The Farm RV Park, Fort Gibson, Oklahoma
The Farm RV Park Owners and Management take extraordinary pride in the park’s appearance and operation. The following guidelines are for your comfort and safety. Your cooperation will ensure all guests maximum enjoyment during their stay with us. You assume responsibility for your conduct and actions of all guests, pets, and visitors associated with your reservation. Please review and agree to abide by the following rules and requirements:
· All rent is calculated from the move-in date and is due on or before the anniversary date. If the rent will not be paid on time, the RV shall be moved out immediately. Nightly rate will apply for each additional day exceeding your reservation. No prorated weekly or monthly rent will be applied. Your RV will be towed, if necessary.
- Nightly guests must pay with cash or credit card. A Credit Card processing fee will be added. Weekly and Monthly guests may pay with check, however there is a $50 charge for returned checks.
- The following documents are required to be kept by management for the duration of each guest’s stay:
- Phone number for registered guest and one additional emergency contact
- Signed copy, or electronic acknowledgment, of this document.
3. If staying more than 3 days, a copy of valid driver’s license or state ID for registered guest
- Check out time is 3:00 pm. Late checkouts may be charged additional fees.
- No Refunds for early departures by choice, inclement weather, or eviction.
- If an RV site reservation is cancelled more than 7 days prior to the arrival date, we will issue a full refund less a $5 processing fee unless the reservation dates include a holiday, fishing tournament, area festival, or special event.
- Background checks may be performed on any guest staying longer than 1 week. Convicted sex offenders are prohibited.
· Quiet time = 10 pm to 7 am. Please be especially mindful of other guests during these hours.
- Personal conduct: You must be considerate of others. Disorderly or disruptive conduct will not be tolerated. Parents are responsible for their children’s behavior at all times.
- Young children must be accompanied by their adult any time they are moving around the park, at restroom, laundry, play area, near lake, etc.
- Pets are welcome! Pets must be current on all vaccinations, always attended if outside, leashed, quiet, nonaggressive, and under control. You must clean up after your pet in all areas immediately. A dog run is provided at your own risk. If your pet is excessively disruptive or destructive, you will be required to leave the Park. No refunds.
- Rates include 2 adult campers. Additional adult campers (age 18+) will be charged $5 per person, per day for nightly rates. Weekly and Monthly campers with more than 2 adults per site should work with management. Number of guests and vehicles must be registered with office. The park is monitored for safety and security. Unidentified guests, vehicles, or suspicious activity will be addressed.
- Laundry Room- Please remove clothes promptly when cycle completes. Remove lint after use and do not leave items unattended. The Park is not responsible for theft or damage of guest’s property.
- Bathhouse- Private restroom and shower facilities are available. Children may not be left unattended. No pets are allowed in the facility. Please be respectful with use and clean up after yourself. The Park is not responsible for accidents or injuries. Notify management immediately if an area is found in disrepair or unsanitary.
- Sewer- Use only RV biodegradable toilet paper. Feminine products, sanitary napkins, moist wipes, diapers, oils, greases, or other items that cause blockage are forbidden to be discarded via sewer connections.
- The water pressure at the main is estimated at 80 psi. Guests are responsible for using their own regulators, connections, and attachments. Water and sewer connections must be secure with no leaking. No dumping of gray or black water on ground.
- Campfires- campfires are allowed within appropriate containment unless Burn Ban is in effect. No unattended fires and no burning trash.
- Please have your guests park in your lot and in designated parking areas only. Occupying vacant sites is not allowed. For additional long-term parking space, inquire with management for availability.
- In compliance with environmental regulations, no washing or mechanical servicing of cars, RVs, boats, or trucks is allowed in the park. No repair or oil changes allowed in Park.
- Inoperable, broken, unused vehicles, machines, or equipment is not allowed at site. All vehicles must have current registration and tags.
