1. Acceptance of Terms
By making a reservation or checking in at Takysie Lake Resort (the “Resort”), you (the “Guest”) agree to abide by these Terms and Conditions. Your reservation or arrival constitutes acceptance of all rules, regulations, and policies set forth herein. The Resort reserves the right to refuse service to anyone not in compliance.
2. Definitions
- Guest: Any individual named on the reservation or occupying a site.
- Site: A designated RV stall, including hookups, assigned to a Guest.
- Reservation: A booking request confirmed by the Resort for a specific Site and dates.
- Management: Takysie Lake Resort’s owners and staff responsible for day-to-day operations.
3. Booking Terms & Guest Charges
3.1 Cancellation Policy:
- 14+ days before arrival: 100% refund
- 7–13 days before arrival: 50% refund
- 4–6 days before arrival: 25% refund
- 0–3 days before arrival: No refund
3.2 Check-In
- Cabins: Check-in time begins at 4:00 PM.
- RV & Tent Sites: Check-in time begins at 2:00 PM.
3.3 Charge to Site
- At the time of check-in, you may set up a temporary charge account to charge restaurant and store purchases to your cabin or site, if you wish.
- Payments on outstanding account charges are due at the time of check-out.
- Any unpaid balances left at check-out may incur late-payment fees.
3.4 Check-Out
- Check-out time for all accommodations (cabins, RV sites, tent sites) is by 12:00 PM.
- Late check-out (1:00 PM) is available for RV / Tenting sites for $5 (plus applicable taxes).
- Guests must leave their cabin or Site clean and free of garbage.
Additional Fees
Additional fees may apply for breaches of the Terms and Conditions, including but not limited to excessive mess, pet-related cleanup, damage to property, missing items, unauthorized dumping, or unauthorized use of facilities (e.g. entering unbooked cabins, using equipment without rental or waiver, exceeding guest limits, etc.). These charges may be applied to your credit card after departure if necessary.
4. Site Use
4.1 RV Requirements
- All RVs must be in good working order, free of major leaks, and fully self-contained (water, sewer, and electrical hookups).
- Gas generators are allowed between 10:00 AM and 8:00 PM only; maximum noise level of 65 dB at 15 feet from the generator.
4.2 Additional Vehicles & Guests
- One (1) tow vehicle is permitted per Site at no extra charge. Additional vehicles can be added to your booking for $5/day.
4.3 Site Alterations
- Guests must not alter or improve Sites (e.g., build decks, remove plants, cut branches) without written consent from Management.
- Stakes, pylons, or heavy equipment that may damage underground utilities are prohibited.
4.4 Quiet Hours
- Quiet hours are from 11:00 PM to 7:00 AM.
- Excessive noise (loud music, parties) during quiet hours may result in eviction without refund.
4.5 Electricity
- Sites are equipped with 20 or 30 amp power hookups. If your RV requires 50 amp service, you must bring a suitable adapter to connect to a 30 amp outlet. These are not provided on-site.
4.6 Site Upkeep
- Guests must keep Site areas tidy and dispose of all garbage in the provided bins throughout the Resort.
4.7 Repairs
- Limited hand-tool repairs may be performed on Sites. No major mechanical repairs (engine work, part replacements) are allowed.
- Oil changes and fluid disposal must be done off-site. These services may be available by appointment at the garage across the street—please ask about availability at the front office.
5. Pets
5.1 Pet Cleanup Fees
- A maximum of two (2) pets are welcome in a Cabin and three (3) pets are welcome per RV / Tenting site. No prior approval is required.
- To accommodate the extra cleanup often required, a one-time pet clean-up fee may apply to your booking, based on your accommodation type:
- RV & Tent Sites: No charge
- Rustic Cabins: $15
- Premium Cabins: $30
- Excessive pet clean-up or waste left on site will incur additional fees. Thank you for picking up after your pets!
5.2 Leash & Supervision
- Pets must be on a leash (no longer than 2 metres) when outside at all times.
- Owners must supervise pets; unaccompanied pets may be impounded at the Guest’s expense.
- In pet-friendly cabins, please keep pets off the furniture.
