PARK RULES

To make your stay more enjoyable and accommodating to others, please follow these rules.

1.     Drive slowly and observe 5mph speed limit.

2.     Sites are back in only.

3.     Quiet hours 10pm-6am. No loud or unlawful conduct or barking dogs tolerated.

4.     No public intoxication or illegal activity allowed.

5.     Site must be kept orderly and clean. Do not dispose of any kitchen waste, grill waste or fire ashes on the ground, place in trash. 

6.     Keep fires in fire rings and do not move rings.

7.     No RV mechanical maintenance or washing of RV allowed on site except with permission.

8.     One vehicle per site allowed. Extra vehicles and guest vehicles can be accommodated; please let management know of additional vehicles.

9.     No subletting allowed.

10.   Pets allowed. No pet aggressiveness will be tolerated. Leash pets in park but may be unleashed in dog park. Dispose of pet waste in your own bag in trash cans.

11.  Children must be supervised.

12.  Deposit of “contained” trash bags only allowed in park.  Place in trash cans; no trash allowed outside of RV.

13.  Check out is 11am.

14.  Credit, debit, cash, and checks are accepted.

17.  Payment for monthly guests is due in full on the 1st of each month and guests will be issued an invoice by email. No exceptions or late payments allowed. First month can be prorated. No refunds once monthly payment is made. Your form of payment will be kept on file. 

18.  Utility payment for long-term guests is due in full on the 15th of each month. Meters will be read on the 1st of each month and guests will be issued an invoice by email. No exceptions of late payments allowed. Your form of payment will be kept on file. For the first month, electric meter will be read on the day the guest arrives; when the guest leaves, electric meter will be read on date of check out; the last month's bill will be emailed to guest and payment is due upon receipt. If no payment is received within 5 days of invoice date, payment on file will be charged.

19.  We assume no responsibility for accidents, injuries, or loss of property for any reason. 

20.  We reserve the right to amend the rules at any time and to ask you to leave the premises without cause.

 

Beene Land Company, LLC (the “Owner”) reserves the right to revise or change rates, fees, deposits, terms, use conditions, park rules, requirements, and qualifications at any time, without notice.

The Owner retains sole discretion to refuse service to any individual who does not meet the minimum requirements or fails to comply with park rules, terms, or conditions. Non-compliance may result in forfeiture of deposits or advance payments.

All guests, renters, and visitors are responsible for adhering to park rules and policies. Any violation—including but not limited to failure to address plumbing or electrical issues, improper waste disposal, vehicle or site cleanliness, or unauthorized items—must be corrected within 24 hours (or sooner if requested). Failure to do so may result in eviction and termination of your agreement.

The Owner reserves the right to recover any damages, losses, or fees resulting from guest non-compliance or neglect, including but not limited to damage to park property or unpaid rent or repair fees. Guests may be required to vacate the premises and remove all personal property, RVs, and vehicles.

Trespassing laws of the State of Arkansas will be enforced at all times on this private property.
