in our park. Please do not fly drones over people or RVs. There are several local area parks where drones are permitted for your enjoyment.
Fireworks and Firearms
Fireworks and firearms are strictly prohibited in our park. The prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibiting of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.
Pet Policies (in conjunction with the Terms & Conditions)
Supervision
We ask that you keep your pets on a leash at all times while in public areas. This helps you, your pet, and other guests and other guests’ pets stay safe.
Do Not Leave Pets Unattended
Pets may not be left unattended inside your RV or anywhere at our park. Do not leave pets tied up outside your RV or anywhere at our park. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pets well-being while you are away.
Cleaning Up After Your Pet
Be a good neighbor and please use the dog walk area and clean up after your pet always & immediately. Do not let your pet deposit waste on your site or any of our other guests’ sites please. Failure to clean up after your pet will result in you being asked to leave without a refund.
Pet Vaccinations
Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date.
Barking
Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.
Utilities
Utility Charges
Your electric and water usage will be calculated during your stay and added to your bill upon checkout. The manager will record your starting and ending electric and water meter reads. We encourage you to do the same for your records. Utilities are billed at the current submetering rate allowed by the local utility provider.
Electrical Use
You are responsible for understanding how many amps you are using in your RV. Any electric usage over the amperage provided by your pedestal can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.
Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals.
Safety and Emergencies
Emergency Contact Information must be provided online or at the office. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.
If you observe any activity you believe to be of concern, call the manager at (520) 289-4466. (No soliciting is allowed.) If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.
Sunshine Mile RV Park Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. If you do not leave the premises when ordered to do so, we reserve the right to call the local authorities to remove you from the premises.
Cancellation Policy:
- Cancellations made 30 days or more prior to arrival: Full refund minus the non-refundable transaction fee
- Cancellations made 2-29 days prior to arrival: 50% refund fee
- Cancellations made 24 hours or less: Refund forfited
Towing Policy
We reserve the right to have your equipment—RV, Fifth-Wheel, Motorhome, Pop-Up, Travel Trailer, Truck Camper, Van, or similar personal property—towed off of our premises at the owner's expense for any violation of our rules or policies.
This includes, but is not limited to:
- Violation of park rules or policies
- Behavior deemed inappropriate, disruptive, or disturbing to others by management
- Failure to pay rent, fees, or utilities within 24 hours of due date
If any of the above circumstances occur, management will contact a local towing company. Once towed, it becomes your sole responsibility to recover your equipment from the towing company. We assume no liability for any fees, damages, or loss incurred as a result of the towing.
SUNSHINE MILE RV PARK – TERMS AND CONDITIONS
I agree, and shall cause my children, invitees and guests, to abide by the Park Rules, including those rules and policies published at www.SunshineMileRVTucson.com, posted at the Premises or otherwise communicated in any manner by Sunshine Mile RV Park Management.
I further understand and agree that Sunshine Mile RV Park does not give credit or refunds due to the discomforts of nature. Sunshine Mile RV Park's refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows:
RV Sites: If a reservation is cancelled 30 days or more prior to the arrival date we issue a full refund, minus the non-refundable transaction fee; or Camp Credit in the full amount can be elected. For a cancellation of a reservation more than 48 hours, but less than 30 days prior to the arrival date we issue either a refund of 50% of the payment or a Camp Credit of 50% of the payment and the remainder of the payment is forfeited. For a reservation cancelled less than 48 hours prior to the arrival date, the full amount of the reservation payment is forfeited to Sunshine Mile RV Park. For reservations paid with a credit card, cash refunds will be credited to the credit card on file with respect to reservation.
As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.
I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE BW Portfolio, LLC, d/b/a Sunshine Mile RV Park, its owners and agents (collectively, Sunshine Mile RV Park Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Sunshine Mile RV Park property, facilities, amenities (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; or encounters with wildlife.
I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Sunshine Mile RV Park Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Sunshine Mile RV Park Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.
As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold BW Portfolio, LLC, d/b/a Sunshine Mile RV Park, its owners and agents (collectively, “Sunshine Mile RV Park Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Sunshine Mile RV Park Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.
I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that BW Portfolio, LLC may charge any remaining balance (in additional to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.
The Premises are privately owned and THE SUNSHINE MILE RV MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Sunshine Mile RV Park Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. If manangement has any evidence you have committed any type of crime on our premises, you will be immediately asked to leave. If you do not leave the premises when ordered to do so, we reserve the right to call the local authorities to remove you from the premises. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances.
I have read this notice and agree to it as well as all Sunshine Mile RV Park Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Sunshine Mile RV Park and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.
Additional Terms for Rental Units
I understand and agree as follows:
- At departure, the rental RV Site is to be left in clean condition. Any garbage is to be removed from the RV Site and placed in the park dumpster. If any space is left in an unclean manner, Sunshine Mile RV Park Management may charge my credit card with a $125 cleaning fee.
- All damages to any park property, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout. All damages occurring to any park property during my stay will be charged to my credit card after a thorough inspection has been made by Sunshine Mile RV Park Management and a detailed accounting will be provided upon request.
Animal Waiver
I hereby agree to the following regulations and conditions relating to my dog while camping at Sunshine Mile RV Park (“Campground”) with my dog.
- Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.
- Supervision. I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended in my RV or anywhere at the Campground. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground. I agree to clean up after my pet immediately after my pet goes to the bathroom anywhere at the Campground.
- Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.
- Disturbances. I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.
- Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.
- Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.
I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.
In light of the global pandemic associated with COVID-19, everyone shares in the obligation to observe certain requirements and guidelines to help keep themselves and others safe within your shared community. In particular, I represent that I have not tested positive for COVID-19 within the last two weeks and I have not been in direct personal contact with someone who has tested positive for COVID-19 within the last two weeks either. If I do test positive for COVID-19 or come into contact with someone who has, or if my temperature exceeds 100 degrees Fahrenheit and I experience other COVID-19-related symptoms, I agree that I will not seek to enter the resort/community until I am no longer symptomatic for three straight days. I agree to observe the safety requirements within the resort/community spaces -- including wearing a personal mask when required, and observing required routes of circulation, occupancy limitations, social distancing and sanitization requirements.