5.3 Waste Disposal
- Owners are responsible for immediate removal and proper disposal of pet waste.
- Failure to clean up pet waste will incur a $50 cleanup fee.
5.4 Noise
- Barking must be controlled; persistent barking may lead to eviction without refund.
6. Conduct & Safety
Behaviour Expectations
- Guests must act in a courteous, respectful manner toward Management, staff, and other Guests.
- Harassment, intimidation, or abusive behaviour is strictly prohibited.
6.1 Children
- Children under 16 must be supervised by a responsible adult at all times.
- Playgrounds and recreational areas are used at one’s own risk.
6.2 Vehicles & Speed Limits
- Speed limit within the Resort is 10 km/h.
- All drivers must possess valid driver’s licenses and insurance.
- Reckless driving, racing, or use of off-road vehicles (dirt bikes, ATVs) are prohibited on site.
6.3 Fire Safety & Barbecues
- Firewood is available for purchase. Free firewood is also available at the designated U-Chop Stations; however, collecting wood from other areas of the property is strictly prohibited.
- All axes and mauls must remain at the U-Chop Station and are not to be removed.
- A legal campfire is defined as any fire no larger than 0.5 metres high and 0.5 metres wide. Fires are allowed only in designated fire rings and must not be left unattended.
- Unattended open flames—such as tiki torches or kerosene lamps—are banned.
- Propane or electric barbecues are permitted on Sites; charcoal grills are permitted with ashes cooled and disposed in metal containers.
- All fire-bans must be strictly followed.
6.4 Alcohol & Smoking
- Guests may consume alcohol in accordance with BC Liquor laws (must be 19 years or older). Consumption is allowed at your private site or cabin only. No open alcohol is permitted in public areas.
- No smoking is permitted in indoor common areas or within 5 metres of any building.
- Cigarette butts must be extinguished completely and disposed of safely. Please do not dispose of cigarettes butts on our grounds.
6.5 Swimming, Watercraft & Recreation
- Swimming in Takysie Lake is at one’s own risk; no lifeguard is on duty.
- Boating and Equipment Rentals: A separate rental agreement and safety checklist must be completed before using boats, canoes, pedal boats, or other resort equipment.
- Fishing Regulations: Guests must hold a valid fishing license and comply with all provincial fishing rules.
- Protect the Lake: Please help us care for Takysie Lake by avoiding dumping, littering, or disturbing wildlife and shoreline areas.
- Fish must be cleaned only at the designated fish cleaning station. Cleaning fish in the lake or at your Site is strictly prohibited.
- Personal watercraft (e.g., kayaks, canoes) are permitted; lifejackets must be worn.
- Portable trampolines, zip lines, or other equipment that may pose liability risks must be approved by Management before use.
- Please walk carefully on the docks and refrain from running or bouncing.
7. Sewer & Waste Water
- Guests using washroom facilities must ensure no solids (paper towels, diapers feminine hygiene products) are flushed.
- A sani-dump station is available for RV Guests to use at any time during their stay. For added convenience, a mobile pump-out service is also available for $10 if you would like your tanks emptied at your site.
- Unauthorized dumping of greywater or blackwater anywhere on the campground is strictly prohibited.
- Resort water is drawn from Takysie Lake and treated on-site. Please help conserve water:
- No RV tank filling, vehicle washing, or sprinkler/garden hose play.
- Turn taps off when not in use.
- Take short showers and run full laundry loads.
8. Fresh Water Usage
Water is a precious and limited resource at Takysie Lake Resort. All water used on-site is drawn directly from the lake under strict environmental regulations, then treated through an extensive—and costly—filtration process while wastewater is collected in holding tanks that must be manually pumped and hauled to lagoons.
To ensure clean water remains available for all guests, we ask that everyone make a conscious effort to conserve water during their stay:
- Water is available for on-demand use at your site for your daily needs. Filling RV tanks is not permitted.
- Please refrain from washing vehicles, RVs, boats, or equipment using resort water.
- Please refrain from the use of sprinklers, running-water toys, or using garden hoses for play.
- Please use showers and laundry facilities thoughtfully — brief showers and full laundry loads help greatly.