· All trash must be bagged and put inside the dumpster that is provided onsite. Do not leave trash outside on your site with which animals can tamper. NO building materials, furniture, mattresses, hazardous materials, or other uncommon items are allowed. Dumpster empties twice per week.
- Lots must be kept clean and tidy. No clothes lines or excessive storage of items around or under RV. Items that may be allowed outside are very limited. Appearance Matters. Check with management for additional guidance.
- No digging of any kind at sites. Outside plants must be healthy and in pots or containers placed on your site’s gravel area only. Excessive pots or containers may be restricted by management.
- ALL Smoking is prohibited in park buildings including restrooms and laundry room. Be sure to dispose of cigarette butts in appropriate trash receptacles and NOT ON THE GROUND.
- Park speed limit: 5 mph at all times. Entering and Exiting rigs, as well as pedestrians including pets, and children are common. SLOW DOWN AND STAY ALERT WHEN DRIVING THROUGH PARK!!
- Respect others’ privacy. Do not walk through occupied RV spaces or use empty lots as drive-through.
- There are no cable or telephone connections available through site utility. The Park does present strong cell and satellite reception most times. Guests must provide their own devices and connectivity tools.
- No ATV or Go-cart use inside the park. No motorized vehicles on walk-paths or trails.
- If park facilities and amenities are used, please CLEAN UP AFTER YOURSELF for the next guest’s use. These facilities are for paid park guests only.
- Be informed that The Farm is not a permanent residence park. There may be a restriction on time allowed in a park site in consideration of town ordinances as well as other factors. Discuss multi-month accommodations with management.
- Only ONE 30 amp OR ONE 50 amp may be used per lot / RV. Additional fees may be charged for extra electrical usage. Monthly guest sites may be metered, and electric usage fees will be billed separately in addition to monthly base rate at an amount equal to utility provider.
· INTERNET: The Internet is not monitored and is provided “as is.” There are no guarantees of speed or performance due to factors outside the management’s control. Do not misuse the WiFi or Internet connection. Surf the Internet at your own risk.
- Older RV units must be well kept and subject to approval by management. Be aware and adhere to seasonal requirements for lot space rental.
- The park property borders Ross Lake. The lake is privately owned, and restrictions apply. Swimming is prohibited. Unaccompanied children are not allowed near water including the trail bordering the lake.
- Illegal drugs of any kind are NOT permitted on the property and suspicion of their use will be reported to the police.
- No fireworks.
- No discharge of firearms allowed.
- If police are called to a site that you are renting, you will need to vacate the park immediately. No tolerance.
- City of Fort Gibson, OK Emergency Evacuation Statement- This property is within a 100-year flood plain. In rare events, a Flood Warning may be issued that requires evacuation of all people and property. Guests are required to move all property off premises immediately upon notification. If property is not moved, it may be towed and stored at Guest’s expense. Any damages or costs resulting from Guest’s property not being moved will be the sole responsibility of the Guest.
Park Owners and Management reserve the right to enter sites at any time. We are not responsible for damages, injury, or loss by accident, weather-related damage, theft, or fire to RV or property of any guest on park premises. We reserve the right to refuse service and to decline to allow a space to be occupied. The registered guest is the “responsible party” and accountable for the expense and actions of all family members, pets, and visitors. We reserve the right to remove any guest, without refund of rent or deposit, for: Unpaid campsite fees, Violation of any rules or policies, repeated speeding violations, verbal or physical threats / actions from any guest or visitor to another guest, visitor, employee, or management, deliberate damage or destruction of property belonging to The Farm, other guest or visitor.
Park Owners and Management reserves the right to add to, delete, amend, and revise these Rules and Regulations from time to time, as well as additional rules and Regulations and hours posted in and about the RV PARK.
Acknowledgement: We the undersigned are aware that immediate eviction may result from failure to abide by the above rules set forth by The Farm RV Park, and should such eviction occur, no monies shall be refunded to said tenant. We further understand that no monies shall be refunded for early departure.
