Willow's End Resort & Campground
Site Agreement for 2025, made and entered into by and between Willow’s End Resort and Campground, LLC and the individuals listed on reservation, jointly and severally, are subject to the further requirements below:
The parties hereto freely and voluntarily enter into the following agreement and will comply with all terms:
THIS IS NOT A LEASE. This Agreement is a contract which is binding on both the Campground and the Camper. This Agreement is not a lease of real estate. The Camper is not a tenant. This Agreement is, for legal purposes, a license to use the property of the Campground on the conditions which are stated in this Agreement. Site is not a residence. Willow’s End Resort & Campground is for recreational use only and is not to be construed as a place for permanent residence. Camper may not claim the campground as their permanent address, voting address or other place of residence. No personal mail shall be delivered to resort address. Campsite shall not be used for any illegal activity. Willow’s End Resort & Campground owner/s may make reasonable “Rules” governing the Camground and us of the Campsite as Resort owner deems necessary from time to time.
*The Term “Camper” is defined as up to two adults and their unmarried, under 21 year old, dependent children. THIS APPLIES TO ALL PERSONS IN A SEASONAL SITE, DAILY SITE AND YEAR ROUND RECREATIONAL ACCESS SITE.
*The Term “Campsite or Site” refers to designated camping areas within Willow’s End Resort & Campground and APPLIES TO ALL PERSONS IN A SEASONAL SITE, DAILY SITE AND YEAR ROUND RECREATIONAL ACCESS SITE.
Check In / Check Out:
Check in is at 3:00 PM and entitles you to your site until 11:00 AM the day after check in. Early check in is not permitted. The guests who paid for the site the night before you have paid for their site until 11 AM. We will not ask a guest to leave so that you can check in early. If you will be arriving in the area early, please make arrangements until your site opens up at noon. We do not have a waiting area for those checking in early. Check out time is 11:00 AM. Please check in and out online.
Minimum length of stay is 2 nights, Maximum length of stay is 14 nights.
At departure, the campsite is to be left in a clean condition. Site must be cleaned of debris, and ALL garbage must be brought to the dumpster. Garbage may not be left in the fire pit. Firepit and picnic table (if applicable) must be in their original place. A cleanup fee will be applied to your account if the site is not left in a clean condition.
Condition and Use of Site:
Camper shall keep the Campsite and any and all personal property located thereon in a state of cleanliness and healthy sanitation and shall, at all times, comply with all governmental laws, statutes, ordinances, rules, regulations or requirements now or hereafter in force relating to or affecting the condition, use or occupancy of the Campsite including but not limited to, the ordinances and regulations of the Township of Hazelhurst, Oneida County, the State of Wisconsin, the United States and any authorized agency of said governmental bodies.
Cutting, trimming, planting or digging up of any trees is not allowed anywhere on resort property without prior approval of management. Absolutely no cutting, trimming, mowing, dumping of fill, leaves, pine needles or any other debris along the shoreline. No digging on site without Campground management locating underground utilities. Pine needles, leaves, yard or plant waste or firepit ashes shall not be put in the dumpster. A specific area is designated for this, speak to management for details.
Campfire Pits: ONLY firewood should be burned. WI State Law states: Burning of trash, plastic, cans or cardboard is prohibited. Never leave fire unattended. Fire should be out or covered before retiring.
Campsite boundaries must be respected.
Management has the right to enter onto a site without prior consent. This is private property belonging to Willow’s End Resort & Campground, LLC.
Insurance:
Campers and Campers guests must maintain adequate personal and property insurance coverage for damage to or theft of seasonal campers or guests property, equipment, vehicles, etc.. Camper agrees to hold Owners of Willow’s End Resort and Campground, LLC, harmless for damage to or loss of personal property.
Visitors:
The Camper is responsible for the conduct of their day and overnight guests, and shall be personally liable for any injuries or property damage arising from the actions of such guests.
Maximum additional overnight campers per site is six persons. No additional Camping Units allowed on site, tents are allowed.
Campground Media Use:
I agree to the below terms and conditions for myself, my immediate family, my guests and my property:
Willow’s End Resort & Campground Owner’s have the right to publish and copyright my name, picture, portraits or likeness, testimonial, voice, video, photographic images, artwork in advertising, promoting and publicizing Willow’s End Resort & Campground (product or service) in any media know or unknown, in any manner or form throughout the world in perpetuity.
Electricity:
No generators may be used except during utility power outages. A quiet generator is allowed for use on primitive sites only.
You are responsible for understanding how many amps you are using in our RV. Amp usage over the 30 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.
Please notify the office so that we can notify Campground Owners if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.
Disposal of Garbage:
Dumpsters are provided for daily general trash. Building materials, furniture, appliances and other non “household” garbage must be removed from the Campground property by Camper. Anyone violating to said rule will result in immediate termination from Campground.
Laundry:
The laundry room is open 24/7. Machines are coin operated. Please do not leave your laundry unattended. We are not responsible for accidents or theft.
Restrooms/ Shower Room:
For the comfort of all our guests, restrooms are open 24/7 with exception of a temporary closing for cleanings. Showers are coin operated. We ask for your help in keeping the restrooms clean, please. Guest under the age of 18 need adult supervision in the bathrooms and showers.
Pets:
Pets may not be left unattended, outside of camping unit at any time. No more than two peds allowed per site. Pets are not allowed to chase or aggressively approach people or vehicles. After one warning, aggressive dog’s will not be allowed back in park. Pets must be kept on a leash-maximum of 12’ when off site. When walking, a short leash must always be used and dog under control. All pet waste should be cleaned up as soon as deposited as this is a health issue. No invisible fencing is allowed. Proof of current rabies and vaccinations must be kept on site. Camper agrees to hold Owner’s of Willow’s End Resort & Campground harmless for any injuries to persons or other animals inflicted upon by Camper’s pets.
Barking Dogs: If a dog is barking, in sole discretion of the manager, is disturbing others in the resort, the owner will be given a warning. After two warnings, the dog must either wear a bark collar or be removed from the resort.
Absolutely NO FARM animals are allowed on individual lots or in RV units, including, but no limited to, rabbits, sheep, pigs, or chickens. No exotic animals are allowed. No animals may be boarded at any time. Dogs considered “dangerous” are not allowed on Willow’s End Resort and Campground property.
Playground and Game Room:
The playground and game room are intended for children. Parents should accompany small children at the playground. Any toys brought to the playground should not be left at the playground. Camper agrees to hold Owner’s of Willow’s End Resort & Campground harmless for any injury that may occur while child is utilizing the playground and game room equipment.
Quiet Hours:
Quiet hours for entire park are from 10:30 pm to 9:00 am. This includes outdoor lighting. Please limit outdoor lights to minimum necessary for moving about safely after 10:30 pm. The playground closes at dusk. Minor children must be at their campsite within 30 minutes of quiet hour. Please be considerate of your neighbors. This includes construction noise, leaf blowing, music and lighting. Limit construction noise, yard and power tool noise to an absolute minimum after 4 pm.
Indemnification:
Camper shall indemnify Campground and shall hold Campground harmless from and against any and all claims, actions, damages, liabilities and expenses, including attorneys’ fees, in connection with any occupant, invitee or guest in, upon or at the Campsite arising out of or caused by the occupancy or use of the Campsite or any part thereof when the same is occasioned, wholly or in part, by an act or omission of Camper, its occupant, invitee or guest including, without limitation, any accident, injury, or damage to any person or property, or by reason of Camper’s breach or default in the performance of Camper’s obligations under this Agreement. If the Campground shall, without fault of its part, be made a party to any litigation commenced by or against Camper, the Camper shall protect and hold the Campground harmless and pay all costs, expenses and attorney’s fees incurred or paid by Campground in connection with such litigation. Camper’s indemnification of Campground under this section shall survive the expiration or termination of this Agreement. Camper shall read and is familiar with Wis. State Statute 895.525 (3) & (4).
General Rules and Regulations
Safety:
a. Safety is the Campgrounds #1 priority. Lack of common sense is not an excuse for not following safety precautions.
b. Speed Limit on Willow’s End Resort and Campground property is 10 MPH or less. This includes ATV’S and golf carts. If driving at dusk, lights must be utilized on motor vehicle.
c. Bicycles need to be used responsibly; they must have a headlight and reflectors to be used after dark.
d. Swim at your own risk. Please watch your children on the beach, no lifeguards are present on site.
e. Fireworks are prohibited.
f. Underage drinking/smoking is not tolerated.
g. Smoking and vaping are prohibited on playgrounds, game room, shower house and in the fish cleaning house. Adults need to be considerate around other guests, especially children when smoking/vaping.
h. Any person whose conduct is offensive or disorderly to other campers, Campground personnel or Management, will be required to leave the premise or be restricted to their campsite. Management will determine “offensive conduct” as each instance arises, and Management’s decision will be final. If Management’s decision is not followed, local authorities will be contacted and will have the right to issue a ticket/warning to the person(s) not cooperating.
i. All guests must follow the rules and regulations listed in the contract as well as those posted around the facility.
j. Site numbers must be visible in front of the unit so that any emergency service can locate you unit and site.
k. The Campground does not contain an emergency shelter for Camper use during severe weather events. Camper is encouraged to develop an action plan in the event that severe weather requires Camper to seek shelter.

