The Pines RV & Cabin Resort

HOURS OF OPERATION – Office Mon – Fri 9:00am - 5:00pm & Sat 9:00 - 1:00 in Peak season & may change in Off season. Staff is always available by calling 903-860-2680 7 days a week or you may text our work cell 903-588-4092.
POOL HOURS – 9:00am – 10:00pm
BATH HOUSE w/ Laundry, Gym, Private Restroom/Showers & Game room are available 24 hours a day. Please watch your laundry & make sure you are switching and removing it on time. Do not leave it in washers or dryers overnight. No Smoking or Pets in any of our Buildings. Please Keep Doors Closed and Lights off when not in use. That Building is Heated & Air Conditioned.
QUIET HOURS - 10:00 pm to 7:00 am Keep music at reasonable levels at all times! Please Respect your neighbors. Call 903-860-2680 if a situation needs attention emergently.

GUESTS - are responsible for any damage or injury caused by themselves, invitees, their children and/or pets. Guests assume any and all risks associated with the foregoing and agrees to hold resort harmless from and indemnify resort against the same. The Resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle. The Resort reserves the right to evict any person(s) who do not comply with the rules and policies.
PAVILION - Please follow posted rules at Pavilion. Pavilion is for our guests to use. It may be rented & reserved for Special Events so please contact the office to do so. Please take trash to dumpers located at the exit on your way out. Please make sure Pavilion is cleaned & everything is back in its place before you leave. We leave cleaning products in the drawer so you can clean when you are done. Thank you!
THE ROSEWOOD VENUE – Our Venue can be Booked for Private Events or Weddings by Calling 903-806-4142 or www.therosewoodvenue.com. The Parking Lot is for the Venue. This is not for overflow parking unless approved for management. Do not leave a vehicle, trailer, etc. in this parking lot unattended unless approved by management in case we have an event. If you are using the Venue please utilize the Rosewood Entrance and Exit and park in the parking lot.
OUR CABINS & RV'S - No Smoking inside any Cabins or RV's. There will be a $300 fine + replacement cost if it exceeds the fine if we go in to clean and smell smoke, find ashes, damage, etc. Please Follow Check Out Instructions completely to receive your Refundable Security Deposit. No Pets in Cabins or RV's for monthly customers.
OCCUPANCY SITE RENTALS - Maximum 6 people at any site at any given time unless authorized by management.
Rates are based on up to 6 guests. A charge of $5.00 per person per day for each additional person over 4 years old. The site does not include the privilege of using the space for commercial purposes or subleasing.
VISITORS - Are not permitted to stay overnight & must leave by 10:00pm unless authorized by management. No guest, invitee, or visitor of a Guest may camp or sleep outside or in their cars.
CHILDREN- Children must be supervised at all times. Parents are responsible for their children’s safety and conduct as well as any injuries/damages that they may incur or cause. Unsupervised children who cause disruption for other guests will be asked to leave the Resort with their entire group.
PRIVACY OF GUESTS- Please respect the privacy of fellow guests. DO NOT walk through occupied or unoccupied RV sites. We have nice paved roads to walk on.
VEHICLES – NO RVs allowed in the Cabin Areas.
1 RV and 1 vehicle allowed per RV site unless your site permits more and authorized by management. (Some sites have parking for 2 vehicles.) Check with office for additional parking needs.
1 Battery Operated Golf Cart is allowed at your site and Must be a licensed driver to operate any vehicle.
SPEED LIMIT- All motor vehicles & golf carts shall not exceed the posted 5 mph speed limit and shall observe any/all traffic signage.
PARKING- All vehicles/golf carts, must be parked within the assigned area (driveway of site). At no time will a vehicle/golf cart be allowed to park in the street, grass, or an unassigned site (no exceptions). Resort Guests are responsible for their vehicles/battery operated golf carts and their guests’ vehicles. Vehicles are to be parked in designated areas only, which does not include vacant sites or grassy areas. If a vehicle/golf cart is found to be parked in an unassigned site or on the grass, it must be moved immediately upon request. Non-operating vehicles are NOT allowed in the Resort and will be towed at the owner’s expense. Operation of dirt bikes, mini bikes, go-karts, three or four wheelers, and/or side by sides, are not permitted in the Resort. Parking by the Office and Bath house is not for extra parking or visitors unless approved by management. The Rosewood Venue parking lot is not for overflow parking unless authorized by management when we do not have an Event.
GARBAGE - Weekly dumpster pick up is Tuesday. Trash should be in sealed plastic bags and placed in receptacles provided by the Exit. Littering of the Resort will not be tolerated. This includes smoking materials. No smoking is allowed in or around any of the buildings. Please use proper receptacles when extinguishing cigarettes and do not throw them on the ground or in trash cans still burning to prevent fires. Also, Please do not allow your trash to be left out overnight.
