USA RV Park
1. Pet Policy
- A maximum of one pet per RV site is allowed unless additional pets are pre-approved by park management.
- Pets must be leashed at all times and cannot be left outside the RV unattended or overnight.
- Pet owners are responsible for cleaning up after their pets. All pet waste must be picked up and disposed of in the trash dumpsters.
- If your pet causes any disturbance or problems, you will be asked to leave the park.
- You are liable for any damages or losses caused by your pet to the park or other guests.
2. Safety and Compliance
- Renters must not store hazardous, dangerous, illegal, stolen, perishable, environmentally harmful, or explosive goods, firearms or weapons, biohazardous items, or drugs.
- The park reserves the right to refuse service based on the appearance or condition of any RV or motorhome.
- All RVs and motorhomes must be licensed and have current registration.
- RVs must have a properly connected electrical cord and a sealed sewer hose.
- Campers are responsible for their guests. All guests must adhere to park rules and policies.
- Before leaving your site, ensure that all connections, including water hoses, sewer lines, cable, and electrical cords, are properly disconnected.
- Be aware that wildlife such as snakes, alligators, and other small animals may be present on or near the property. Always stay vigilant.
3. Damages or Losses
- The park is not responsible for any damage or injuries occurring on the property. Renters agree to hold the park harmless for such occurrences.
- The park is not liable for any loss of RVs or personal property stored on the premises.
- RVs and campers are parked at the renter’s own risk.
- Renters are responsible for any damage they cause to park facilities.
- Renters must inform park management of any conditions on the property that require immediate attention.
- Ensure that hoses and sewer lines are properly installed under your RV. The park is not responsible for damage to any unit or equipment.
4. Payments and Accounts
- All monthly payments must be made in advance. Payments made after the 5th of the month will incur a $10 late fee per day.
- If rent payments are 30 days or more overdue, the RV or camper unit will be seized for payment in accordance with Texas law.
- Rates are based on 3 persons per RV. Additional charges may apply for extra occupants.
- Payment is due by noon on the due date. You may set up automatic billing with the office staff. Payments more than 5 days late will incur a $10 late fee per day. Partial payments are not accepted. RVs may be removed from the premises for nonpayment after the due date (24-hour notice required for deposit return).
- A returned check fee of $35 will be charged. All late fees apply until the full amount, including returned check fees, is received. Personal checks are not accepted; payments must be made by money order or cashier’s check.
5. Admission
- In the event of delinquent rent or failure to comply with park rules, the park reserves the right to remove any vehicles or objects from the site at the renter's expense.
- The park owners reserve the right to refuse service to anyone at any time.
- Storage of boats requires prior permission from park management.
- Golf carts are allowed but must be operated by adults. Licensed motorcycles are also permitted.
- Tents are not allowed in the park.
6. Site, Etiquette, and Park Rules
- Smoking is strictly prohibited in all public areas.
- Renters must maintain their space in an acceptable manner, including keeping trash and litter picked up and disposed of in dumpsters.
- Personal property should be kept tidy and stored under the RV when not in use.
- Vehicles must be parked so they do not obstruct access to adjacent sites.
- Any items stored outside the RV must be approved by park management.
- Quiet hours are from 10 PM to 8 AM. Please be respectful of your neighbors. Generator use, loud music, excessive traffic, and excessive drinking are not tolerated. Public intoxication, illegal activities, and disruptive behavior are prohibited.
- Only one camping unit is allowed per site.
- All guests must register with management upon arrival. Sites are rented for 2 adults and 2 children under 18. Additional guests incur a charge of $10 per day.
- Speed limit within the park is 5 M.P.H. Parking is restricted to 2 vehicles per site, ensuring that no site is blocked. No overflow or storage parking is available. Utility trailers, boats, and other types of trailers are not permitted. No parking on grass or landscaped areas, and no backing or pulling in between trailers on grass, empty sites, or behind dumpsters. ATVs and 4-wheelers are not allowed. Vehicles or trailers parked in empty RV sites may be towed if the site is needed. All vehicles must have current registration and insurance.
- Weekly site inspections are conducted. Unauthorized items such as water heaters, refrigerators, freezers, house furniture (except outdoor patio furniture), signs, excessive clutter, tires, car parts, building supplies, and work materials must be removed immediately. No storage of any kind under trailers. Sites must be kept litter-free, including cigarette butts. Trash should be placed in dumpsters and not left outside. No digging or use of concrete on the property. No porches, decks, or steps are to be built without management approval. Approved structures require a $100 refundable deposit, which will be forfeited if not removed upon departure. Pallets require management approval and a $50 refundable deposit. Sheds are not allowed. Satellite dishes must be placed in trays; poles are not allowed.
- Clotheslines are not permitted. Please clean up after using laundry facilities.
- The yard crew will not move items to cut grass. Ensure that electrical cords, sewer hoses, and water hoses are properly displayed.
7. Fireworks and Fires
- Fireworks are strictly prohibited on park property at all times.
- Fires and BBQs are only allowed in approved fire pits and designated locations.
8. Sewage Restrictions
- Do not dispose of diapers, mop heads, hygiene products, or similar items in the sewer lines as they will clog the septic system.
9. Refund Policy
- No refunds will be given for the $150 site deposit.
- For reservations paid in full, cancellations made 8 days before the reservation start date will receive a 25% refund. Cancellations made 7 days or less before the start date will not receive a refund.
- No refunds are given for early checkouts or if asked to leave the park. Reservations are a two-way agreement; the site is held in exchange for your payment, turning away other requests.
10. General Provisions
- The RV park is privately operated and reserves the right to adjust rules and fees as necessary.
- The park reserves the right to refuse any RV or individual at any time.
- Solicitation within the park is prohibited.
- The park reserves the right to clean up sites at the renters cost if they do not comply in a reasonable timeframe.
- Failure to comply with park rules will result in immediate eviction. Non-compliance will be treated as trespassing if you fail to leave as directed.