Willow’s End Resort & Campground Final Say:

The guest is responsible for all damages or destruction of property and any injury to persons, caused by the guest or his family, visitor or pets.

The Resort reserves the right to charge guests accordingly for any damages they cause to the grounds and/or Resort facilities, including but not limited to broken waterlines, damaged/missing sewer connections, cable lines, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, etc.)

Willow’s End Resort & Campground retains the right to alter and modify any of the Rules and Regulations in keeping with the fairness and best interest of all participants.

Management’s decisions in all disputes are deemed final.

Violation of these rules and regulations that result in damage or destruction to Willow’s End Resort & Campground property or threaten the safety of resort guests will result in the termination of your stay.

Additionally, Resort management reserves all rights to terminate guests’ stay for any reason.
Management is not responsible for damage, injury, or loss to either person or property. The owner/management of Willow’s End Resort & Campground absolve themselves from all liability and responsibility pertaining to loss by fire, theft, weather, acts of God, property damage, accident or any other cause whatsoever and guests agree to save, protect and hold harmless Willow’s End Resort & Campground LLC from all such liability.
NOTICE OF WISCONSIN LAW
Wisconsin Statutes 895.525 (3) & (4) States:
…A participant in a recreational activity…accepts the risk inherent in the recreational activity of which the ordinary prudent person is or should be aware.
A participant in recreational activity…is responsible to do all of the following:

Act within the limits of his or her liability.

Heed all warnings regarding participation in the recreational activity.
-
Maintain control of his or her person and the equipment devices or animals the person is using while participating in the recreational activity.
-
Refrain from acting in any manner that may cause or contribute to injury of himself or herself or to other persons while participating in the recreational activity.
A violation of this law constitutes negligence. Wisconsin State Statutes 895.525 (3) & (4)
