Valley Fort RV Park & Storage

Valley Fort RV Park (VFRV) Policies/Terms and Conditions

Check In / Check Out

Check in is at 2 PM CST and entitles you to your site until 11 AM the day of your departure. Early check in is not permitted without prior authorization. If you will be arriving in the area early, please make arrangements until your site opens up at noon. We do not have a waiting area for those checking in early. Check out time is 12 PM. You do not need to contact the office unless you have a balance due. 

Late check-ins are allowed but, please contact the park for instructions. 

Site Changes 

You have been assigned a specific site, if you wish to move please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites. 

Open Fires

Open fires are not allowed in our park. Fires are permitted in fire pits as long as Limestone County is not in a burn ban. Please use good judgment while burning. Do not start fires if it is windy. Always keep fire pits away from personal property. Be respectful of your neighbors.

Parking

Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges. 

Storage 

Storage is allowed under or around your RV as long as it is neat and orderly.

Site and Park Navigation 

Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads and designated public paths to walk around the campground. 

Washing 

Use of RV park water to wash vehicles is prohibited. 

Pet Policies 

VFRV reserves the right to limit the number, size and types of pets allowed in the RV Park. No vicious or aggressive animals are allowed.

Excluded Areas

Pets are not allowed in the following areas including, but not limited to, the General Store, restrooms, and the laundry facility. 

Leash 

We ask that you keep your pets on a leash at all times when around other guests/guests’ pets. This helps you, your pet, and other guests/guests’ pets stay safe.

Cleaning Up After Your Pet

Be a good neighbor and always clean up after your pet. Do not let your pet deposit waste on your site or any of our other guests’ sites. Failure to clean up after your pet will result in a pet cleaning fee of $25 per occurrence and/or you being asked to leave the park without a refund. 

Leaving Pets Unattended 

Pets may not be left unattended in our park. Please do not tie your pet up and leave. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pets well-being while you are away.

Barking 

Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave the park without a refund.

Vehicle Policies

All vehicles, RV, trailer, and boats must have current License Plate and Tags; and must be in “Like  New” condition.

Speed Limit

The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority at Valley Fort RV Park. 

Parking

Each paid guest registration covers 1 RV per site and 1 vehicle per site unless noted. Extra vehicles will need to be parked in additional parking spots. Please do not park on our grass. Ruts caused in your site due to additional vehicles will result in damage charges. 

Trailers, Boats, and additional vehicles will cost additional fees. A nightly registration covers 1 RV and 1 vehicle only. 

Do not park in the middle of the road. Do not park in sites that you did not register for and do not block other guests in. 

General Park Policies

Unruly conduct, loud, obnoxious or lewd behavior, public intoxication, or profanity will result in your removal from the RV Park, at the sole discretion of VFRV Management.

Smoking

Smoking is permitted at individual sites only. No smoking in common areas!

Severe Weather

In the event of severe weather guests can utilize a local emergency shelter. (Address provided in the main office.)

Mail Service

Monthly guests will not be allowed to have mail delivered at Valley Fort RV Park. However, if you need package(s) delivered please notify us for instructions.

Gatherings

No group activities or assemblies will be held at Valley Fort RV park. We ask that you please be responsible for your children and ensure that they are under supervision at all times. They are to be courteous of other tenants and of their property.

Electrical Use

You are responsible for understanding how many amps you are using in your RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay. 

Please notify the main office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

Laundry 

The laundry room is open 24/7 with coded access. Washer and dryer units require quarters for operation. Change is available during business hours only. Please do not leave your laundry unattended. We are not responsible for accidents or theft. 

Restrooms 

For the comfort of all our guests, restrooms are open 24/7 with exception of a temporary closing for cleaning once per day. We ask for your help in keeping the restrooms clean. Please notify us if you notice restrooms in need of attention.

Quiet Time Policies

Quiet time is 9 PM to 8 AM. There should be no generators, loud music or excessive noise that can be heard from a distance of at least 20 feet. Offensive parties may be cited and/or evicted. 

