Valley View RV Park
Management reserves the right to amend, revise, and add to these rules and regulations at any time. Determinations made in enforcing or interpreting these rules and regulations are at the sole discretion of management. Management reserves the right to require any guest to vacate the resort for failure to abide by these rules, or any behavior that disturbs other guests.

A. Permitted Use:
1. Tenant will comply with the requirements, laws, and ordinances of the State of Oregon.
2. Tenant is not allowed to sublet the Space without written consent of Landlord.
3. Tenant must inform Landlord within ten (10) days if the number of vehicles, people, or animals changes.
4. Tenant is permitted one (1) RV, two (2) vehicles, and one (1) storage container in the Space.
(a) All these must fit within the Space, and may not overflow into an adjoining area.
5. Water, Electricity, and Sewer hookups are provided by Landlord, and included in the Rent.
6. Garbage dumpsters are provided; Tenant is responsible to remove their garbage in a timely way.
(a) Tenant may not discard electronic waste or oversized waste without written Landlord approval.
7. Complimentary WiFi Internet Service is provided as a courtesy by Landlord.
8. Animals are permitted, if kept leashed and attended, and are not a threat or nuisance to others.
(a) Tenant is responsible for their Animal(s) and liable for any damages done by them.
(b) Tenant must clean up Animal waste immediately, unless it is in an undeveloped area and out of sight.
(c) Tenant must clean up Animal waste immediately in common areas and rental space or a $25 fee per week will be added to Tenants monthly rent. Email notification will be sent
9. Tenant will not exceed 5 mph in their vehicles, and will remain on gravel areas.
10. Tenant will observe quiet time, and keep their exterior lights out, between 10pm and 6am daily.
11. Tenant may receive their mail and packages at the address of the property, and get Proof of Residence.
12. Tenant will be liable for the conduct of their children. Children under the age of 12 must be accompanied by an adult.
13. Tenant will not disturb others, and will respect the privacy and solitude of those around them.
D. General Provisions:
1. Jurisdiction: This Agreement shall be governed under the Laws of the State of Oregon.
2. Weather: The property is situated in a wider region known to have extreme weather conditions; Tenant has been made aware of this fact, and will take all necessary precautions on their own.
3. Automatic Renewal: This agreement will automatically renew every month, as long as neither party notifies the other of intention to terminate within 30 days.
4. Failure: If Tenant fails to comply with Rental Terms or Permitted Use, at the option of Landlord, this Agreement may be cancelled, and notice to vacate will be given to Tenant by Landlord.
5. Release of Liability:
(a) Landlord assumes no responsibility whatsoever for private property on the premises.
(b) Landlord is expressly released and discharged from any liability for loss, injury, or damage to person or property which may be sustained during the term of this Agreement.
