Information, Rules, and Regulations
Welcome to THE RIDGE. We hope your stay in our campground will be a pleasant one. We encourage all who live and work here to make this their community.
This community represents a large investment by the campers as well as the owners. We are proud of the community and are sure you will be proud to call it your home, even if temporary.
To maintain the quality we all desire requires a set of rules and regulations that may appear restrictive but are meant to protect all campers and their rights and increase the community's livability. To ensure this protection and further attractiveness of the community, any camper that does not abide by these rules and regulations will be asked to move their homes immediately.

NON-NEGOTIABLE RULES!
1. There is no parking on the grass next to your site. Keep your camper and vehicles on the pad.
2. The green space next to your camper is for you to use. However, nothing is allowed to be left on the grass. All chairs, rugs, grills, etc. must be put away when not in use.
3. Parents are responsible for their children. Any property damage caused by children to our park or other campers will be fined to the parents. This includes but is not limited to tree branches, digging holes, water hoses, etc.
4. Pets must be under the owner's direct supervision and on a leash when outside of the camper at all times. Owners are liable for pet damage and complaints. We have a two-strike policy, and then you are asked to leave. This includes picking up the poop after your pet, poop must be picked up on deposit.
5. Keep your camper and lot neat and clean. City code enforcement frequently checks our park to ensure we maintain a nice park. Please keep building materials, tools, personal items, etc. out of sight. Camping items (grills, chairs, flags, etc.) are permitted if they are in working condition. We do allow small prefabricated storage sheds on your lot (no greater than 4x6 and no homemade models). Contact management for a recommended model or any clarify questions.
6. Check-out time is 1pm
RULES AND REGULATIONS
PAYMENT - Lot Rent shall be paid in advance on or before the starting date of your reservation each month, in the sum of $520-$620 per month. Weekly $210. Nightly $45.00.
a. A late fee of $75.00 will be added to the rental payment if lot rent is over 7 days late.
b. Any rent over 15 days due will result in an automatic ejection.
c. Cash must be paid to the park manager in person. Money orders or personal checks should be made payable to THE RIDGE RV PARK and include your lot # on the memo.
d. Rent is to be deposited in the drop box on the shed by the dumpster.
e. Lot rate for nightly, weekly, and monthly, is to be adjusted yearly.
f. Lot rent is not pro-rated
g. We do not allow subleasing of your camper (Airbnb, VRBO, Harvest Host, Etc.)
PETS - All pets moving into THE RIDGE RV Community must have approval by management.
a. 2 house pets will be allowed per home site. They can be only small inside pets weighing no more than 50lbs.
b. Dogs taken outside the camper must be on a handheld leash and under direct supervision. All pets must be kept under control at all times and must not trespass on another's property. Under no circumstances is a dog to run loose.
c. Noisy, unruly pets that excessively bark will need to be corrected or you will be asked to leave. Specifically dogs that cause disturbances to the general peace and quiet of our park
d. All pets must have current vaccinations.
e. In an effort to keep our RV Park clean and a nice place for everyone; Please clean up after your dog immediately after they poop. Under no circumstance is it to be left around your lot. A $75 Poop Cleanup fee will be charged in continued situations of owner neglect. (Continued to be determined by park management standards)
f. We allow up to 2 pets per space, no aggressive animals (will be reviewed when campers arrive).
g.There is an additional $25/ pet one-time fee.
h. There are no cages, fences, etc. allowed. Pets must be on leash that is in your hand.
DOG PARK Rules:
a. Dog park IS FOR THE RIDGE RV PARK CAMPERS ONLY
b. All children under 12 years of age must be accompanied by an adult.
c. Always pick up after your dog(s). Dog waste is a source of parasites & disease.
d. Puppies under the age of 3 months are prohibited.
e. All dogs must be vaccinated prior to using the park. Owners must have proof of vaccinations.
f. Aggressive dogs are not permitted. Dogs that show aggression must be removed immediately.
g. Owners must remain at the Dog Park with dog(s) & monitor the behavior of dog(s).
h. No more than 2 dogs per adult are permitted.
i. Dogs must be neutered or spayed.
j. Owners must have a leash in their possession for each dog.
k. Please keep gates closed at all times.
l. ALL OWNERS AND DOGS USE DOG PARK AT THEIR OWN RISK.
