YELLOW ROSE CANYON RESORT POLICIES & PROCEDURES

We have established the following general guidelines to help ensure your safety and your enjoyment while staying at YELLOW ROSE CANYON. Those who choose not to observe these guidelines can be asked to leave our resort without any form of refund.

General Guidelines:

Items outside the unit are limited to patio & yard furniture/accessories. Any other items MUST be stored away neatly under or inside your rig.
All RVs are subject to inspection and approval by Management. We reserve the right to refuse service based on RV appearance or condition. Any rig 10 or more years old must be approved by management prior to arrival. Please send pictures to yellowrosecanyon@gmail.com
Pick-up Campers, Horse Trailers & Tents ARE NOT PERMITTED in the MAIN RV PARK. We have a specific area set aside for those types of camping units.
Window A/C units ARE NOT PERMITTED.
Sleeping outside the RV is not permitted.
Boats and Flat (open) trailers ARE NOT permitted to be parked on the property without explicit permission.
Cargo (enclosed) trailers need to be approved by Management before they can be allowed to park on the property.
No Glass Containers allowed in or on common areas.

RV Check In / Check Out:

RV Check-In: RV check-in is at 2:00 PM. NO Check-ins after 7PM without approval. If you need to check in after 7:00pm, you MUST call, text, or email and approve with management beforehand.

RV Check-Out: RV check out is 12:00 PM. Any check-outs after 12:00pm without any prior notice will be charged a $50.00 LATE CHECK-OUT FEE. No exceptions!

CHECK OUT INCONVENIENCE FEE: If we must move another guest to another site due to you not being able to move your RV on your check out date, we will charge an extra $50 convenience fee to do so. No exceptions! Northside RV Resort does not provide “moving services”. If your RV needs to be moved, it is your responsibility to do so.

We will not ask a guest to leave early so that you can check-in early. If you will be arriving in the area early, please make arrangements until your RV site opens up at 2:00 PM. You do not need to contact the office for check-out, unless you need to pay for an after-hours check-in.

You have been assigned a specific site, if you wish to move please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.

Cabin and Glamping Check In / Check Out:

Cabin / Glamping Tent Check-In: Cabin and Glamping check-in is at 3:00 PM. Please call, text, or email to let us know if you are checking in late.

Cabin / Glamping Tent Check-Out: Cabin and Glamping check-out is 11:00 AM. Any check-outs after 11:00am without prior notice will be charged a LATE CHECK-OUT FEE based on the greater of $50 or a half nights stay. No exceptions!

Tent Camping Check In / Check Out:

Tent Camping Check-In: Tent Camping check-in is at 2:00 PM. Please call, text, or email to let us know if you are checking in late.

Tent Camping Check-Out: Tent Camping check-out is 12:00 PM. Any check-outs after 12:00pm without prior notice will be charged an additional Day Use Fee. No exceptions!

Clean Up Fee:

Each site or unit is responsible for maintaining a clean and organized appearance. No trash, cigarette butts, oil/grease, food, etc. Any violators will be charged a $100.00 or greater fee.

Car Parking:

You are allowed to park TWO VEHICLES at your site at a time. ONE Visitor may park at your site or any other designated guest parking area for a non-overnight stay.

Forms of Payments:

Guest are required to pay their reservation in full before or on arrival. Your reservation must be paid IN FULL before you park in your site. We accept Credit/Debit Cards, Cash or Money Orders. Reservations are guaranteed by Credit Card. Sorry, no checks.

Cancellations:

All cancellations must be sent via email to yellowrosecanyon@gmail.com.
We do not give credit or refunds due to the discomforts of nature.
NO REFUND for cancellations made less than 24 HR before check-in. NO EXCEPTIONS!
NO REFUNDS over shortened stays. NO EXCEPTIONS!
All other refunds will be handled on a case-by-case basis and per our refund timeline listed below.
Cancelation more than 7 days before check-in: 90% Refund
Cancelation 3-7 days before check-in: 50% Refund
Cancelation less than 3 days before check-in: No Refund
NO CANCELATIONS on special event weekends!

Speed Limit:

Speed limit is 10MPH on all campground roads. Please observe our speed limit to ensure the safety of all our guests. Any violators of this speed limit will be warned. If the speed limit is still not observed after warning, guests will be asked to leave the resort.

Quiet Time:

10 PM to 7 AM – Sunday through Thursday

12 AM to 7 AM – Friday and Saturday

Site Occupancy:

There is always a limit of 6 people per site, including visitors. Only one (1) RV and a maximum of two (2) vehicles are allowed per site. Vehicles must be parked on the site. Parking on roads, landscape, and/or unoccupied sites is prohibited.

Please do not park your vehicle, trailer, or boat in an adjacent site. Use of more than one site will result in additional charges. Ruts caused in your site due to additional vehicles will result in damage charges. Trailers, Boats, and additional vehicles will cost additional fees. A nightly registration covers 1 RV and 2 vehicles only.

No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block our workshop, office, mercantile store, restaurant or our bathroom and shower facility.

Storage is not allowed under or around your RV.

CHILDREN: Guests are responsible for all behavior of children. All children under the age of 13 years must be accompanied by an adult 18 years or older.

Electrical Use:

You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so. Windown A/C units ARE NOT PERMITTED.

Safety and Emergencies:

Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you observe any activity you believe to be of concern, call (903) 717 – 5560 24 hours a day. (No soliciting is allowed.)

If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.

