CAMPGROUND RULES- long term space rental

 

 

Speed Limit is 5 mph. You will be warned up to three times before you are asked to leave. This is a big safety hazard for anyone that is walking around the campground.

1. We do charge late fees, or fines.

2.      The Camper agrees not to sublease, or let any friend or family stay at the camper without the Tenant there.

3.       Tenant shall not place or keep in/on the premise’s explosives flammable liquids, contraband or other goods prohibited by the law and agrees to abide by any rules promulgated by Management governing the use of these premises. Tenant shall not permit damage to the premises and shall indemnify and hold Management harmless from any claim or cause of action arising out Tenant is use of the premises. Tenant assumes responsibility for any loss or damage to property stored by Tenant in/on the premises and may or may not elect to provide insurance coverage for the same. MANAGEMENT DOES NOT MAINTAIN INSURANCDE FOR THE BENEFIT OF TENANT WHICH IN ANY WAY COVERS ANY LOSS WHATSOEVER THAT TENANT MAY HAVE OR CLAIM BY RENTING PREMISES AND EXPRESSLEY RELEASES MANAGEMENT FORM ANY LOSSES AND OR DAMAGES TO SAID PROPERTY NOR SHALL MANAGEMENT BE LIABLE TO TENANT AND/OR TENANTS’S GUEST OR INVITES OR AGENTS WHILE ON OR ABOUT MANAGEMENT PEMISES.  

4.    Rent payments and Electric are due on your due date of each month without demand. Payments made after 5 days are subject to a $50.00 Late Charge. If rent payments are not paid in full within five (5) days of the due date, including the Late Charge, and/or returned charge or miscellaneous charge.

5.  There can be no more than two (2) adults and children under the age of eighteen (18) living in the camper. Only 1 additional  vehicles at the site. Any additional parking needed will be paid for by space.

 

7.    All pets must register in the office and have copies of the current Rabies Certificate on file at the office. All campers who do not pick up after their pets will be given a written notice for the first offence and on the second offence will be asked to leave -with No refunds. No exception. All pets must always be on a leash. Animals’ demonstration aggressive behavior to persons or other pets will not be giving a warning. Owners will remove the animals from campground immediately. If not removed, the registered camper shall leave the campground with no refund of payment for site rental. Please do not walk your dog in anyone else campsites or let the pee on their plants/flowers.

 

8.   Garbage is to be taken to the dumpster every day. Do not leave any garbage outside of your camper. If we must clean it there will be an additional fee added to your rent.

 

9  All children under the age of 11 years of age cannot be off their site without an adult to company them.

 

11.   We are zero tolerance campground and absolutely no register sex offenders are allowed on Campground property. There is Zero Tolerance for illegal drugs on the campground.

 

12.   There are no parking vehicles in any areas that are not designated specifically for parking. This means there is no parking on the lawn, shared areas, in front of dumpsters, or off to the side of the driveway or parking lot. Double parking is also banned.

 

13   Over-sized vehicles, recreational vehicles, trailers, boats, and other similar non-standard vehicles are restricted to campers. If storage is available and management approves it, you can pay for putting it in the storage area.

 

14    Any guest or tenant who parks in someone assigned space will be towed at their own expense.

 

15.   There is a ban on inoperable vehicles. We do not allow broken cars, vehicles on jacks or ones with flat or missing tires to sit in parking spaces. VEHICLES THAT LEAKING ANY FLUILDS LIKE OIL, TRANMISSION, ECT. WILL BE ASK REMOVE THAT VEHICLE FOR THE CAMPGROUND. If you are fixing your personal vehicle that you drive daily, there is a 24-hour time limit for the inoperable cars to be removed or fixed. There is no washing the Vehicle at the campground.

 

16.   Campers are not allowed to park in any place that might violate fire codes or limit access to emergency vehicles.

 

17.   Management must approve all Storage sheds/porches/steps/dog fences/canopy or anything that is put on the site. There is no inside furniture, freezer or refrigerator, clothes lines, hanging apparatus that is outside your camper or household appliance in your campers. No tarps, bags or plywood on campers or vehicles. There can be no AC window units hanging out of campers.

 

18 The quiet time is from 10:00pm - 9:00am. Please respect other campers and keep music and noise to a minimum during these hours. No loud music of any kind from cars camper, during anytime.

 

19 Children under the age of 13 MUST be accompanied by an adult at the playground. Children over the age of fourteen are NOT to use swing set slides or other playground equipment.

 

20 Children under the age of 16 MUST be accompanied by an adult at pond.

 

21   Curfew for children under the age of sixteen is sunset. Please know where your children are, they MUST be on your campsite or accompanied by an adult.

 

22 Please turn off the outside lights at your campsite before you go to sleep.

 

23 If you discard cardboard boxes in the dumpster, please tear them down. There are no bulky items to be put in the dumpster.

 

24   If you live here in the winter, you must insulate your water line, to keep it from freezing. If your water is not properly winterized and the hydrant breaks because you have it running, you will be responsible for the cost of new hydrants and labor to replace it. Winter months are from November to April.

 

25   If your water hose is leaking and we see it we will warn you the first time, on the second time the water will be turned off and locked out until you fix the hose. After you fix let management know during operation hrs. to turn water back on.