VEHICLES - Two parking spaces are provided at each site.
a. Speed limit is 10 miles per hour in all areas at all times.
b. Boats and trailers may be parked in front of the camper for loading and unloading purposes only. Long-term parking i.e. storage on the property is not allowed.
c. There shall be no (unlicensed) motorcycles, motorbikes, mini bikes, go-carts, ATV’s or snowmobiles operated in THE RIDGE RV Park. All motorcycles and other vehicles must be registered, and insured.
d. No major repairing or mechanical work is permitted in THE RIDGE RV Park.
e. Motor vehicles not able to run on their own power will NOT be allowed beyond a reasonable time period nor will vehicles with expired tags past a reasonable amount of time to renew. Such motor vehicles may be towed away at the owner's expense.
f. Vehicles shall not be left on jacks or blocks.
g. Campers are not permitted to park overnight in the street. Off-street parking for vehicles is provided for each camp site. Campers shall use their own driveways only. Under NO circumstances will parking be permitted on grass areas.
h. Any oil or fluid leaking from a vehicle must be cleaned up promptly. Any damage caused by vehicles will be charged to the camper.
i. The use of park water to wash vehicles or watercraft is prohibited.
j. No electric or hybrid vehicles may be charged, this will result in a $100 fee and immediate ejection from the park.
k. Vehicles must remain on the gravel lot. After 2 reminders you will be ejected from the park.
l. Home-built campers are subject to inspection and may or may not be allowed in the park depending on their design, size, shape, etc.
m. Excessive exhaust noise interrupting the peace and quiet of park will not be tolerated. Vehicle owners should do their best to keep vehicle engine/exhaust noise to a minimum while in our park.
Upon termination of the lot rental agreement, the camper must leave the lot site in the same or better condition than existed upon their arrival.
PLAY AREAS –
a. Children (under 13) are allowed to play in their own yards but not in the streets.
b. Children must be under adult supervision when outside of their lot and must not be allowed to trespass onto others' property. Parents or guardians shall be liable for the negligent or intentional acts of the children/wards and invitees to park property
c. No Hot Tubs, Pools, or Playground equipment at your site.
NOISE-
a. Stereos and other sound equipment should always be played at a reasonable volume level.
b. When playing your stereo or other sound equipment always respect your neighbors.
c. No stereo or other sound equipment shall be played after 10:00 pm at a level that disturbs the neighbors' quietude.
d. Three complaints from neighbors about the volume of a homeowner's stereo or other sound equipment could result in said campers' ejection from THE RIDGE RV Park.
e. Quiet hours are from 10:00 P.M. to 6:00 A.M
d. No group activities or assemblies will be allowed in the RV Park.
STORM SHELTER - A storm shelter is provided for the safety of all campers and meets all regulations as required by the Pottawatomie County Zoning Commission.
a. The storm shelter is located in the southwest corner of the park.
b. Be sure all members of your household know where the storm shelter is.
c. No pets are allowed in the storm shelter. There is enough tension in the shelter with the bad weather conditions without adding pet problems.
UTILITIES-
a. Only one power cord is allowed per space to your RV. (Exception granted for heating water lines and hydrant).
b. Electric space heaters are prohibited. If a space heater is found to be in use, it will just cause ejection. Propane is readily available from several places in the area.
c. You are responsible for insulating the water hydrant during cold weather months- this entails heat tape as well as insulation over the tape to protect the water service from freezing. If you neglect to heat and insulate your water hydrant, you will be held liable for damages.
d. No open fires, fireworks, or explosives are allowed. All grills must be gas or pellet powered. We do allow gas fire pits.
e. The dumpster is for RV Park campers and their guest's residential trash only (no tires, furniture, etc.). Trash must be taken to the dumpster, trash/trash bags are not to be left outside the camper.
EJECTION - Management reserves the right to eject anyone from THE RIDGE RV Park with or without cause.
Campers who do not pay their lot rent when due are subject to ejection.
Manager/Owner has the right to exercise any and all legal remedies available for the enforcement of the terms of occupancy of THE RIDGE RV Park and collection of lot rent, thereafter.
The discharge of any type of firearm, pellet or BB gun, bow, and arrow is prohibited.
To protect underground utilities, campers shall not dig any holes without consulting management. Campers are liable for the costs of the replacement of damaged lines or other items in case of unauthorized digging.
Water distribution is subject to conditions outside of the park's control. Repairs and maintenance to the system shall proceed without undue delay. Known interruptions for maintenance, repair, etc., will have advance notice given.
The management and/or owners are neither responsible nor liable for fire, acts of God, theft or accidents.
Illegal activity, a conviction for an offense arising in or out of the park, and drug possession are the basis for ejection.
The management reserves the right to impose other rules and regulations in addition to the above-stated rules and regulations as it deems necessary toward making THE RIDGE RV Park a better place to stay.
You are a guest in our park. Under no circumstance is this your primary residence, you are NOT a tenant and do not have the rights of one. You must leave immediately if asked to do so, or you will be promptly escorted by law enforcement.
Cancellations- There are no refunds of any kind regardless of time of cancellation. With a weeks advance notice, paid for lots will be credited to another stay.
NOTICE - The Park does not discriminate against any person or persons because of race, color, creed and national, or ethnic origin.
