Yogi Bear's Jellystone Park™ Camp-Resort: Birchwood Acres

Your Site # is subject to change prior to arrival, unless a site lock fee was paid during the time of booking.

By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Sun Communities for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify and hold harmless Sun Communities from all losses, claims, expenses and demands, including attorneys’ fees, that Sun Communities may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Sun Communities reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.

If applicable, a daily $12.50 USD resort fee is added to each reservation. Fee includes Wi-Fi, basic cable, activities, access to onsite facilities and more. Amenities may vary by location.Sun does not guarantee that amenities will be available to guests at all times. Certain amenities are subject to seasonal closures, closure for repair, maintenance, or other purposes, or may not have capacity to accommodate all guests at the desired time of use.

Pet Policy: We are a pet-friendly resort, but pets must be walked on a leash, cleaned up after and may not disturb other guests. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive breeds. Upon check-in, please notify the office of your pets.

RV & Tent Sites: 2 pets per site included in rate

Lodging Pet Friendly Rental Sites: 2 pet maximum with a fee of $50 plus tax per unit per stay.

 

Cancellation Policy

Nightly or Weekly Stays: No refunds on or after arrival. Cancellations made at least 14 days in advance will be refunded in the form in which it was paid less a $20 cancellation fee. Deposit will be forfeited for all reservations cancelled less than 14 days prior to your arrival date.

Monthly Stays: No refunds on or after arrival. Cancellations made at least 45 days in advance will be refunded in the form in which it was paid less a $20 cancellation fee. Deposit will be forfeited for all reservations cancelled less than 45 days prior to your arrival date.

Refund Policy

Refunds are prohibited for weather condition, voluntary departure, acts of nature, or evictions. Any refund processed will be refunded in the same form that it was originally paid or a reservation credit can be issued towards a future stay to be used within one year from the date the reservation credit was issued. All refunds processed via credit/debit card, will be processed back to the original credit/debit card used, no exceptions

COVID-19 Policy

At Sun, the health and well-being of our guests, residents and team members is our priority. As COVID-19 is still a widespread concern, Federal, State and local governments continue to recommend or mandate restrictions. We want to continue providing you with as much information as possible about our efforts to help keep our guests, residents, and team members safe and healthy.

We are closely monitoring the Centers for Disease Control and Prevention (CDC) and World Health Organization’s statements regarding the novel form of coronavirus (COVID-19) and following guidelines from these agencies and other local and state governmental agencies.

Health & Safety Protocols

We continue to follow a number of practices to support our commitment based upon guidance from health authorities and governmental agencies:

  • For the safety of our guests and team members, if you are feeling ill or have an elevated temperature please stay home.
  • Enhanced cleaning and sanitization protocols have been established with defined cycles and procedures for common areas, high-touch surfaces, vacation rentals, cottages, and cabins.
  • Individuals who are not fully vaccinated should wear face coverings in our facilities, and local mask mandates will be followed, where applicable.
  • Information regarding recommended handwashing procedures will be posted in restrooms, breakrooms, offices, and common areas to increase awareness of simple prevention methods.
  • EPA-registered disinfectant products have been distributed to all locations.
  • Facilities are being used with the risk that the user may contract COVID-19, and that Sun Communities assumes no liability if the user contracts COVID-19 as a result of the use of said facilities.

CDC Guidelines

According to the most recent information published by the CDC and the National Center for Immunization and Respiratory Diseases (NCIRD), it’s critical we all do our part to limit the spread of COVID-19 by keeping the following in mind:

  • Get a COVID-19 vaccine when it is available to you.
  • Unvaccinated individuals should wear a mask that covers their nose and mouth
  • Stay 6 feet apart from others who don’t live with you.
  • Unvaccinated individuals should avoid crowds and poorly ventilated indoor spaces.
  • Wash your hands often with soap and water. Use hand sanitizer if soap and water aren’t available.