Trash Disposal 

A dumpster is available on the north side of the park near the entrance. Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees.

Clotheslines 

Clotheslines are not permitted in our park.

Fireworks and Firearms 

Fireworks and firearms are strictly prohibited in our park. The prohibition of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibition of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.

Repairs

Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.

Safety and Emergencies

An Emergency Contact  is required from all guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others. 

If you observe any activity you believe to be of concern, call (256) 559-4388. (No soliciting is allowed.) 

If you need to call 911 for any reason, and time allows, please call the office so staff can be prepared to escort the emergency personnel to your site.

I have read and agree, and shall cause my children, invitees and guests, to abide by Valley Fort RV Park (VFRV) Policies, including those rules and policies posted at the Premises or otherwise communicated in any manner by Valley Fort RV Park Management. I further understand and agree that Valley Fort RV Park & Storage does not give credit or refunds due to the discomforts of nature. Valley Fort RV Park's refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows: 

RV Sites: If a reservation is canceled more than 2 weeks prior (14 days) to the arrival date we issue a full refund. For a cancellation of a reservation more than 1 week, but less than 2 weeks (7-13 days) prior to the arrival date we issue 100% of the refund minus a 25% transaction fee. For a reservation canceled less than one week (3-6 days) to the arrival date, 100% of your payment will be refunded minus the 50% transaction fee. For a reservation canceled 0-2 days prior, there will be no refund.  

2+ WEEKS (14 days) - 100% Full Refund 

1+ WEEKS (7-13 days) - 100% of refund minus 25% transaction fee.

LESS THAN 1 WEEK (3-6 days) - 100% refund minus the 50% transaction fee. 

(0-2 days) - No refund

Camp Credit can only be redeemed in the same calendar year as the canceled reservation and can only be applied toward your site rental. For reservations paid with a credit card, cash refunds will be credited to the credit card on file with respect to reservation. 

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Valley Fort RV Park & Storage, its owners and agents (collectively, Valley Fort RV Park Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Valley Fort RV Park property, facilities and amenities (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.

 I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Valley Fort RV Park Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Valley Fort RV Park Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Valley Fort RV Park, its owners and agents (collectively, “Valley Fort RV Park Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Valley Fort RV Park Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Valley Fort RV Park may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

The Premises are privately owned and VALLEY FORT RV PARK MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Valley Fort RV Park Management reserves the right to require any person or party it deems necessary to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Valley Fort RV Park Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Valley Fort RV Park and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

Animal Waiver

I hereby agree to the following regulations and conditions relating to my dog while camping at Valley Fort RV Park & storage with my dog.

  • Excluded Areas. I agree to keep my dog out of the following areas including, but not limited to, food and beverage areas, restroom, and laundry facilities.  
  • Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.  

  • Supervision. I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended at the campsite. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground.  

  • Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.  

  • Disturbances. I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.

  • Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility for risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.  

  • Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.

I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Valley Fort RV Park (VFRV) Policies. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.

 

VEHICLE STORAGE CONTRACT

Check Out Notification

When you check out of our facility, please inform Valley Fort RV Park & Storage (VFRV) so we can promptly provide this space to another patron.

  • Effective Date of Departure from VFRV Storage Facility: ____/____/______

  • By the date above, I will have my property completely removed from the VFRV Storage Facility.

Authorized Vehicles

  • The term “vehicle” referenced in this agreement equates to ALL property that is stored at Valley Fort RV Park & Storage (VFRV) Facility.
  • Vehicles must be immediately transportable via tow or platform truck or driven on its own wheels. Boats must be on trailers that fit the above transport criteria. VFRV management shall approve any exceptions to this requirement.

  • Abandoned vehicles such as campers, RVs, 5th Wheels, travel trailers, etc., must be operationally maintained and shall not be abandoned.

  • All property must have a license plate, current registration tag, or proof of ownership.

  • All property must be owned and registered under the name of the patron that is named on this vehicle storage contract. Exceptions to this policy shall be determined by VFRV management.

