The Guadalupe at Cuero RV Park, Cuero, Texas
INTRODUCTION: Please read the Rules and Regulations and keep them on hand as they constitute a binding agreement between you, the guest, and The Guadalupe at Cuero RV Park. Park management reserves the right to modify the rules at any time as needed to benefit the park with or without prior notice.
RENTING OR SUBLETTING: Guest(s) shall not sublease or otherwise rent all or any portion of guest(s) RV/RV Lot. Any person that is not on file may not stay more than 3 consecutive days.
VEHICLES AND PARKING: Each lot is allowed up to (2) vehicles. All vehicles need current registration and be in running condition. Guests are not allowed to perform extensive mechanical work or wash vehicles in the park. Parking in an empty lot, or blocking another lot is always prohibited. Note: A second vehicle may have to park in extra parking due to tight parking, please do not park on the grass.

QUIET HOURS: No loud parties, radios, dogs barking, vehicles left idling, TV’s and/or other unnecessary noise or disturbances. Our quiet hours are from 10pm-8am. Please use common courtesy.
SEPTIC SYSTEM: Please only use septic safe toilet paper, no objects can be flushed into the septic system to include facial tissues, disposable diapers, sanitary wipes, paper towels, napkins, tampons, cotton balls, pads, condoms, grease, hair clippings, dirt, coffee grounds, food, and or any other product that is not septic grade approved. A positive sewer seal at both ends of sewer hose is required. Texas law requires that a sewer hose must be fastened using a connector or a rubber donut.

TRASH: Trash removal is provided for household/kitchen trash only. All construction/repair trash must be disposed of by the tenant and at the tenant's expense. Three large plastic cans are provided for all tenants to share. Trash pickup is weekly on Tuesday’s, please ensure all trash is placed in bins by 5:30 a.m. Tuesday morning.
RV STANDARDS AND SITE RESTRICTIONS: We only allow fully self-containing RVs or motorhomes that are in good condition AND at least 15 years or newer. Each RV must be maintained in a neat and attractive condition at all times.
· Clean exterior- No missing or broken trim, doors, lights, or windows.
· No AC window units or space heaters, no foil on windows and no tarps and/or covers.
· No cheater boxes or pigtails allowed.
The Guadalupe at Cuero RV Park LLC is not responsible for any electrical components on RVs. You are allowed to plug into only one pedestal. Surge protectors and water pressure regulators are strongly suggested for RV safety.
The following ARE NOT allowed on sites (including under the RV)
· No appliances, mattresses, indoor furniture, large tools/machinery, trampoline, fencing, doghouses, kennels or any type of clutter is permitted.
· No pop-up tents, sheds, pergolas, porches, boats, trailers, umbrellas, clothesline or inoperable vehicles.
· Do not leave any food, trash or anything poisonous such as antifreeze, oils, etc that may hurt animals.
Children, we want your children to be safe and have a great time. However, persons under the age of 18 must be accompanied by a parent or legal guardian at all times, or they must be supervised by a responsible adult.
Pets are welcome at our RV park, but there are a few requirements. Dogs under 25 pounds are allowed, but they must be friendly and well-behaved. They also need current vaccination records and insurance, which can be provided at or before check-in. Aggressive breeds, dogs with a bad temperment, or those with a prior incident are not permitted. All dogs must spend most of their time inside the RV and must not be a nuisance to other guests or left outside unattended. Dogs must always be on a leash, and you must clean up after them! The park is not responsible for pets left unattended in the RV, and the registered guest is financially responsible for any damages or medical expenses caused by their pets.
ADDITIONAL REGULATIONS:
· To preserve and protect park vegetation and animals and their habitat, the recreational use of firearms, archery equipment, paintball guns, air guns, slingshots, or fireworks are prohibited.
· Tampering in any manner with electric power sources or hookups, removing electrical breakers, modifying or altering electrical boxes, and/or running extension cords from a different power source other than the one assigned is prohibited.
· Ground fires are not allowed! Fires are allowed only in furnished grills and pits.
· Using a greater electrical load than the RV is designed or approved for or otherwise causing a fire hazard is prohibited.
DISCLOSURE: As a privately-owned RV park we reserve the right to refuse admittance or service to anyone at any time and will not be responsible for any accidents that occur on the property. Video surveillance equipment may be in use at all times.
Liability: All facilities are intended for the convenience of the guests. Any and all persons using the facilities do so at their own risk and consent. The Guadalupe at Cuero RV park LLC is not responsible for accidents due to fire, theft, wind, flood, personal negligence, acts of God or any other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site for any/all damage.
RV LIABILITY & PROPERTY INSURANCE: Guest(s) must maintain Liability & Property insurance with coverages at state minimums without any lapse in coverage. The insurance must cover the following: RV/Car Damage by tree breakage, flood, fire, theft, and/or other causes. Guest will be considered in default of their rental agreement if they do not maintain insurance coverage.
PIER/RIVER USE: Tenant has unrestricted use of decks and land on the river for fishing kayaking and swimming and agrees to do so at their own risk. Persons under 18 years of age must be accompanied by a parent or legal guardian or be supervised by a responsible adult. If unsafe conditions exist, tenant agrees to notify The Guadalupe at Cuero RV Park LLC immediately and discontinue use of those amenities until repairs are made. Tenant also understands that living by the river can pose dangers not present when living in the city. When too much rain has been received on site or upstream Park management will attempt to notify tenant by phone or text when conditions are subject to river rising. Tenant is ultimately responsible for the removal of themselves and RV and any other property should said flood commence. It is important to pay attention to weather and River conditions when living in an area that can and does flood. Flood stage defaults at 24 ft and 32 ft is the point that the river will encroach on the level where RVs/vehicles are parked. During flooding other dangers can inherently be present in that wild animals inhabit areas by the river, stay alert for snakes and other wild animals.
ZERO TOLERANCE: We have a zero tolerance for any kind of criminal activity.
· Illegal drugs of any form are prohibited on the property of The Guadalupe at Cuero RV Park. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
· No altercations between guests or any employee of the park.
· Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated.
Under Texas law, anyone who fails to comply with these rules that benefit everyone, will be asked to leave with no refund. (Texas Penal Code 30.05).
