Zia RVillas Campground Rules

Welcome to Zia RVillas! To ensure the comfort and safety of all our guests, please familiarize yourself with the following rules. Your cooperation is greatly appreciated.

General Park Rules

    •    Speed Limit: The park speed limit is strictly 5 MPH. You are responsible for informing your guests.
    •    Checkout Time: Checkout is at 12 PM unless prior arrangements have been made.
    •    Quiet Hours: Quiet time is from 10 PM to 7 AM. During this time, please keep noise to a minimum, including music and televisions. Be considerate of your neighbors.
    •    Firearms & Fireworks: Firearms and fireworks are strictly prohibited. No campfires are allowed, but enclosed gas grills are permissible.

Payment Policy

    •    Due Date: Rent is due monthly on the same day of the month that you arrived.
    •    Grace Period: A 5-day grace period is allowed for late payments.
    •    Late Fee: After the 5-day grace period, a 10% late fee will be added to your balance.
    •    Non-Payment Notice: If payment is not received within 10 days, a 3-day notice of non-payment will be issued.

Pets

    •    Leash Policy: Pets must be kept on a leash at all times. Do not leave pets outside unattended. If you leave town, pets must be boarded.
    •    Clean-Up: Always clean up after your pets. A $50 fine will be imposed for each incident of pet waste not being disposed of properly.
    •    Neglect & Safety: We have zero tolerance for pet neglect or abuse. If we suspect any danger to a pet, animal control will be contacted. Please be aware that power outages may occur due to extreme heat, and plan accordingly if your pet stays indoors while you are away.

Facilities Use

    •    Trash Disposal: All trash must be bagged and placed inside the designated dumpsters, which are marked on the park map. Do not leave trash outside your RV.
    •    Restrooms & Laundry: These facilities are located in the clubhouse. Clean up after yourself, and report any issues. No pets are allowed in the restrooms. Children under 13 must have adult supervision. Note: Oilfield clothes are not permitted in washers or dryers.
    •    Clubhouse Access: Please observe the posted clubhouse rules. There is a designated smoking area on the back patio. Use ashtrays, and do not discard cigarette butts on the ground.

Pool Rules

    •    No Lifeguard on Duty: Swim at your own risk. Children under 14 must be supervised by an adult (18 years or older).
    •    No Pets: Pets are not allowed in the enclosed pool area.

Vehicles

    •    Motorcycles & Recreational Vehicles: Motorcycles may only be used for transportation. No stunts, such as donuts or wheelies, are allowed. Go-karts, four-wheelers, and similar recreational vehicles are prohibited in the park.
    •    Washing Vehicles: Washing vehicles or campers on the premises is not permitted.
    •    Parking: A maximum of two vehicles is allowed per site.

Site & Property Maintenance

    •    Appearance: Sites must be kept neat and orderly. Unsightly items such as tarps for weatherproofing, duct tape, repair tape, excessive caulk, or other makeshift repairs are not permitted.
    •    Hoses & Wiring: All hoses, wires, and connections must be routed through the appropriate ports as designed.
    •    Awnings: Awnings must be in good condition.
    •    Air Conditioning Units: Additional window or wall-mounted AC units are not permitted unless approved in advance. Unauthorized units will incur a $100 electric fee.

Utilities

    •    Electricity Usage: The monthly rate covers either 30 AMP or 50 AMP service. You may not use both plugs simultaneously. If the electrical box is damaged due to improper usage, you will be responsible for replacement costs.
    •    EV Charging: An additional $100 monthly fee applies for electric vehicle (EV) charging.
    •    Surge Protection: Due to frequent power outages caused by extreme heat, surge protectors are highly recommended. Zia RVillas is not responsible for any electrical damages to your RV or appliances.

Rules & Conduct

    •    Respect Others’ Space: Please respect your neighbors’ space and avoid walking through other guests’ sites.
    •    Sprinklers: Damaged sprinklers will incur a $35 replacement fee.
    •    Nuisance Behavior: Any actions deemed a nuisance will not be tolerated. Guests causing disturbances may be asked to leave without a refund.
    •    Subletting & Site Modifications: You may not assign or sublet your site. Remodeling or painting on the property is not permitted.
    •    Policy Changes: Zia RVillas reserves the right to modify park policies, rules, or rates at any time.

Enforcement

    •    First Offense: Verbal warning.
    •    Second Offense: Written notice.
    •    Third Offense: Eviction without refund.