Prohibited Vehicles and Activities

  • Major repairs or maintenance on any vehicle is prohibited unless authorized by VFRV management.
  • No dumping of trash or debris anywhere on Valley Fort RV Park & Storage property including the storage sites. No dumping any fluid whatsoever from your vehicle in the storage site.

24-hour camera surveillance of the RV sites shall be used to report individuals of unlawful dumping on VFRV property to the Limestone County Sheriff’s Department.

  • Spaces must be free from any accumulation of trash and debris. A $50 fee shall be charged for removal of debris from spaces that are occupied. Any debris found amongst your property shall be considered trash and properly disposed of without notice.

  • No disposing of batteries, vehicle parts, or any hazardous materials on facility grounds. A $100 fee shall be charged for removal of any hazardous materials.

  • Use of any of the facilities property such as water hoses, faucets, electrical outlets, or any other item is strictly prohibited.

  • If any of the policies contained herein are violated, you may be asked to remove your vehicle without refund.

Payments

  • It is each customer’s responsibility to remember to make timely payments (see Late Fees below).
  • We recommend all customers set up automatic payments with a credit card on file or automatic check service.

  • Declined credit cards shall incur a $10 fee for each failed charge attempt.

  • Refunds are for complete months and are not prorated. If you plan to move out mid-month, you can pay short term (per week) for that month.

Late Fees

  • A $25 fee shall be charged to customers for each month their account is delinquent. Note: Patrons who fail to pay the full monthly fee within 5 days past your due date shall be considered late. VFRV shall allow a one time, 10-day grace period to allow patrons to respond to late notices. A VFRV staff member will provide one courtesy call and/or email to patrons after which, the late fee shall be added to your monthly fee.
  • If you do not respond with payment within 15 days of your due date, VFRV management shall take the following steps:

    • Provide one(1) written warning of our intention to take action to have property removed as abandoned in accordance with VFRV Regulations, or begin lien procedures in accordance with the Alabama State Department of Motor Vehicles.

    • Begin collection procedures.

    • Loss of privilege to use Valley Fort RV Park & Storage Facilities.

Note: If you change your address, phone number, email address, payment information, or any other relevant information that is on this contract, please contact VFRV to update your account. It is the customer's responsibility to update his or her data.

  • If payment is not received after 30 days from the due date, Valley Fort RV Park & Storage shall impose a $300 per month retroactive late fee beginning the first day of delinquency. If the customer pays the full balance including late fees and penalties before a lien is issued on the property being stored, a portion of this fee may be waived depending on property disposition and disposal expenses and administrative fees. If VFRV assumes a lien on property, charges, fees, and penalties shall not be waived and VFRV shall dispose of the property as necessary.  

Break-in & Property Damage Procedures

  • Valley Fort RV Park & Storage does not insure your stored property and it is the owner’s responsibility to carry sufficient insurance.
  • Patrons are encouraged to inspect their property at least once per week while in storage.

  • If your property has suffered a break-in or damage in any way, please do the following:

    • Notify your Valley Fort RV Park & Storage staff member immediately.

    • Contact the Limestone County Sheriff’s Department to file a report.

    • Call your insurance representative.

Check-in Procedures

  • Read, complete, and sign the Vehicle Storage Contract.
  • Set up an automatic payment plan with a credit card or bank checking system if possible.

Check-out Procedures

  • Pay all current and back fees in full.
  • Notify VFRV staff prior to vacating the Storage Facility in writing or in person at the Valley Fort RV Park & Storage office to sign the above checklist. If you do not properly check-out with the VFRV staff, we will continue to charge for the full period rental fee and there WILL BE NO REFUNDS if you fail to properly check out.

  • Completely remove all property and debris from your space. Do not dispose of trash in any VFRV receptacle or other spaces. You must remove your property and trash completely from the property. 

  • An authorized VFRV staff member shall inspect your space and sign the check-out portion of this contract on page 1 to clear you for any additional fees or debris removal.

  • VFRV does not prorate fees. If you check out within 5 days of your due date, the fee will be waived. If you check out after 5 days from your due date, you will be assessed the short term weekly rate of $35 for the remainder of the month.
