General Rules

Quiet Time is from 10:00PM – 8:00AM
All guests must be 18 years old or older to rent a campsite.
No prorations or refunds will be issued for early departures.
All children under the age of 18 must always be accompanied by an adult 18 years or older when they are using the common areas of the park, or outside their assigned campsite.
All visitors must check-in online or at the front office and comply with all park rules and regulations.
You are responsible for the actions of your children and your visitors.
Common courtesy shall prevail between all persons in the park. Respect people’s privacy.
Do not walk through occupied or unoccupied sites. Please use the roads and paths provided.
Should the Sheriff be notified regarding a disturbance at your site, you will be required to vacate the park without refund.
Guests use the park’s facilities at their own risk. Please act safely and secure your valuables.
Management assumes no liability for loss or damage to guest property and/or injury to a person, pet, or visitors due to the use of park facilities or caused by others on the premises.
The park is not responsible for loss or damage due to fire, accident, theft, weather, or catastrophic events.
Please leave the facilities as you would like to find them. Please clean up after using the facilities such as rinsing the shower, sink, putting trash in receptacles, etc.
Campfires are allowed in fire pits only.
Dumpters are onsite located in the front of the park. The dumpters are for residential trash only. Dumping large items, furniture, or anything larger than residential trash bags is prohibited. All boxes must be broken doen before placing them in the dumpsters.

Prohibited Activities

Driving on the undeveloped area(s) is probibited. You must drive on the roads ONLY.
You may not access or use the Site for any purpose other than that for which we make the Site available.
Pets are prohibited from entering ALL the buildings and facilities of the park including the pool and other amenities.
Smoking and Vaping is prohibited in ALL buildings, restrooms, and common areas of the park, including the pool area.
Illegal drugs, as identified by the State of Texas, are prohibited in the park.
For your safety, we do not allow fireworks, go-carts, ATV’s, UTV’s, minibikes, drones/remote controlled aircraft, or other like items in the park. E-bikes are allowed.
No BB gun, pellet gun, air gun, and or paintball gun use is allowed in the park. All weapons shall be kept in compliance with state/federal laws.
No peddling, soliciting, or business enterprise is allowed in the park. Signs for the sale of products, services, and RVs are not allowed.
Generators and combustion engines of any kind are prohibited in the park, with exception of the RV’s and/or the vehicles pulling RV’s.
The use of profane, abusive, harassing, or threatening language or actions directed at personnel or other guests of the park is prohibited and is grounds for immediate removal from the park.
RV washing is allowed with prior approval.
Clotheslines and hanging laundry outdoors is prohibited.
No vehicle repairs or maintenance may be done in the park unless approved by management.
Cutting trees or plants is prohibited. Tying ropes, nailing, or screwing bolts to trees, and hanging tarps from the trees is prohibited.
Parking vehicles on the grass, or crushed granite is prohibited.
Riding bicycles and all other ride-on toys after dark is prohibited.
No skirting, porches, or enclosures around your RV unless approved by management.

· Children 13 years old and under must wear helmets in accordance with the State Law for bicycles and all other ride-on toys within the park.

Vehicles & Site Occupancy

We welcome self-contained RVs including Travel Trailers, Fifth Wheel Trailers, and Class A, B, and C Motor Homes that are 10 years old or newer. For RVs older than 10 years and in excellent condition, contact our office for approval. Our park policy prohibits tent camping, pop-up campers, truck-campers, and teardrop campers. All RV’s are subject to exterior inspection upon arrival. No external window air conditioners are allowed.
Monthly Spot Rentals that are prorated based on move in date are subject to a mandatory 3 month stay to be prorated. If customer leaves before the manadatory stay, they will be charged the full monthly spot rental minus what was prorated to the credit card on file. By signing these terms & conditions, customer agrees to be charged full monthly rate minus what was prorated.
One RV and two passenger vehicles are allowed per site.
Site occupancy is limited to 5 persons per site, which is 2 adults & 3 children. Please contact our office if your immediate family has more than 5 persons so they can help make your reservation.
Outdoor items should be neat and orderly, if asked to clean up site, you will have 7 days or will be asked to vacate.
No personal items are allowed on the grass to allow for lawn maintenance.
Only American Flags, Military Flags and Flags of the 50 US States are permitted to be displayed throughout the park. Customers in violation of this policy will be asked to remove any other flag for the duration of the stay.
No skirting, porches, or enclosures around your RV unless approved by management.
Hazardous materials should be discarded properly. No dumping of anything on the ground that may harm the grass or landscaping.
Portable gas and charcoal grills are allowed.
Utility/Car trailers must be parked in the reserved parking spaces.
Any stains on the roads from vehicle leaks are to be cleaned up immediately. If we need to attend to the stain, there will be a cleanup fee assessed.

Waste Disposal

Please do not leave any trash or trash cans out overnight. All trash is to be placed in the dumpsters. The dumpters are for residential trash only. Dumping large items, furniture, or anything larger than residential trash bags is prohibited. All boxes must be broken doen before placing them in the dumpsters.

