Any changes or cancellations of your reservation must be made at least 7 days prior to the date of arrival.  If not, you will forfeit your first-night deposit. If booking within 7 days of your visit, you can cancel your reservation within 24 hours of booking and receive a full refund. If booking within 24 hours of check-in or same day of check-in, your first night’s deposit becomes non-refundable. Cancellations through email are not permitted. Please call us during our office hours if you need to cancel a reservation.

                                                                            Signature Riverfront Site Cancellation Policy                                                              

    Due to the demand for the Signature Riverfront Site, the Cancellation Policy for this accommodation differs from all other accommodations.  The 1st Night Deposit +tax becomes non-refundable at the time of booking. If canceled 3 days or less from the check-in date, your card will be charged for the remainder of the reservation booking.  Cancellations through email are not permitted. Please call us during our office hours if you need to cancel a reservation.

                                                                                        Communication Policy

By agreeing to these Terms and Conditions, you consent to receive communications from us electronically, including but not limited to email and SMS (text messages). These communications may include service announcements, administrative messages, promotional content, and other information related to your use of our services.

You acknowledge that:

• Standard message and data rates may apply for SMS communications, depending on your mobile carrier.
• You can opt out of receiving promotional messages at any time by following the unsubscribe instructions included in each communication or by contacting us directly.
• Even if you opt out of promotional messages, we may still send you non-promotional messages related to your account or transactions.

It is your responsibility to ensure that the contact information you provide is accurate and up to date. We are not responsible for any issues arising from your failure to maintain current contact information.

Please Read Our Rules Below   

  •    No car trailers in the park. Flat or dolly tow only.

  •    Check-in time 1:00 PM

  •    Check-out time 12:00 PM (If check-out is after 12:00, we will charge an additional full day.)

  •    Quiet Hours: 10:00 PM - 8:00 AM

  •    Speed Limit 5 MPH Strictly Enforced

  •    Sewer Donut or elbow is required.

  •    Laundromat hours are posted.

  •    Swimming pool is for registered guests only.

  •    Swim at your own risk, no lifeguard on duty. All children under 14 must be accompanied by an adult. Pool rules are posted.

  •    No trash pickup, place in dumpster.

  •    Only one RV per site and up to (2) vehicles maximum.

  •    Limited to (6) persons per site.

  •    Golf Carts are permitted, but if noise becomes an issue, we will ask you to park it. Drivers must be 16 years old with a valid driver’s license and insurance.

  •    For gatherings more than (6) people, we recommend one of our local city parks.

The Following is NOT Permitted

No outside wood brought into park for fires, rig washing without the purchase of a Wash Pass, fireworks or firearms, tents, canopies, car and utility trailers, pop-up, truck bed, teardrop campers, display of alcohol, bird feeders, or street parking.

Pet Rules

·       Pets must always remain leashed.

·       Please pick up after your pets; poop bags are available.

·       Your pet may not disturb other guests.

·       No aggressive dogs.

·       Max (3) pets per site.

·       Pets are not allowed in clubhouse, bathhouses, laundry, pool, or playground areas.

If you fail to follow the rules, you will be asked to leave the property.
