Terry's Country RV Park, Alvin, Texas
Arrivals & Departures: Hours 8:00 AM to 5:00 PM Check Out Time Noon:
● $150 deposit for monthly guests required for reservation. Full payment is due upon move in. A $250 extra deposit may be required if you do not have a vehicle to move your RV if needed.
● $50 insufficient funds check fee
● 1 RV per site, 2 registered vehicles per site, 2 adults per RV, maximum guests per site is 4. An additional $100 per person for any additional guests staying 5 days or more in any 30 day period.
● Monthly guest payments are due in full on or before the first of the month and late charges begin after the 5th of the month.
● $25 Daily late fee will be applied beginning on the 6th day of the month.
● All guests must be registered and listed on the registration form. All children’s names and ages must be listed.
● Laundry and shower areas are accessible to guests 24 hours a day.
● WIFI is free
● The Community Room is open at the owner's discretion. Community room and office are closed on Sunday and Monday.
● Smoking and drinking is prohibited in all park buildings.
● Any excessive clean up of site upon departure could result in losing your deposit based on manager discretion
● Speed limit is 5 MPH; even if you are in a hurry! Please inform any visitors of this rules.
● Discharge of firearms and fireworks is strictly prohibited. If violated, you will be required to leave the premises immediately.
● Gray water must be contained.
● No large steps or porches of any size unless approved by the management.
● Quiet hours are 10:00 PM to 7:00 AM weekdays and 11:00 PM to 8:00 AM weekends.
● No digging or erecting poles without approval of the management (including satellite dishes).
● No tampering with the electrical boxes. Notify management if there is a problem.
● Please do not leave trash around your space. Tenants are responsible for putting their household garbage in dumpsters. Cigarette butts must be disposed of and not thrown on the ground.
● Hazardous materials or foreign chemicals, including any kind of grease, cleaners, paint thinners, batteries shall be discarded properly and not anywhere on property, including dumpsters. Do not pour any substance out onto ground or down the sewer drains. No dumping of food anywhere on the property.
● Please help keep our restrooms clean. Flushing of any feminine hygiene material, diapers, or cat litter is strictly prohibited. No washing clothes or dishes in the restroom sink. Septic safe toilet tissue is required for each camper.
● We reserve the right to refuse continued residency privileges to “offenders” of community rules. Second warning for the same violation, either verbal, or written, you may be fined $50 or asked to leave the community.
● No harassing, disruptive, aggressive or threatening behavior toward management, employees, contractors or toward other registrants and their guests.
● Management and Terry’s Country RV Park Community is not responsible for loss or damage to any guest’s property due to theft, vandalism, fire, accidents or any other casualty or act of God. Guests of Terry’s Country RV Park expressly assume all risk of such loss or damage and are responsible for carrying their own insurance. In addition, damages of any kind caused by guests or visitors to Terry’s Country RV Park property shall be billed to the guest.
Parking & Vehicles:
● 2 vehicle limits on each site plus your RV. Any additional vehicles, trailers, etc, will need management approval. Your guests are not allowed to leave unattended vehicles in the park.
● Unattended vehicles will be towed at the owner's expense. Non-operable automobiles will be towed.
● All vehicles including RV must have current registration, inspections, and license plates.
● Any type of mechanical repair, whether to vehicle, motorcycle, or RV must be approved by management.
● Boats, ATV, utility trailers are not allowed to be parked in parking spots unless approved by management. Golf carts are permitted. Guests may store boats, ATV’s, trailers, etc. for $25.00 a month.
● Parking in vacant RV sites is not allowed and will result in being charged $15. Daily per vehicle.
● Park in designated areas only. No parking in grass.
Rig and/or Site Appearance:
● TEXAS LAW requires that a sewer hose must be fastened using a threaded connector or rubber donut.
● No objects in the grass that interfere with maintenance.
