Rules & Regulations

The following rules and regulations are for all RV guests of Twin Palms  Mobile Home Park. To preserve the park’s facilities and to ensure a pleasant experience, we ask each resident to comply with the rules and regulations to create a compatible community in which we all can enjoy!

Emergencies:

Call 911 in any emergency: Fire, police, or ambulance. If it is a community related emergency: Water pipe leak, RV electric, auto gates not working- Call (844)-285-2099.

Check Out:

At check-out make sure to drop gate key in the drop box at the office. There is a deposit of $50 required to obtain a gate fob.

Rates:

The rate is for two (2) adults. Please see rate sheet if you have more people staying in your RV or if you decide to invite guests.

Quiet Hours:

10:00 PM to 8:00 AM.

Lot Rent:

Lot rent is due by the 5th of each month. A late fee is charged on the 6th of each month.

RV Washing

Please conserve water. Please repair hose lines immediately. Rate for RV wash is $25.00 per wash.

Vehicles/Speed Limit:

The maximum speed limit is 10 miles per hour. Vehicles must be operated in a safe, courteous manner and cautious manner at all times. Pedestrians have the right of way. Only two vehicles per site.

Clean Up:

Please keep lots clean and free of bottles, cans, boxes, etc. The only items that should be stored outside of your RV are grills and outside furniture. Please check with management if you are unsure.

Guest:

Guests can stay up to 15 consecutive days or 30 days per calendar year, provided the homeowner is present. Guests must be accompanied by homeowners in all other areas of the community. Guests staying with homeowners for more than 15 consecutive days or 30 days per calendar year must be at least 45 years of age and subject to approval by management.

Vehicle Repair and Maintenance:

Repairing of automobiles, trucks, trailers, RV’s or similar equipment is not permitted in the park. Oil changing is not allowed.

Garbage/Sanitation:

Household garbage disposal is the responsibility of the homeowner and must be deposited in the provided waste receptacle and rolled to edge of road on Sunday evening or Monday morning before 6 a.m. for waste pickup. See Maintenance or Manager for pickup of yard debris. Large trash such as furniture and large items can be left at the curb for pick up on Monday morning before 6 a.m..

Bicycles/Golf Carts:

Bicycles may be driven only on streets and pedestrians always have right of way. Bicycles and golf carts must be equipped with lights after dark. All local, Federal and State laws must be adhered to for drivers of golf carts.

Pool:

No lifeguard on duty. Swim at your own risk. The pool is for Twin Palms Mobile Home Park and their guests Only. Guests must be accompanied by a resident at all times while using pool. No diving at any time. No running or horseplay. No food or drinks allowed within 5 feet of the pool. No alcoholic beverages allowed in pool area. No animals in pool area. No glass at anytime. See rules displayed in pool area as well.

Laundry:

Laundry is located in Twin Palms next to the Pickleball court.

Lawncare and Pest Control

Extended stay or seasonal RV residents are responsible for weeding around and under your RV. RV residents are considered homeowners so pest control will be the responsibility of RV resident.

Smoking:

Smoking is not permitted in any building.

Pets:

All pets must be approved by management before they will be permitted in the community. A maximum of two pets per home site is permitted. Pets shall be limited to up to 35 lbs. each at maturity. At no time is a pet to be tied to any structure outside the home. The pet must be on a leash and in your hand at all times. You must clean up after your pet or you will be charged a $25.00 clean up fee.

Sewer Hoses:

You must have a positive seal around sewer hose connection to avoid odor. Absolutely no storing or dumping of hazardous liquids on ground or sewer.

Site Maintenance:

Please keep your site neat and free of clutter with no inside furniture outside. With management approval, all utility sheds must be built on concrete.

Planting:

To plant trees or shrubbery, special permission must be obtained from management due to the location of utilities. No trees or hedges are to be planted on the rear side of lot lines. Once planted all growth becomes the property of Twin Palms Mobile Home Park. Vegetables or fruit is to be planted in pots only.

Parking:

Overnight parking on the streets is prohibited. Guests may park on the streets for a brief period, if the flow of traffic is not disrupted or the ability of others to enter and leave their driveways is not made unreasonably difficult.

Responsibilities:

The owners and management of Twin Palms Mobile Home Park shall not be liable or responsible for loss or injury to life or property caused accident, fire, theft, act of God or any other causes whatsoever.