SEWER/UTILITY – Sewer Lines should be off the ground. No draining of water/grey water on the ground. A sewer hose seal (rubber donut or threaded connector) for your sewer hose is required on all sewer hookups. Do not jam your sewer hose all the way down into the inlet as it can prevent flow from other sites and possibly stop up the line. Sewage and greywater must not run on the ground. No permanent sewer or water connections made of hard pipe are allowed. All guests must use a non-formaldehyde chemical. Black tank valves must remain closed except when dumping. Guests are responsible for clogging in the sewer line from their RV to the main sewer line. If the cause of the stoppage is found to be the Guest’s fault, the cost of the plumbing bill to clear the line will be billed or added to the guest’s credit card.
DO NOT PUT BABY WIPES, GREASE, DIAPERS, PAPER TOWELS, CONDOMS, PLASTIC ITEMS, OR FEMALE SANITARY PRODUCTS DOWN THE RV SEWER LINES.
WATER - For our Resort guests, water hookups are available at the utility pedestal.
We recommend the use of a water pressure regulator & filter. During winter, guests are responsible for keeping their water hoses thawed from the water spigot to their RV (no exceptions). The Pines RV & Cabin Resort is only responsible for the water line up to the spigot.
ELECTRICITY - Supplied at site pedestals for Resort guests. The Resort will not be held responsible or liable for any damage done to a guest’s RV due to power surges. We recommend the use of a portable surge guard protector. At no time is a guest, their visitors, or third-parties allowed to work on utility pedestals. If you have no power at the pedestal, please notify the office so they can contact Resort maintenance.
WIFI- Free access points are located throughout the Resort. Watching movies, TV, streaming videos/music, gaming, downloading/uploading files & photos, etc. affects the amount of bandwidth offered to all guests.
PETS - Max. 2 pets per site, unless approved by management. Animals that display aggressive behavior are not allowed.
- Pets must not be a disturbance; excessive barking, etc.
- Pets are NOT allowed inside any buildings.
- Please do not leave pets unattended outside or in Cabins. If you are gone, they must by indoors in a Kennel. Pets are not to be tied up in the yard. They must be on a leash and owner has control at all times.
- Please make sure pets have current shots and ID tags.
- Pets must be on a leash unless inside dog park.
- Please No washing of pet beds & blankets in resort laundry.
- You are responsible for picking up & disposing of Doggy Doo. NO EXCEPTIONS! Doggy Doo bags are in the Dog Park and for sale in the store for this purpose and must be placed in trash receptacles.
- The fines for not following the pet rules are: 1st offense is a $50 fine. 2nd offense is a $100 fine. If a 3rd offense occurs, you will be asked to vacate the property.
- Emotional Support & Therapy Animals are not protected by Federal Law and Must follow these same rules.
SERVICE ANIMALS - We welcome Service Animals at our Resort.
- The owner of the service animal is responsible for the care and supervision of the animal, including toileting, grooming, feeding, watering and providing access to veterinary care.
- Service animals may not be left unattended on the Resort property.
- The owner of the service animal is responsible for any damage the animal causes to the property.
- We may request proof of the need for the assistance animal from a qualified professional. The Documentation should indicate the benefit that the assistance animal provides.
FIRES/TREES - Firewood must be purchased on site. No outside Firewood permitted, as it may bring in undesired pests.
- Firepits are not a trash can. Please do not put trash in Fire Pits.
- Firepits are NOT to be moved unless approved by management.
- Fires must be out before retiring for the night.
- Fire Ban notices will be posted at the office. DO NOT attempt to have a fire during this time, as you will face criminal charges.
- You will be charged $25 for trash left on your site or in your fire ring.
- Absolutely no fireworks are allowed on Resort Property.
SITE MAINT./APPEARANCE
Exterior Window Units are not Allowed, Foil, Blankets, etc. in your windows. Please keep your RV & yard Neat & Clean.
Guests agree to keep their RV, Vehicles, Site and Cabin in a clean, uncluttered, sanitary condition.
Clotheslines are prohibited. Towels or bathing suits may be hung within your patio area only.
Outdoor patio rugs/mats (Anything that can possibly leave dead areas on the lawn) are NOT allowed on grass areas under any circumstance. This includes breathable mats. You will be charged $25 a day for placing rugs on the grass.
DESTRUCTION OF PROPERTY All members or guests that willfully or negligently deface or destroy property or equipment of the Resort or of any other guest, will be held liable for the full value of the damages.
INJURIES OR LOSS. Management will not be responsible for accidents, injuries or loss of property by fire, theft, wind or acts of Nature.
