Twin Fountain RV Resort – Guest Policies

I. General Policies

• Guests are responsible for any injury or damage caused by themselves, their children, or their pets.

• Guests assume all risks associated with their stay and agree to indemnify Twin Fountain RV Resort and its management against liability arising from injury or property loss.

• The resort is not liable for injuries, property damage, loss, or theft.

• Guests must comply with all resort policies. Failure to do so may result in eviction without refund.

• All guests and visitors must register at the front office upon arrival.

• Mail and packages are not accepted at the resort. Guests must arrange for third-party delivery services.

• All RVs must be in good condition. Units over 10 years old require prior approval. Management reserves the right to deny access to unsuitable vehicles.

• Maximum of six (6) people per site. Visitors are permitted between 9:00 AM and 10:00 PM, must register, and pay a $10 parking fee. Overnight visitor stays are not allowed.

• One RV and up to two vehicles are allowed per site. No overnight parking or storage of boats, trailers, or utility vehicles. Vehicles must not block roads and must park in designated areas. All drivers must have a valid license.

• Vehicle or RV maintenance and washing is not permitted. Use of paint products or chemicals is strictly prohibited.

• Campsites must be kept clean and orderly. Clotheslines or items hanging from trees are not allowed. Trash must be disposed of in designated receptacles and not left outside overnight.

• Only propane grills and propane fire pits are allowed. Charcoal grills, wood fire pits, deep fryers, and tiki torches are prohibited unless provided by the park.

• Drones, remote-controlled devices, fireworks, firearms, and illegal drugs are prohibited. Obnoxious behavior, profanity, or vandalism will not be tolerated.

II. Safety Policies

• Speed limit throughout the park is 5 mph. Motorcycles must remain at idle speed while within park grounds.

• Due to natural surroundings, supervision of children and pets is required at all times.

III. Quiet Hours • Quiet hours are observed from 10:00 PM to 8:00 AM.

• Loud music or disruptive behavior is prohibited.

• Violation of quiet hours may result in immediate eviction without refund.

IV. Pet Policy

• A maximum of two (2) pets per site is permitted. All pets must be registered, leashed, and supervised. No exotic or oversized pets allowed.

• Pets are not allowed in any resort buildings or amenities.

• Pet owners must clean up after their animals and carry proof of vaccinations.

• Persistent barking or pet disturbances may result in eviction.

• Pet owners assume full responsibility for pet behavior and agree to indemnify the resort from related claims or damages.

• Service animals are permitted without proof of disability or certification.

V. Check-In / Check-Out

• Check-In: 4:00 PM

• Check-Out: 11:00 AM

• Late check-out may be available and must be arranged in advance:

• - 1–3 hours: $10–$25

• - After 2:00 PM: 50% of daily rate

• - After 4:00 PM: Full-day rate

VI. Cancellation & Refund Policy

• 14+ Days Notice: Full refund minus $25 non-refundable fee or full camp credit.

• 7–13 Days Notice: 50% camp credit; balance forfeited.

• Less Than 7 Days: No refund or credit.

• No refunds will be issued due to weather or natural events.

VII. Liability Release & Indemnity Agreement 

•Guests release Twin Fountain RV Resort from any liability for personal injury or property damage arising from the use of resort facilities.

• Guests agree to indemnify the resort from any claims, losses, or damages, including attorney’s fees.

• Guests are responsible for safely operating and navigating their RVs, including when directed by staff.

VIII. Media Release

• Guests grant Twin Fountain RV Resort permission to use photos or video likenesses of themselves or their party for promotional purposes.

IX. Enforcement

• The resort reserves the right to refuse service or require any guest to leave without refund for violations of resort policies or inappropriate conduct.

X. Mail & Residency Policy

• Eligibility: Only registered guests with an active reservation may receive mail and packages.

• Address Format: All items must be addressed as follows:

• [Guest Name] – Site #[Your Site Number]

• Twin Fountain RV Resort

• [Resort Address]

• Temporary Use Only: The resort’s address is for temporary use only and may not be used as a permanent address under any circumstances.

• No Legal Residency: Receiving mail or staying at the resort does not establish legal residency or tenant rights under local, state, or federal law.

• Prohibited Uses: Guests may not use the resort address for the following:

• Voter registration

• Driver’s license updates

• Tax filings

• Banking address

• School enrollment

• Storage Limits: Mail and packages must be picked up within 7 days. Unclaimed items may be returned to sender or discarded.

• Mail Forwarding Recommended: For extended stays, guests are encouraged to use a mail forwarding service.

• Disclaimer: The resort is not responsible for lost, delayed, or damaged mail or packages.

• Acknowledgment: By signing the guest agreement, you acknowledge and agree to these policies.
