HAWKINS POINTE, LLC RULES

 

  1. No maintenance on any RV shall be performed without prior written approval of Company except such minor maintenance as would be normally performed by an RV Owner without the benefit of a mechanic or craftsman. If approval is granted, Owner shall be liable for any and all damage; other items, or any other property. There will be no major repair work done on RV while in Space.
  2. No Commercial vehicles allowed. Only one personal vehicle per space. Anything more than one must be approved by management.
  3. Speed Limit is 10 MPH
  4. All Vehicles must be approved by management to be on Hawkins Pointe property.
  5. The improper disposal of garbage, sewage, oil, fuel, or any other waste material is not permitted. However, there are garbage receptacles and a dump station for your convenience. No oil shall be disposed of in the receptacles.
  6. Gas grills are allowed except under covered areas. Owner is responsible for keeping all walkways clear of cooking grills, debris, trash, water hoses, or any other item that would hinder free access or walking.
  7. Alteration of any outlet, circuit breaker, or electric wiring must be performed by personnel only. All connections to the receptacles must be grounded and all wiring and connections must be UI. approved and be of adequate size for power provided.
  8. Noise shall be kept to a minimum at all times. Owner shall use discretion when starting and running engines or using radios, television, or other amplified equipment so as to not disturb others. The entertainment is for your pleasure only, not that of your neighbor. Loud partying or any loud noises will not be permitted after 11:00 p.m. Any party and other events must request permission in writing at least (2) weeks before scheduled date of event. Owners who sign requests will be held responsible for any damage to the area and conduct of all parties involved.
  9. No parking on grass or walkways.
  10. Outside service contractors and brokers are not allowed on property at any time without prior authorization granted by Management for a specific visit.
  11. Neither guests nor any non-Owners will be permitted in the absence of the Owner. Children under 12 years must be accompanied by an adult at all times.
  12. Company will not be held responsible for fire, theft, or storm damage, for any reason. Owner has the absolute continuing duty to inspect its RV for hazardous materials, combustibles, adequate engine compartment ventilation, and all other dangerous conditions. Any condition aboard any RV which, in the sole discretion of the facility constitutes a fire hazard or danger to safety shall be corrected immediately by Owner. Hawkins Pointe is not responsible for any personal items left in items to be stored.
  13. There will be no disorderly conduct, vulgar language, or obscene action. Hawkins Pointe will not permit any public drunkenness, the use, selling, or possession of drugs this includes Owners, friends, or guests. Hawkins Pointe will hold Owners responsible for all parties involved. One minor violation Owner may be warned verbally but will receive one (1) notice by certified mail of violation and will be kept with your license agreement. The second notice will be a thirty (30) day termination of the license agreement. Any major offense, especially the use and possession of drugs will mean immediate eviction.
  14. Owner must comply with all laws, regulations, and ordinances governing operating the Item. The RV must be maintained in safe, clean, and sanitary condition with no accumulation of materials detrimental to safety or public health.
  15. There will be no permanent living in any Item. Violation of this rule will result in immediate termination of the Owner’s rental agreement and the Owner will immediately vacate the premises.
  16. WiFi: You agree that the owner and/or provider of this network is NOT liable for any interception or transmissions, computer worms or viruses, loss of data, file corruption, hacking, or damage to your computer or other devices that result from the transmission or download of information or materials through the internet service provider. If abnormal, ILLEGAL, or unauthorized behavior is detected, the network provider reserves the right to permanently disconnect the offending device from the wireless network.
  17. Pets are permitted only if they are controlled and do not disturb others. All pets must be kept on a leash unless they are in the off-leash dog park and accompanied by their owner. Failure to clean up after pets may result in a fine and/or removal from the property. Pet waste stations and an off-leash dog park are provided at no extra cost.

The above rules will be strictly enforced.