RV Sewage

Texas law mandates the use of a sewer hose seal (threaded connector/rubber donut) – this is Mandatory.
Our park operates on a septic system. Please do not place feminine products, grease/fats, diapers, cat litter, paper towels, wet wipes, hazardous substances, syringes, or plastics down the drain/sewer. Please use RV toilet paper.
Sewer hose must be positioned on the site pad and diverted onto the grass only at the in-ground sewer access point.
ALL water hoses and connections should be leak-free. All hoses, electric cables, and cords must be coiled and kept neatly.
Proper precautions for inclimate weather (freezing) must be taken. The park is not responsible for broken or frozen hoses.

Pet Rules & Dog Park

Pet owners must immediately pick up after their pet and dispose in a bag in an appropriate trash receptical. You will be charged a $25.00 cleanup fee if you do not pick up after your pet.
All pets (cats and dogs) must be on a leash at all times when outside their RV.
Limit 3 pets per site.
Aggressive animals will not be allowed in the park. You will be asked to leave with no refund if your pet shows any aggressive tendencies or complaints are verified.
Pets are prohibited from entering ALL the buildings and facilities of the park including the pool and other amenities other tnak the dog park.
We reserve the right to refuse or require the removal of any animal at any time.
Excessive barking is not allowed.
Pets may not be left outside unattended
Do not feed wild or stray animals.
No washing of pet bedding, pet sheets, and/or pet blankets in the laundry rooms.
Swimming Pool
No Lifeguard is on Duty. Swim at your own risk. Children under 18 must be supervised by an adult 18 years or older. Anyone behaving in an unsafe or destructive manner will be removed from the pool area.
Pool safety equipment (Ring, hook & rope) located in the pool area are not for personal use.
All infants and small children must wear swim diapers and a non-disposable waterproof covering on top of their swim diaper to prevent spillage into the pool.
All infants or children that cannot swim must wear a life preserver in and around the pool gated area.
The use of personal sound making devices are allowed in the pool area, but must be kept at a proper noise level, as not to disturb other guests.
Swimsuits or clothing must always be worn when in the pool area. Nudity and excessively revealing swimsuits are prohibited.
Glass containers are prohibited at the pool.
Excessive drinking of alcoholic beverages, drunkenness, and public intoxication is prohibited and will be grounds for immediate removal from the pool area.
Diving into the pool is prohibited.
Running inside the pool gated area is prohibited.
Oversized floats are prohibited.
Life saving measures that are property of the park are prohibited to be used as personal pool floats.
Excessive splashing of other guests is prohibited.
Max visitors allowed at Pool - Per Reservation, Per day is 2 guests (Unless approved by management)
When leaving pool area, all trash must be disposed of & umbrellas must me closed & tied.

Restroom/Shower Facility

Please remember the restrooms/showers are a public/shared place with all residents in the park. Please clean up after yourselves and leave the facilities just as you found them. If your children are using the restroom/showers, parents please make sure you go behind them to clean up after them.
Please be courteous on time when using the facility to allow others in the park to use the facility as well.
Please remove all shampoo, conditioner, soap, body wash, shaving cream, etc. from the restrooms/showers after each use. Please do not leave these supplies behind. You must bring them & remove them after each use. If any items are left in the restrooms/showers, management has the right to discard them in the trash. Any empty bottles of shampoo, conditioner, soap, body wash, shaving cream, etc. must be discarded in the trash
Rinse the sinks out & remove any hair from the drain.
If there are any mechanical issues with the facilities, do not attempt to repair them yourself. Please contact management immediately.
If at any time any of these rules are not being followed, please contact management report the issue.

Mail

All guests in the park can receive mail.
Make sure your Spot # is included when having mail sent.
Amazon, UPS, Fed-Ex, etc. will deliver directly to your spot.
USPS will deliver to the park mailbox. We will notify you via phone, email, or text that you have received mail.

Damages & Personal Liability

Any guest or visitor that willfully or negligently damages or destroys park property, landscaping, or equipment will be held liable for the value to repair or replace damaged items property. (This also goes for driving in the dirt/mud & undeveloped areas of the park that are listed in Prohibited Activities above.)
The responsible party may be asked to leave for any damage.

Payments

Weekly and daily are due immediately upon reciept.
All monthly spot rental & electric usage invoices are due upon receipt. If payment is not received by the 5th day by 5:00pm a $40.00 late fee will be applied unless discussed and approved by management. Beginning on the 6th day an additional $8.00 per day will be applied until payment in full is received, unless discussed and approved by management. On the 10th day, an eviction notice will be given unless discussed and approved by management.

Right to Refuse/Vacate/Deny Access

Water View RV Park is a privately owned park. Management reserves the right to refuse services, ask visitors to vacate, or deny access to anyone under any circumstances it deems necessary. There will be no refunds if asked to leave the park.

Policy Changes

Since every contingency cannot be covered in a set of rules, from time to time, modifications may be necessary. Therefore, management reserves the right to make changes deemed necessary to these rules and regulations at any time without prior notice.
