Terms & Conditions

Thank you for staying with us. Please read & agree to our laws of the land which we’ve established to ensure the enjoyment of all guests at the park.

•  EMERGENCY – In case of an emergency please call 911.

•  Speed Limit – 5 MPH in ALL areas of the park.

•  Arrival Time – 9 am to 6 pm. With office coordination. TEL 512-363-3777

•  Check-out Time: 12:00 noon - unauthorized late departures will be charged a daily rate.

•  Max Persons Per Site – 2 adults and 3 children or 3 adults.

•  Playground – Children must be accompanied by an adult.

• RV Age - To maintain an attractive park we limit the age of the RVs that stay at the park. Your RV can't be older than 10 years old without written permission.

•  No tents allowed.

•  Parking – Max 2 cars per site.  Additional cars will be towed. Trailers are not permitted at our park unless approved in writing.

•  Motorcycles/Quads – Same as a vehicle.  All rules apply as a vehicle.  Use in the park is permitted only if not bothersome and/or loud.

•  NO mechanical work on vehicles in the park.

•  NO storage units allowed at site.

•  No indoor furniture outside – Sites to be maintained attractively.

•  Pets (Max 2 per site) – Dogs must be approved breeds & friendly. Dogs are to be kept on a leash while outside the dog run/park area and must sleep in your RV at night. Please do not leave your dog unattended. Dog bites will result in the expulsion of the dog from the park. All dog waste must be collected by the owner immediately.

•  Excessive Barking – Excessive barking will not be tolerated.

•  Septic – You must install proper equipment to hook up to our septic system with direct flow achieved.  No standing waste in the sewer hose. Also, limit what you put in the septic system to human waste & toilet paper (no baby wipes or feminine products).

•  Trash – Please help our park be a trash-free zone. Fines will be imposed for unclean sites and cigarette butts and/or bottle caps are trash – please don’t litter with them at our park. Do not leave trash bags outside of your unit.  No dumping of large items in our dumpsters, they are for bagged trash only.

•  Quiet Time – 10:00 pm to 8:00 am

•  Music – In consideration of others, please limit the volume within your campsite and off at 10 pm.

•  Outside Fires - No campfires allowed.  Open wood burning fires are not allowed

•  Barbecues/Stoves – Please do not place these on our wooden picnic tables.

•  Fireworks, Firearms, Bow & Arrows, Sling Shots, and other projectiles are PROHIBITED.

Please let us know what time you will be arriving.

Payment may be made online or by phone before your arrival or by money order or in-state paper check upon your arrival.

Make payments out to Wisteria RV Park on FM 812.

No arrivals after 7:00 pm and quiet time will begin at 10:00 pm, so please plan accordingly!

GENERAL:  Wisteria RV Park on FM 812 encourages a 14-day move-out notice.  Wisteria RV Park will not tolerate any onerous, noxious, or offensive activity of any sort that could interrupt and/or adversely affect the enjoyment of other parties utilizing our facilities.  In the event of such activities, in the judgment of management, the parties responsible for such activities will be required to leave the park immediately without a refund.

INDEMNITY AND WAIVER OF LIABILITY:  Customer shall indemnify and hold Owner harmless from and against any, and all claims, demands, costs, and expenses, including reasonable attorney's fees, arising from any, and all damages or injuries caused by fire, water, wind, civil strife or acts of God, owner and/or customer actions or inactions (or those of their employees, agents or guests) or any other related to Customer's use or occupancy of the RV site.

THEFT OF SERVICE LAW:  According to Texas Penal Code section 31:04 (b), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution.  We are providing service hook-ups for your RV.  We require full payment in advance and will prosecute any violations under the "Theft of Service Law".

AFFIRMATION:  As a customer of Wisteria RV Park on FM 812, LLC, I fully understand and accept these rules and regulations.  I also agree to vacate the premises at the request of management if I violate rules and regulations, without a refund of any prepaid amounts.  This agreement does not constitute a landlord/tenant agreement.  Payment for sites is entirely for services rendered under a HOST/GUEST arrangement.
