Austin Campground

Austin Campground Rules and Regulations                                                                      Revision: 2025

HAVE FUN, BE SAFE, BE RESPONSIBLE AND RESPECT OTHER GUESTS

All Campers and visitors must abide by the following rules and regulations or accept the consequences of having to leave the park, make retributions, and/or face legal action or law enforcement. 

All Campers and visitors must understand and accept the camp’s waiver of liability, and be responsible for themselves and their possessions, while respecting the other campers, and wildlife.   

Air Conditioning / Electric heaters: No household window type units allowed in RV’s or structures.

Additional tents: Two sleeping accommodations are allowed per sight, one camper and one tent or two tents.

Building: There are no buildings, alterations, modifications or repairs to existing structures, roofs, decks without camp owners’ permission!

Check In & Check out: Check in is 2:00 pm and check out is 11:00 am. There is a $5 fee for early check in, and $5 per hour for late check out.

Campfires: Campfires are to be contained in a steel fire ring. Flame can be no more than 30” above the fire ring. Fires are to be fully extinguished before leaving the campground or retiring for the night or otherwise left unattended. Do not burn or leave trash in the fire ring. Fire rings are not to be moved without permission from management.  See “Firewood” provision for more information.

Dam building or swimming: There is no dam building in Nelson Run Creek.  The creek is not deep enough for swimming, campers and visitors may recreate around and in the creek at their own risk.

Dumpster Use: As you know, our dumpster is filling up every week. It only gets dumped every other week. We are asking everyone to please Recycle all aluminum cans beside the dumpster. Please do not put any large items in the dumpster unless authorized by owners, only usual trash. See the trash section below

Electric & Water: Electric and water are to be disconnected upon your departure with the exception of metered electric. Per day charge for unmetered electric.

Feeding wild animals: Let wildlife be wild. Do not feed local wildlife. They become dependent and it is dangerous.

Firewood.  Bringing firewood from outside the campground is prohibited without advanced permission.  In the case of outside wood allowance: all wood must be sourced strictly within Potter County Pennsylvania or commercially kiln dried and packaged and must be burned or carried back out of camp.  Storage / stock of firewood should not exceed that of a typical 5 days of usage in volume.  Campers are allowed to collect and use minor deadfall from around the camp property for campfires.

Firearms or weapons: Firearms must always be secured and always be unloaded while in the campground. There is no discharging of a firearm or weapon grade tool of any kind in the campground.

Fireworks: The use of fireworks which are not part of a camp wide event are not permitted at the campground.

Mail: Campground cannot be used as a mailing address, only forwarded mail service delivery envelopes excepted, according to the occupancy rules for Seasonal campers.

Minors: Anyone under the age of 18 cannot be left unsupervised at the campground.  Minors using any of the camp’s recreational areas, such as the playground, must be under watchful adult supervision. These areas are not supervised by the camp staff and are provided for responsible recreation.

Motorized transportation: All motorized vehicles including ATVs and golf carts must be driven by a licensed driver. All vehicles aside from registered road legal transport must be approved by management in advance of use in the camp. Charges will apply. Children can assist in the operation of a vehicle at no time. Children’s ATVs, bullets, electric bikes/vehicles are prohibited in the camp.

Natural Habitat: We endeavor to keep the health and natural beauty of our trees and foliage, please help by not causing damage.

Pets: Maximum of 3 Pets per site. Pets are to be kept on a leash no longer than 6’ or otherwise contained and controlled at all times.  Owners are to clean up after their pets. No noisy /aggressive pets permitted. Pets cannot be left unattended. Owners must have current inoculation papers in their possession if needed while at the campground.

Quiet time: 11:00 pm - 8:00 am.  Strictly enforced.  Abuse will result in the exiting of the park

Registration: All owners and their guests MUST register when first entering the campground. PLEASE have Car Passes on mirrors. All unpaid guest fees will be collected from the party responsible for the campsite or cabin. A limit of 2 vehicles per camp site, there is a per vehicle fee for additional vehicle parking.

Regulatory: The articles of PA title 48 are in full effect while utilizing the campground; as are other regulations put forward by other state and national governing bodies such as the PA Dept Environmental Protection, the PA Dept Conservation and Natural Resources and the PA Dept Conservation among all others which apply- at all times.

Renewing your agreement: If you are not going to renew your agreement you will need to give written 30-day notice, or a one-month rent payment may be incurred. The same one month written notice will be granted to you in the case Austin Campground chooses not to renew your agreement.

Rental Units: Guests are responsible for any loss or damage of structures and contents. No open flames and no smoking inside rental units. Guests are expected to leave the unit in the condition they found it.