- Turn taps off when not in use and report any leaky faucets or unauthorized water usage to management.
9. Propane, Fuel & Prohibited Items
- Propane tanks must be stored upright and kept away from open flames.
- Hazardous materials such as gasoline, solvents, and paints are not permitted on Sites. The only exception is portable fuel containers (e.g., jerry cans) intended for boat engines, which must be stored safely and used responsibly.
- The use of firearms or illegal drugs anywhere on the property is strictly prohibited.
- Fireworks are permitted only with prior management approval and only when no fire ban is in effect.
10. Emergency Procedures
Please note that there is no cell phone service at Takysie Lake Resort. To stay connected, we strongly recommend activating Wi-Fi calling on your device before leaving home.
- Wi-Fi Access: Free Wi-Fi is available near the store.
- Emergency Calls: A payphone located outside the store is available and operational for emergency calls.
- If you spot a fire: Immediately report wildfires to BC Wildfire Service at 1-800-663-5555, then notify resort staff.
- All other emergencies: Call 911 first, then contact the front office or resort management as soon as possible.
11. Liability & Insurance
11.1 Assumption of Risk
As the Primary Guest, I acknowledge and voluntarily assume all risks associated with outdoor activities, lake use, boating, camping, equipment use, and participation in any activities or use of any facilities at Takysie Lake Resort. I do so on behalf of myself, all members of my booking party, and any day guests or visitors who may join us on-site at any time. I understand that these activities involve inherent risks, including but not limited to property damage, personal injury, illness, or death.
11.2 Guest Responsibility
I agree to:
- Accept full responsibility for all charges, damages, injuries, conduct, and losses caused by myself, any member of my booking party and any day guests or visitors who may join us on-site at any time.
- Treat all resort property, accommodations, rental equipment, and facilities with care and respect.
- Compensate Takysie Lake Resort for any damages, losses, cleaning fees, or unpaid charges resulting from our stay or activities.
- Comply with all posted and communicated resort rules, policies, and instructions.
11.3 Indemnity Clause
I further agree to indemnify, defend, and hold harmless Takysie Lake Resort, its owners, employees, contractors, affiliates, and representatives from and against any and all claims, liabilities, demands, actions, damages, losses, costs, and expenses (including legal fees) arising out of or related to my stay, my use of resort property, or the participation of myself or my party in any activities at or organized by Takysie Lake Resort.
If I am signing on behalf of minors under my care, I confirm that I am the lawful parent or legal guardian, and I voluntarily accept all risks on their behalf, including responsibility for their conduct and any resulting claims or liabilities.
11.4 Insurance
- Guests are strongly encouraged to carry comprehensive RV and liability insurance covering bodily injury, property damage, and theft.
11.5 Resort Liability
- The Resort, its owners, and staff are not liable for injury, loss, or damage to persons, vehicles, possessions, or pets.
- The Resort is not responsible for loss of or damage to personal property due to theft, fire, hail, wind, or other acts of nature.
12. Termination & Eviction
12.1 Grounds for Eviction (without refund)
- Failure to follow Resort rules — including non-payment, illegal activity, property damage, or creating a disturbance — may result in eviction at Management’s sole discretion.
- In most cases, Guests will receive one verbal warning; however, no warning will be given for illegal activity or safety threats.
- Evicted Guests must vacate the property immediately and leave their Site in broom-swept condition.
13. Privacy & Personal Information
All personal information collected (name, address, payment details) is used solely for reservation and operational purposes. The Resort does not sell or share guest information with third parties, except as required by law.
14. Amendments & Changes
These Terms and Conditions may be amended at any time. Updated versions will be posted on the Resort’s website and displayed at the front office. Continued use of Resort facilities after amendments constitutes acceptance of the revised terms.
15. Governing Law & Dispute Resolution
15.1 Governing Law
These Terms and Conditions are governed by the laws of the Province of British Columbia.
15.2 Dispute Resolution
Any disputes arising under these Terms shall first be addressed by good-faith mediation. If mediation fails, disputes will be resolved through binding arbitration in Burns Lake, BC, under the rules of the British Columbia Arbitration Act.