Safety After Dark:

To ensure safety after dark, please carry a flashlight. No bike or scooter riding after dark.

Children:

Children under 13 must be supervised by an adult at all times.

Severe Weather:

In case of severe weather, seek shelter in the bathrooms or the laundry room. Signs for shelter areas are posted. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings.

Dumpsters and Trash Cans:

Place all garbage in our designated dumpster located behind the workshop or any other garbage cans located throughout the park. Please break down all boxes, it helps with the overflow of garbage. NO BULK ITEMS PERMITTED! Trash cans are located throughout the park for use of smaller trash items while out and about. Please tie trash bags completely closed and put your trash completely in the trash container. If the first can is full, please find another container. Please do not place your trash on the ground. Woodland creatures like possums, coyotes, and racoons are attracted to left out or disposed of food. While we think they are cute and wonderful animals, we don’t want you to find a surprise night visiting racoon at your site because of incorrectly disposed of trash! Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in our trash cans. Trash is emptied as often as reasonably possible. Times may vary due to maintenance scheduling requirements throughout the week/month.

Campfires:

Campfires are NOT permitted in the RV Park. Elevated gas fire pits are allowed.

The Community Pavilion and Fire Pit are for Cabin Renters only.

Campfires ARE allowed in the tent camping areas in contained firepits. County burn bans do apply. Campfires may be disallowed during certain events

Portable Grills:

Gas, pellet, charcoal, and wood (stick) grills are allowed in the resort. Please extinguish your fire and dispose of your coals appropriately.

Clotheslines:

Clothes lines are NOT permitted.

Add-Ons to Rig/Site:

All add on to your rig and or site ARE NOT permitted. This includes carpets on grass, decks, steps, etc.

Fireworks and Firearms:

Prohibited on resort property including BB, Airsoft, and pellet guns.

Recreational Vehicles:

Battery-operated vehicles or motor-driven cycles, bikes, scooters, or golf carts are to be driven on gravel surfaces only within the park. We ask that you respect walkers and joggers in the park. Motorcycles are permitted as transportation only in and out of the park. Cruising or speeding is not allowed. OHV’s are welcome onsite but may not be used within the park, ONLY to get to and from your site. Anyone using any form of OHV must sign a property waiver BEFORE doing so. Children under the age of 10 must be attended while operating OHV’s. OHV’s and dirt bikes are only permitted to be used off road in the woods South of the RV park and in the southernmost pasture. OHV’s, dirt bikes, and any other vehicles are not allowed on the Flat Track without explicit permission.

RV Washing/Vehicle Repairs/Generators:

Please do not operate generators in the park or conduct any mechanical repairs, including changing the oil. Washing RVs or vehicles is only permitted with 1 bucket of water and a sponge. Hose washing is not permitted, as it can result in a mess and disturb your neighbors.

Messages/Packages (Amazon/UPS/FEDEX/USPS):

If you are expecting messages, please check at the central office. Emergency messages will be delivered to your site. When placing a package order, be sure you have our correct address, (1039 FM 1798 W) and please make sure to have the name of our resort on the package as well. All packages will be delivered here to the front office or main house and it will be up to you to check the status of your package and have it picked up.

Wastewater:

Ground disposal of any drain water (gray or black) is prohibited by State Law. Wastewater from RVs (including sink water) must be disposed of into sewer drains. Do not put grease down the sewer.

Sewer connections are required by state law and must have a tight seal by a sewer donut (or sewer ring) or a screw-type connector.

Smoking:

Smoking is not permitted inside any of our buildings. If you choose to smoke outside, please do not throw butts on the ground.

Pets:

We are a dog friendly RV Park; dogs must be walked by a responsible person and picked up after them immediately. Our park is on camera, A $50 CLEANUP FEE WILL BE CHARGED TO ANY GUEST WHO HAS LEFT DOG WASTE IN EITHER PARKS OR ANYWHERE AROUND AND IN THE RESORT. Pets are never to be left unattended. No excessive barking is allowed. Pets are not allowed in our office, workshop, or mercantile store. A maximum of 2 pets is allowed.

Pet-Friendly Policies:

No pets over 45 lbs. without prior Manager approval. For approval, please email us at yellowrosecanyon@gmail.com if you have a pet you would like to bring.
Our Resort is pet-friendly; however, when out and about in the Resort all 4-legged guests must always be accompanied by at least one 2-legged friend and on a six-foot maximum length leash.
All pets must be kept in RVs overnight and pets cannot be left unattended.
Pets may not be left outside, tied up or chained at any time. We do not allow pet fences.
Guests will be charged for any damages or additional costs caused by their pets.
If you are staying in one of our glamping tents or cabins, pets are not allowed on the furniture. For any incidents, that will be a $25.00 charge per occurrence.
If the pet’s behavior results in complaints by other guests, the owner may be asked to board the pet in an outside kennel facility.
Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up to date.
Yellow Rose Canyon is not responsible for pets accompanying our guests.

Violation Of These Guidelines:

Grounds for ejection from the resort without refund.

Management reserves the right to rule on a case-by-case basis for situations not addressed in our policies and procedures.

MANAGEMENT ALSO RESERVES THE RIGHT TO REFUSE SERVICE, LIMIT THE LENGTH OF STAY AND THE NUMBER OF PERSONS OR VEHICLES PER SITE AND/OR EVICT ANY PERSON OR PARTY WITHOUT REFUND.

Refund Policy

Yellow Rose Canyon RV Park