● No open flames or wood burning fireplaces, such as chimineas or open fire pits (small personal BBQ grills are allowed)Propane fire pits are acceptable.
● Current renter may not sublet RV, and if sold or given to someone else, the RV must be moved out immediately or registered by new owner asap.
● No clotheslines permitted.
● Owners & management suggest tenant to provide their own 30/50 am GFCI receptacle to protect their trailer
● We reserve the right to refuse service to any rig based upon its appearance and/or condition
● No tents or pop-up trailers are permitted for monthly stays.
● Outdoor items should be neat and orderly. No tires, 55-gallon drums, refrigerators, freezers are allowed under or around RV without first receiving manager’s approval.
● Vehicle washing is not allowed at the park. There are several good car wash places in Alvin. Long term guests may wash their campers, without a fee, two times a year. Management may ask that guests wash their camper if it becomes too dirty. Short term guests will be charged $25 to wash campers on site. If you use a service, they must provide their own water.
Gate and Security:
● Please be patient when entering and exiting the park. There is a $500 charge for damages to the gate.
● You may use a clicker for the gate. There is a deposit required to obtain a clicker and is refunded when the clicker is returned.
● Please lock the laundry area door when exiting.
● We are only as secure as the gate code. YOU MAY BE ASKED TO LEAVE THE PARK IF YOU COMPROMISE THE SAFETY OF OTHER GUEST BY SHARING THE GATE CODE. IF WE HAVE TO CHANGE THE CODE BECAUSE YOU SHARED IT, YOU WILL BE CHARGED THE $150 FEE THAT WE PAY THE GATE COMPANY.
● IF THE SHERIFF IS CALLED TO YOUR SITE FOR ANY REASON, YOU WILL BE ASKED TO LEAVE IMMEDIATELY.
● Please be aware that our park is monitored with cameras inside the community room, laundry area, and all outside areas.
Pet Rules:
● We love pets at Terry’s Country RV Park, but please consider that all guests may not wish to interact with your pet or their waste. Please do not allow your pet to expel waste in others’ campsites and in common areas.
● All pets must be approved by management. 2 pets per lot unless approved by management.
● All pets must be on a leash when in the park, with the exception of the dog park and back acreage of the park. Pets must be supervised when in non-leash areas.
● You must clean up after your pet, whether at your RV lot or in the dog park. Waste bags are provided and are located in the laundry room and there is a waste station at the dog park.
● Pets cannot be tied outdoors and left unattended.
● Any pet enclosures must be approved before assembling. You are responsible for weed-eating around your portable dog fences.
● You may be asked to leave if your pet makes excessive noise or is aggressive toward people or other pets.
● No Pit Bulls allowed, no exceptions.
Children of Guests:
● Children are to be supervised by an adult at all times while outside. Parents/ Guardians are responsible for all actions of their children/grandchildren and their visitor’s children.
● Children are always your responsibility. Please handle any disputes between your children and other guests' children. We choose not to be involved in these types of disputes.
● Please keep toys and bikes in a tidy manner. Please do not leave bikes or toys at the tree.
● Unattended children are not allowed in the laundry/shower area or community room. Please let your children know that there are cameras in this area.
● All damages caused by your children will be charged to you.
Terry's RV Park reserves the right to conduct background checks on any guest staying 30 days or more.
For Loss or Injury: Management assumes no responsibility for accidents, injuries, or loss from ANY cause. RV tenant shall indemnify and hold harmless Terry’s Country RV Park, Its officers, owners and employees from any and all claims, liability and expenses, loss, damage, costs including but not limited to attorney and other professional fees, award, fine or judgment for injury to person(s), loss of life or damage to property arising out of the Tenant’s exercise of his or her rights hereunder, Tenant’s alleged or actual negligent act, regardless of whether such act is active or passive, except as may be solely caused by the gross negligence or intentional acts of TERRY’S COUNTRY RV PARK or its officers, owners and /or employees.
