Your Site/Room # is subject to change prior to arrival, unless a site lock fee was paid during the time of booking. 

Guests must be above the age of 21 to check in for all reservations.

By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Tropic Island Resort for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless Tropic Island Resort from all losses, claims, expenses and demands, including attorneys’ fees, that Tropic Island Resort may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Tropic Island Resort reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.

By law, Tropic Island Resort is a service-oriented business and therefore, we do not have a landlord/tenant relationship with any daily/weekly/extended stay guests.

RV Cancellations:  Reservations canceled more than 30 days before scheduled arrival will be given a full refund of the deposit.  Reservations cancelled within 30 days or less will forfeit the deposit on the reservation.  No shows will be charged the full amount of the reservation.

All reservations paid on a month to month basis must give a 30-day notice by phone or in person at the office for ending a reservation before the scheduled check out date if you do not you will be held responsible and charged for a full month’s rent.

Hotel Cancellations: Reservations cancelled 72 hours or more before your stay will have the deposit refunded.  If you cancel within 72 hours you will lose the deposit.  No shows will be charged the full amount of the reservation.

There are absolutely no refunds for early departure.

Pet Policy: We are a pet-friendly resort, but pets must be walked on a leash, cleaned up after and may not disturb other guests.  The maximum number of pets allowed in an RV site is 4 and the maximum in the hotel and cottages/bungalows is 2.  There are no pets allowed in the Apartment.  All lodging stays will be charged a $50 pet fee per animal. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive breeds. Upon check-in, please notify the office of your pets. Please be aware that there are freely roaming coyotes on our island and to keep your pet close at all times.

Golf Cart Policy:  Guests are allowed to rent or bring golf carts during their stay.  Golf carts must be licensed by the city of Port Aransas and must be driven by a licensed driver at all times.  If an underaged driver is found to be driving on Tropic Island resort property, the guest will be asked to leave.  The speed limit on the property is always 5 mph.  ATV's are not allowed in the city of Port Aransas therefore we do not allow them on our property.

Pool Policy: Only registered guests of Tropic Island Resort are allowed to use the pool and grill area.  The pool closes at 10pm each night. There is absolutely NO GLASS allowed in the pool area.  Kids under the age of 14 must be accompanied by an adult.  There is no lifeguard on duty so swim at your own risk.

Damages and Smoking Policy:  All damage caused by guests to any part of the property, RV or Lodging, will be billed to the guest directly.  Smoking is allowed on property, but there is absolutely no smoking in any of the indoor common areas.  Smoking in the hotels rooms, apartment or cottages and bungalows is strictly prohibited.  If you are found to have smoked in your lodging, you will be charged a $250 damage/smoking fee.