Returned check: A $40.00 fee will be charged on all returned checks.

RV covering: Camper units may be covered with a well secured tarp from Labor Day to Memorial Day

Satellite Dishes: May only be added with permission of placement from management.

Seasonal Owners: There can only be 2 seasonal owners per site.  As our base, a seasonal site allows for 2 adults and 2 youth, or 4 occupants’ total. 16 and over is considered an adult.  Anyone under 18 years of age must be accompanied by an adult 18 or older. If no owner is present the guest fee applies to all people. There is a maximum of 10 people permitted per campsite. Additional fees apply. Such arrangements must be made with the camp staff in advance. Guests may only stay 3 nights.

Seasonal payments: Fees are paid once a year on or before April 1 or in 2 installments on or before April 1 and then on or before July 1 for an additional fee. For late payments there will be late and billing fees. All payments due must be paid in full to use your site.

Seasonal stays: Aligned to regulation, a maximum stay of 10 consecutive days is permitted at the campground, after which all parties must vacate the RV or campsite for 7 days.   Site rules also apply in accordance with the seasonal agreement.

Selling a seasonal RV: It is the sellers’ responsibility to notify the campground prior to the sale or transfer of ownership of the RV. If the intent is for RV to remain at the campground all sales must meet prior approval from management, and new owners must sign site agreement. Site fees may change which the seller will inform any potential buyer. Failure to do so may result in the removal of RV from the park.

Sites: Must be kept clean and free of debris and clutter when you are not here. There is no storage outside of your RV with the exception of 1 grill, 1 small stack of local sourced firewood, 1 picnic table, 1 fire ring, and a portable sewer container. Any item left outside may be removed and discarded.  A clean up fee may be imposed for any site that needs to be cleaned after departure. This includes but not limited to excessive camp furniture, trash cans, buckets, toys, bikes, cinder blocks, ladders, hoses, mats, tarps, etc.. etc… etc…

SEWER AND GRAY WATER: DO NOT flush NON-BIODEGRADABLE or BULKY materials (such as baby or disinfecting wipes, diapers, plastic items, etc) into your RV holding tanks, bathhouse toilets, cabin toilets, dump station or any of our septic systems. All sewer and gray water are to be disposed of in accordance with state law. DO NOT empty on the ground!! A sewer hose cannot be connected without a working sewer holding tank.  Tank emptying service is available.

Sewer Service: For daily guests service is provided between 9:00am & 5:00 pm with advance notice. Fees apply.  For seasonal guests, service is provided free once a week up to 3 services per month.  You MUST notify camp staff to be pumped out.   Standard service for Seasonal guests will typically run mid-week and is weather contingent.  Tank valves must be operational and free of clogs or inappropriate materials (see “sewer and gray water”)                                                                                       

Speed limit: Campground speed is 5mph.  There are many children, pets and other campers- yet we can’t afford to lose one of them.  The speed limit applies to all manner of transportation from vehicles to bicycles.

Storage: No storage of cars, boats, trailers etc. without permission and discretion of management. NO storage under campers! This attracts unwanted guests and is unattractive to our neighbors

Taxable Structures: All rents and taxes must be paid on time. Structure may be removed if rent or taxes are paid late. If selling RV, all structures need to be removed, taxes paid for calendar year and RV removed from tax rolls.

Trash: The dumpster is for bagged household trash from campground use only. No electronics, tv’s, furniture, batteries, toxic chemicals, compressed canisters, grills, game carcasses, carpet/flooring, or the like of any.   Please recycle ALL aluminum cans only.  Sorting and recycling plastic, paper and glass is part of our dumpster service.

Water Usage: Water is for standard RV use only. Water cannot be used for recreational purposes or washing cars or ATV’s.

Washing of RV’s: RVs are required to be washed once a year for a fee of $10 for water usage. Must be approved prior to washing. Please see management as to the timing when this can be done, which will exclude peak occupancy timing. Hoses must be equipped with a nozzle. Remember, water is precious to the camp- please conserve it whenever possible.

Wood: Storage of wood not to exceed 6’ L x 4’ H x 2’ W and should consist of locally sourced wood (Potter County) or commercially kiln dried wood.  Campers are encouraged to burn all firewood and leave none at the park.  In any case, wood should be fully used within the regular camping season in which it was obtained.

Visitors: The owner of the RV or responsible party of a rental cabin or site is responsible for any guest or visitor fees and the actions of their visitors and guests.

I have received, read, and understand the Austin Campground Rules and Regulations.  Furthermore, I will abide by them and leave Austin Campground and it’s affiliates harmless in the event of a breach on the part of that under my/ our responsibility.