 

26   For any noncompliance due to Tenant’s or Tenant’s invitees willfully or intentionally committing a violent act or behaving in a manner that constitutes or threatens to be a real and present danger to the health, safety or welfare of the life or property of other tenants or persons on the premises, the Management may terminate Tenant’s rights to use and to occupy the Premise by providing tenant with at least three days written notice to move out.

 

27 If you overload and burn the switch in the electric box you will be responsible for the cost to replace the electric box and breakers.

 

28. The pond is a catch and release only.There is no swimming, boating, kayaks or ect. You can not be at the pond after dark.

 

                       Campground Pet Policy

 

1.      ALL PET MUST NOT BE AGGRESSIVE TOWARDS ANY PEOPLE OR OTHER ANIMALS.

 

2.      DOGS MUST BE KEEP ON LEASH AT ALL TIMES.

 

3.      YOU MUST CLEAN UP AFTER ALL YOUR DOGS. IF YOU ARE SEEN NOT CLEANING UP AFTER THEM THERE WILL BE A $50.00 FINE FOR EACH PILE WE CLEAN UP AND IF YOU GET CAUGHT THE 2ND TIME YOU WILL BE ASK TO LEAVE THE PARK.

 

4.      IF YOU ARE HOME THE DOGS CAN BE OUTSIDE WITH YOU ON A LEASH, THERE IS NO TYING THE DOGS LESHES TO ANYTHING THAT BELONGS TO THE CAMPGROUND, (FENCE, TREES, ECT)

 

5.      THE ONLY TIME THE DOGS CAN BE OUTSIDE IS IF YOU ARE OUTSIDE WITH THEM (NO DOGS ARE TO BE TIED OUTSIDE OR PUT IN A KENNEL/CAGE OUTSIDE ALL DAY WHILE YOU ARE SITTING IN YOUR CAMPER OR LEAVE THE CAMPER. IF WE SEE THAT DOGS ARE LEFT OUTSIDE ALL DAY TRIED, KENNEL OR CAGE AT YOUR CAMPER AND YOU ARE INSIDE OR GONE, WE WILL ASK YOU TO LEAVE).

 

6.      NO DOGS WILL BE LEFT OUTSIDE AT NIGHTTIME.

 

7.      YOU CAN NOT TURN LOOSE ANY CATS THAT ARE NOT FIXED.  PLEASE BE A RESONSIBLE PET OWNER. CAGES ALSO GOES FOR ANY CATS TO.

 

8. OFFICE MUST HAVE AN UPDATED SHOT RECORD FOR EACH PET THAT IS ON YOUR PARK. YOU MUST BING IT TO THE OFFICE AT THE TIME THAT YOU MOVE IN. IT IS TO BE UPDATED EACH YEAR.

 

ANY FENCES PUT UP HAS TO BE APPROVED BY MANAGEMENT

 

LIABILITY: The use of Untamed Acres Camp is at user's own risk. Untamed Camp  guests are responsible for their visitors. Untamed Acres Camp assumes no responsibility or liability for the safety and security of RV tenants/campers/visitors. Untamed Acres Camp is not responsible for loss or damage to RV tenants' or camping guests' property due to theft, vandalism, fire, any casualty, or act of God. Registered guests and all other users of this property expressly assume all risk of such loss or damage and must carry their own insurance. 

DISCLAIMER: Park provides its services, including but not limited to its sites, utilities, and amenities on an "as is" basis and makes no representations or warranties of any kind, either express or implied. By staying at or using Untamed acres camp facilities, you agree to these terms and that under no circumstances will Untamed Acres Camp be liable for direct, indirect, incidental or any other type of damages resulting from your use of any part of the resort. This includes, but is no way limited to, loss or injury caused in whole or in part by our negligence or things beyond our control.

INDEMNIFICATION: RV tenant and/or camping guest shall indemnify and hold harmless Untamed Acres Camp, its officers, and employees from all claims, liability, and expenses, including but not limited to attorney and other professional fees, for injury to persons, loss of life, or damage to property arising out of the tenant's exercise of his rights hereunder. 

RESERVATION OF RIGHTS: Untamed Acres Camp is private property. Untamed Acres Camp reserves the right to amend these rules without prior notice to residents or guests. Untamed Acres Camp, at its discretion, reserves the right to refuse entry on the resort to any person and to evict current guests without a refund. Untamed Acres Camp also reserves the right to refuse to accommodate current and returning guests that have violated our rules and regulations and /or have vacated the resort without paying all fees.

THIS PROPERTY IS UNDER 24 HOUR VIDEO SURVEILLANCE. EQUIPMENT IN USE IS 

TO AID IN THE PROSECUTION OF ANY CRIMES COMMITTED AGAINST THIS BUSINESS. 

I have fully informed myself of the contents of this agreement by reading it before signing. I understand that Wills Creek RV Park can terminate my stay at any time. My signature represents my total compliance with the terms set forth within this agreement.

Cleanliness and Damage Policy

To ensure all guests enjoy their stay, we kindly request that cabins be left tidy upon departure. Please note the following:

Excessive Cleaning Fee: A fee of $200 will be charged for cabins/tents/rv spots left extremely unclean or with excessive garbage. This fee compensates for the additional cleaning required to restore the site to a welcoming state for the next guests.

Damage to Property: Any damages to the Tents/RV spots/ cabin/rooms, especially to electronic devices, will be assessed, and the guest responsible will be charged the cost of repair or replacement.
