TERMS & CONDITIONS
Introduction
Please read these Rules and Regulations and keep them on hand as they constitute a binding agreement between you, the guest, and us, Park management. Park management reserves the right to modify the rules at any time as needed, with or without prior notice.
Be sure to like and follow us on Facebook so you can be kept up to date of any important info regarding our park as well as please opt-in to text messaging upon completing reservation for communications from park management.
Check-In/Check-Out
Check in is at 2 PM and entitles you to your site until 12 PM the day after check in. Early check-in/late check-out is not permitted unless prior approval by park management. Check out time is 12 PM.
Cancellation Policy
We are happy to provide a full refund less a $5 processing fee for cancellations made at least 7 days prior to the reservation start date. For cancellations made within a 7-day period, we can offer a refund minus a $20 fee.
Site Changes
You have been assigned a specific site, if you wish to move please check with the park management. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.
Site and Park Navigation
Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the campground.
Washing
Washing RVs or vehicles is only permitted with 1 bucket of water and a sponge. Hose washing is not permitted, as it can result in a mess and disturb your neighbors.
Payments
We currently accept cash, Venmo, Zelle, CashApp, check, money orders, debit card or credit card (CC fees may apply).
Quiet Hours
No loud parties, radios, dogs barking, vehicles left idling, TV’s and/or other unnecessary noises or disturbances. Quiet hours are observed from 10pm-8am.
Fees
Late fees are $5/day starting the 4th day of each month.
Emergency Maintenance #
The telephone number for the person who may be contacted for any emergencies or maintenance is 325-370-3222. Secondary contact is 325-660-0211. Text preferred for faster response.
Lots
Each lot is structured for (1) RV per pad, (5) guests, (2) pets and (2) vehicles. A second vehicle may have to park elsewhere due to tight parking and size of vehicles. Note: Any extra accommodations will be dealt with on a case by case basis by management.
Renting or Subletting
Guest(s) shall not sublease or otherwise rent all or any portion of guest(s) RV. Any person that is not on file, may not stay more than 5 days unless given permission by management.
Septic System
No objects can be flushed into the septic system to include tissues, disposable diapers, wipes, paper towels, napkins, tampons, cotton balls, pads, condoms, grease, coffee grounds, food or any other product that is not septic grade approved.
Electrical Use
You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay. Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.
Trash Disposal
A dumpster is available on the southeast side of the park. Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees.
RV Standards and Site Restrictions
We only allow fully self containing RV’s or motorhomes that are in good condition. Each RV must be maintained in a neat and attractive condition at all times.
Clean exterior - no missing or broken windows, doors, trim or lights.
No AC window units or space heaters
No foil on windows
No tarps and/or covers
The following ARE NOT allowed on site (including under RV’s):
No appliances, mattresses, indoor furniture, large tools/machinery, trampoline, fencing, dog house, pool, kennel or any other type of clutter is permitted.
No pop-up tents, sheds, pergolas, porches, boats, trailers, umbrellas, clotheslines or inoperable vehicles.
Do not leave any food, trash or anything poisonous such as antifreeze, oils etc. that may hurt animals.
NO clotheslines permitted at sites
Vehicles and Parking
Each lot is allowed up to (2) vehicles. All vehicles need current registration and in running condition. Blocking another lot is prohibited at all times. Speed limit must not exceed 5 MPH anywhere in the park. DO NOT drive on non-gravel areas.
Pets
Pets are welcome as long as they are pet and people friendly. No aggressive breed of dog will be permitted. All pets must spend its primary existence within the RV. Pets must not be a nuisance to any other guests in the park. They are not permitted to be left outside unattended. Dogs must be kept on a leash at all times (unless in the dog park) and you must pick up after them. THE PARK IS NOT RESPONSIBLE FOR ANY PET LEFT UNATTENDED FOR ANY REASON.
Zero Tolerance
We have a zero tolerance for any kind of criminal activity.
Illegal drugs of any kind are prohibited on the property. Person(s) caught in violation of this rule are subject to immediate eviction without refund. Person(s) knowing of any illegal activity are encouraged to notify management immediately. Any information reported will strictly be kept confidential.
No altercations between guests or any employee of the park.
Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated.
No use of firearms of any kind is tolerated. This includes BB guns, airsoft or pellet guns.
RV Liability and Property Insurance
Guest(s) must maintain liability and property insurance with coverage at state minimums without any lapse in coverage. The insurance must cover the following: RV/Car damage by tree falling, flood, fire, theft, and/or other causes. Guest(s) will be considered in default of their rental agreement if they do not maintain coverage.
Disclosure
As a privately owned RV park, we reserve the right to refuse admittance or service to anyone at any time and will not be responsible for any accidents that occur on the property.
Community Responsibilities
While the Management and Owners of the RV park strive to assure the safety of the Guests and the property, they are not responsible for losses due to fire, theft, flooding, or any accidents. You, the guest, are hereby notified that you assume personal risk in such matters. For any accident or injury on any RV site, the Guest of such RV shall indemnify and hold management harmless of any and all claims by any person(s).
Under Texas law, you are not a tenant with a lease or a contract. Anyone who fails to comply with these rules that benefit everyone, will be asked to leave the property with no refund. (Texas Penal Code 30.05)
