PARK RULES

We want to maintain a safe, clean, quiet, and beautiful park for everyone to enjoy. 

  1. This is a privately owned park and is private property. We reserve the right to refuse service to anyone for any reason except for those prohibited by law, and to evict, without notice, any objectionable person(s) who may cause a disturbance or violate park rules. Management is the sole judge for such actions. 
  2. Residents traveling with units older than 10 years are to be approved by management prior to arrival. Please call in at 208-587-5994 to discuss with the ownership team.
  3. Rent and power bills are due and payable on the due date of each month for long-term visitors staying one month or more. They are considered delinquent on the second day past the due date of each month and will be assessed a LATE CHARGE of $50.00. 
  4. Tenant is to maintain their reserved space in a neat and orderly manner at all times. For long-term tenants, please water your lawn regularly outside of winter months to keep the grass healthy.  
  5. Speed limit is 7 MPH in the park. 
  6. No drunken behavior or excessive noise of any kind is permitted. 
  7. No refund will be made for a partial month or week of occupancy, and bookings for any reason will not be refunded (Exceptions with management consent). 
  8. Checkout is 11 AM. Tenant may request a late checkout pending availability. 
  9. No cutting of trees or shrubs is allowed. A minimum fine of $150.00 will be imposed on tenant if trees or shrubs are cut without management consent. 
  10. No additional structures are allowed. 
  11. No digging is to occur without prior consent of management. 
  12. No outside storage is allowed without consent of management. This includes storage bins, tables, trash bags, ladders, boxes, cleaning supplies, etc. 
  13. No storage of boats, trailers, non-running vehicles, etc. are allowed. Unauthorized vehicles not approved by management will be removed at the owner's expense. 
  14. No parking on grass. Vehicles are to be parked in designated parking areas ONLY — assigned at time of registration. 
  15. No car repairs are allowed in the park. 
  16. Only non-aggressive breeds are allowed for short-term stays. All dogs must be kept on leash at all times, and owner must pick up and dispose of animal waste properly. Pets are not allowed in the buildings, and may not be left unattended in the park. Excessive barking disturbs the neighbors. Please note that failure to clean up after your pet or excessive barking may result in being asked to leave without a refund. 
  17. No flushing of feminine hygiene products, excessive toilet paper, or foreign materials that could cause sewer line blockage. The cost of removing said items from the system will be charged to the tenant. 
  18. No overnight stays for visitors of tenants. Visitors must leave the park by 9 PM. (Exceptions with prior management consent.)
  19. Manager reserves the right to access the tenant’s lot at any time for inspection or utility maintenance. 
  20. The tenant MUST heat tape and insulate the park water lines to prevent freezing between October 15 and March 15. The tenant shall bear the cost of repairing damage caused by frozen water lines and damage to the park water system due to the tenant’s failure to comply. 
  21. Open fires are not allowed in our park. 
  22. You have been assigned a specific site. If you wish to move, please check with the park. Due to reservations and maintenance, moving may not be possible. 
  23. You are responsible for understanding how many amps you are using in your RV. If using an adapter, ensure you always go from highest to lowest. For example, if you are using 30 amps in a 50/20 amp space, use a 50-to-30 adapter, not 20-to-30. Incorrect amp usage can trip the breaker. 

 

Liability Waiver and Release

The undersigned, in consideration of being permitted to enter and use the facilities at Wagon Wheel RV Community LLC, hereby acknowledges and agrees to the following: 

  1. I understand that staying at Wagon Wheel RV Park involves inherent risks, including but not limited to injuries from natural events, recreational activities, and use of park facilities. I voluntarily assume all risks associated with my stay. 
  2. I, for myself and on behalf of my heirs, executors, administrators, successors, and assigns, release, waive and discharge Wagon Wheel RV Community LLC, its affiliates, managers, members, agents, employees, and volunteers from any claims or demands for injuries (including death), property damage, or losses that may occur on the premises due to negligence or other acts, including falling trees, high winds, thunder and lightning, temperature fluctuations, tree limbs, ice, and encounters with wildlife. 
  3. I agree to indemnify, save, and hold Wagon Wheel RV Community LLC harmless from any claims, injuries, damage or cost (including attorney fees) or demands arising from my actions or omissions during my stay. I understand that Wagon Wheel RV Community LLC makes every reasonable effort to provide a secure environment. The security of my person, my belongings, and all persons registered in my party is my sole responsibility. 
  4. If any part of this waiver is found to be invalid or unenforceable by a court of law, the remaining provisions shall continue in full force and effect. 
  5. Tenants are required to carry all necessary insurances on their vehicles and RVs. Personal Property Damage insurance is also required. The beauty of Wagon Wheel RV Park is the trees, but damage can also be caused because of them. Tenants understand that it is their responsibility to hold the proper coverage on their vehicles in the event of damage. Our community is located in Zone AO, a 1% annual risk flood zone as designated by FEMA. While flood insurance is not required, tenants who wish to carry it may choose to do so. Check with your existing insurance policy to see if you already have the coverage in place.
  6. I fully understand this is a release of liability and agree to waive any right to bring legal action against Wagon Wheel RV Community LLC for any personal injury or property damage incurred during my stay. 
  7. It is my sole responsibility to ensure that the site will accommodate my specific trailer/RV. 
  8. I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date. If I fail to pay the total due, I agree that Wagon Wheel RV Community LLC may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law. 

 

By submitting my booking, I acknowledge that I have read and understood the park rules and this waiver and agree to its terms. 

Cancellation Policy:

We understand that plans can change. For stays shorter than one month, you have 24 hours from the time of booking to cancel your reservation for a full refund, minus a $35 cancellation fee. If you're staying for a month or longer, you have 72 hours from the time of booking to cancel your stay for a full refund, minus a $75 cancellation fee. We kindly ask that you notify us as soon as possible if you need to cancel your reservation for any reason. This allows us to accommodate other guests and keep our park running smoothly. We appreciate your understanding!
