Park Policies

Check In / Check Out
Check in is at 12PM CST and entitles you to your site until 11am the day after check in.
Early check in is available with communication to the park manager. The guests who paid for the site the night before you has paid for their site until noon. We will not ask a guest to leave so that you can check in early. If you will be arriving in the area early, please make arrangements until your site opens up at noon unless early check in is available. We do not have a waiting area for those checking in early. Check out time is 11am.

Late check-ins are allowed at any time, please just contact the park manager for instructions. And check your Confirmation email for gate code especially if coming in after hours. 
 

Site Changes
You have been assigned a specific site, if you wish to move, please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites. Moving to a different site on your own may result in a $100 fine.

 

Open Fires
Open fires are not allowed in our park, portable off ground fire rings are allowed. Do not leave your fire unattended, if you do so it may result in a fine and removal from the park.
 

Parking
Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges.
 

Storage
Storage is not allowed under or around your RV.  We do have an area for storage containers:
•10ft x 20ft = $10/day, $50/week, $200/month
•10ft x 25ft = $10/day, $50/week, $200/month
•10ft x 40ft = $20/day, $100/week, $400/month

Site and Park Navigation
Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the campground.
 

Washing
Washing Rvs or vehicles is only permitted with 1 bucket of water and a sponge (Absolutely no chemicals). Hose washing is not permitted, as it can result in a mess and disturb your neighbors. If caught Doing so may result in a $200 fine.
 

Waste Disposal
Dumping of gray or black water anywhere other than designated dump stations will result in a $200 fine and immediate expulsion from the park. And no dumping of waste coming from outside the Rv park, we do not collect waste thats not from the park. $100 fine will be imposed if caught.
 

Alcohol & Smoking
Alcohol must be consumed resposibly. Excessive drinking or disorderly bahavior will result in a $100 fine and possible removal from the park. Cigarette butts (e.g., littering) will incur a $25 fine.
 

Drugs
If you choose to stay here please respect my no drug policy. Meaning if I dont know about it, meaning see it or it have a negative affect on the park, or your inability to pay or any type of drug traffic going in or out of this park.......do not stay here as if any of the above happens I will have you removed immediatly. No questions asked. This park is for Travelers, Vacationers, families and Hard working folks. 
 

Respect for Neighbors
Loud parties or disruprive behavior towards neighbors can result in immediate eviction without refund.
 

Rv & Vehicle Regulations
Rvs must be well maintained and not leak oil or waste water. Leaking vehicles or Rvs will incur a $100 fine and must be fixed or removed from property within 24 hours.

Unauthorized repairs on vehicles or Rvs on site will result in a $75 fine. As well as possible expulsion from the park.

Also, up to date registered vehicles and rvs only please. Any unregistered vehicle or trailer will not be allowed to stay.

Tent or Canopies are not allowed

Pet Policies

Leash
We ask that you keep your pets on a leash. This helps you; your pet, and other guests and other guests’ pets stay safe. Failure to leash can result in a $50 fine. 
 

Cleaning Up After Your Pet
Be a good neighbor and please use the dog walk area and clean up after your pet always. Do not let your pet deposit waste any of our other guests’ sites please. If excessive clean-up is necessary, a $25 fine will charged to your account. And if persists then you will be asked to leave (NO REFUND)
 

Leaving Pets Unattended
Pets may not be left unattended in our park. Please do not tie your pet to a tree and leave. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pet’s well-being while you are away.
 

Pet Vaccinations
Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up to date.
 

Barking
Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.
 

Vehicle Policies
Speed Limit

The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Next time may result in a $100 fine. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.

Parking
Each paid guest registration covers 1 RV per site and 2 vehicle per site unless noted. Extra vehicles will need to be approved by management. 
No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block our garages or our bathroom and laundry room doors. 
 

ATV’s. Dirt Bikes, Motorcycles, and Golf Carts
Off Road vehicles are not allowed to be driven around the park.
 

General Park Policies
Severe Weather

In case of severe weather, seek shelter in the bathrooms or the laundry room. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings.


Visitors
Only registered guests are permitted to enter the park. All visitors must stop in the office to check in and have their vehicle added to the correct site number. Three Oaks and a Pine RV Park reserves the right to limit the number of people visiting a site. We allow 3 people per site after that it is 10 dollars a head. Registered guests are responsible for ensuring their visitors are properly checked in and that all campground rules are followed. 
If you fail to adhere to this rule it could result in immediate removal from the park.
 

Electrical Use
You are responsible for understanding how many amps you are using in our RV. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.
 

Laundry
The laundry room is open 24/7 with code entry. Please do not leave your laundry unattended. We are not responsible for accidents or theft. Children under 18 are not allowed to do laundry without adult supervision. Please do not place heavy items in our washers (meaning...no rugs large comforters nothing large). Tampering or damage to our machines will result in a $50 fine. If you need to do large items, their are many washerettes in the area.


Restrooms
For the comfort of all our guests, restrooms are open 24/7 with exception of a temporary closing for cleaning once per day. We ask for your help in keeping the restrooms clean. "No pets allowed in bath houses." If caught could result in a $200 fine. And any damage or theft will also result in a fine plus removal from the park.
 

Quiet Time Policies
Quiet time is 10 PM to 7 AM. Anyone playing loud music will be warned and a fine of $50 only once and then asked to leave without a refund.


Trash Disposal and Recycling
Dumpster is at the very end of the park it has a wood fence around it. Both sides are open. Please tie trash bags completely closed and put your trash completely in the Dumpster. Please do not place your trash on the ground. Woodland creatures like possums and racoons are attracted to left out or disposed of food and while we think they are cute and wonderful animals, we don’t want you to find a surprise night visiting racoon at your site because of incorrectly disposed of trash! Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in our Dumpster. 

A dumpster is available on the end of the park. Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees.

Please do not dispose of trash in the public bathroom or laudry room.

 

Children
Children under 18 must be always supervised by an adult. Horseplay and running recklessly is not permitted. Riding bicycles without a parent and on our main entrance road is prohibited for the safety of your children and our incoming RV guests. Anyone under the age of 18 must be back at their site by dusk. Children may not use the restroom, laundry or lounge area without being accompanied by a parent or guardian. Unsupervised or disruptive children may result in the familys removal from the park.
 

Drones
Drones are not permitted in our park. Please do not fly drones over people or RVs. There are several local area parks where drones are permitted for your enjoyment.
 

Clotheslines
Clotheslines are not permitted in our park.
 

Fireworks and Firearms
Fireworks and firearms are strictly prohibited in our park. The prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibiting of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.

Repairs

Repairs to RVs are permitted on site with permission from management. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.
 

Recreational Areas
Use at your own risk and adhere to the rules. Damage to park propertty or failure to follow posted rules may result in fines and possible removal from the park
 

Safety and Emergencies
Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you observe any activity you believe to be of concern, call (504) 779-5757 24 hours a day. (No soliciting is allowed.)

If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.