RV WASHING- Waterless vehicle cleaning only. No major repairs on the resort.
PICNIC TABLES- Each site has a table. If you move it, please put it back.
SATELLITE DISHES- Must be attached to your unit.
GENERATOR – Please use your Generator only in Emergencies.
ALLOWED- Potted plants (no more than 5) at your site (not on the grass). Bicycles, BBQ Grill/Smokers, cannot be left in the grass overnight. Solar lighting and awning stakes are ok.
NOT ALLOWED- Additional structures, pet fencing, landscaping, gardens, Propane tanks over 100lbs, temporary or otherwise Indoor furniture, clothesline, wading pools, tools, etc. Failure of any Guest to follow this policy is grounds for the termination of the Site Rental Agreement.
PROHIBITED LINES & ROPES- Connecting of lines, clotheslines, wires or ropes between vehicles, utility pedestals, trees, landscape items or vent pipes are NOT allowed.
LAWN CARE MAINTENANCE- At no time will a Guest be allowed to mow their site. Septic/Irrigation (sprinklers) are located in the open grass areas in front of the Office and Event Center. It is the responsibility of Resort Guests to have all of their items removed from your grassy areas and windows of their personal vehicles rolled up so your yard will be taken care of sufficiently.
RESTRICTIONS ALCOHOL- Excessive use of alcoholic beverages is prohibited. Drunk and disorderly behavior will NOT BE TOLERATED and will result in the contacting of local authorities as well as expulsion from the Resort. We will adhere to all State rules regarding alcohol consumption.
SECURITY/EMERGENCIES- For fire, police or medical emergencies, please dial 911.
CONDUCTING BUSINESS in the Resort - Any form of solicitation inside the Resort by any Guest or a third party is NOT permitted. You may NOT use your RV, Cabin, vehicle, or any common area in the Resort to conduct business. Conducting business online is permitted via your personal internet service, do not use common resort Wi-Fi resources or allow customers from outside the resort to enter. Going door to door or disseminating fliers is not allowed. You may display permanent advertisements on your vehicle, but not anywhere else on your site.
FIREARMS/FIREWORKS/TORCHES/FIRES- The campsite has a zero tolerance for brandishing and/or discharging of any or all weapons, including BB guns. Discharge of weapons will result in contacting of local authorities and immediate eviction from the Resort.
LOUD MUSIC- No loud radios or music at any time.
SIGNS – No unauthorized signs or advertising including “For Sale” signs allowed inside Resort.
RISK- The Resort management reserves the right to evict (without a refund) or refuse entry to any person who has displayed a disregard for the rules. Guests and their visitors agree to use the campground at their own risk. The Pines RV & Cabin Resort Management and the owners are not responsible for damage, injury or loss to persons, pets or property. We reserve the right to make changes to the rules, regulations and fees that we deem necessary.
SMOKING- Allowed outside, but NOT in any Resort Building or Pool Area. NOTE: If you smoke inside our facilities, you will be charged a $300 sanitation fee (No Exceptions). To avoid fires, extinguish in a proper container. Cigarette butts are regarded as trash. Please do not throw them on the ground or in fire pits. Ash cans are located throughout the park.
POOL & POND
NO LIFEGUARD ON DUTY.
Children 15 and under must be accompanied by an adult (over 18 years of age).
No Smoking, Glass or Pets in pool area
Appropriate Swimming attire is required
No running, diving or horseplay around the pool. Do not throw objects in the pool. Our Pool is 3ft - 5 ft deep.
Persons with medical conditions must have an adult present at all times while in the pool area.
Toddlers must have a swim diaper on when in the pool.
Alcoholic Beverages: Responsible drinking is allowed. Public intoxication will NOT be tolerated. We are a family resort.
POND RULES- No swimming allowed in the pond. Fishing is permissible at your own risk. CATCH AND RELEASE ONLY.
RISK: All persons utilizing the pond “USE AT YOUR OWN RISK.” The Pines RV & Cabin Resort is not responsible for any accidents that occur in the water or around the water. Guests are responsible for their guests and visitors at all times.
Our goal is to make your stay carefree and relaxing. These Rules and Regulations are in place so that you and your neighbors have an enjoyable stay at The Pines RV & Cabin Resort. Should you decide not to follow these, you may be asked to leave the Resort. Management's decisions are final and there are no refunds.
I have read and been given a copy of the Rules and Regulations. I understand and certify that I am at least 21 years of age and that I will be held responsible for the care of the property being rented under my name. I accept full responsibility for the damage or extra cleaning charges assessed during or those discovered after my departure from the above rental. I authorize these charges to be charged to my credit card or bank account.
