DAD’S RV PARK RULES
We want you to enjoy your stay with us. For the safety and enjoyment of our guests, we ask that you observe good neighborly practices. The Rules and Regulations are posted in the office and each person who checks into the Park is provided their own copy. Observance of these rules will provide a safe and enjoyable stay for all our guests.
Management reserves the right to add to, delete from, and/or modify these policies and regulations at any time without notice. DADS RV PARK is a privately-owned facility.
1. Rent is due and payable as per the terms of the site service agreement. You will be charged a late fee of $20 per day, past the 3-day grace period, if the total amount is not received in the office by the due date (NO PARTIAL PAYMENTS).
2. Returned checks- in addition to a $35 handling fee, the late fee described in #1 will be charged until full payment is received in cashier’s check or money order. All future rent payments thereafter shall be in the form of cashier’s check or money order.
3. Quiet hours are for 10pm to 8am. Please be quiet and considerate of your neighbors. Loud, obnoxious, disorderly, boisterous, or unlawful conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the Property will not be tolerated.
4. No loud parties, excessive noise, big groups or large gatherings tolerated as determined by management.
5. In addition, if any disturbances that warrant police intervention will be considered a breach of rules and result in immediate ejection of tenants involved.
6. The number of persons occupying the recreational vehicle shall not exceed two (2) people. All additional guests should be registered with office and a rate of $2 per day per occupant will be paid on arrival for estimated time of stay. A penalty fine of $100 will be enforced if occupancy rule is violated. Additionally, the appropriate fee for the number of additional persons will be charged and computed from the Effective Date of your Site Service Agreement.
7. All recreational vehicles must be currently registered and maintained in good condition and in running order. Management must approve all rigs. No RV deemed to be in “poor” condition or unsightly (e.g., broken or cracked windows, flat tires, rusted, badly dented, or in need of paint) will be allowed to remain in the park. All RV’s must be leveled and supported with the proper equipment.
8. Management reserves final authority regarding items that will be allowed outside of your RV.
9. No FEMA trailers allowed. NO EXCEPTIONS
10. The space you are renting must be neat, clean and adequate for your recreational vehicle. Keep it that way and return the RV site upon termination or expiration of your site rental agreement in the same condition provided. Do not make any changes to RV site without the prior written consent of the park. All tow bars must be stored under your trailer.
11. Violence or the threat of violence will not be tolerated.
12. Any display or discharge of a gun, knife or other weapon in any way that may alarm others is not allowed.
13. Drunkenness and disorderly or abusive conduct will not be tolerated and may result in immediate eviction from the park without a refund.
14. The use, possession, distribution or manufacture of illegal drugs or illegal drug paraphernalia will not be tolerated and will result in immediate eviction from the park as well as possible arrest and prosecution by local law enforcement authorities.
15. Soliciting, operation of a business or any commercial activities are not permitted in the park without management’s approval.
16. The storage of hazardous materials on the Property is Prohibited.
17. Speed limit is 5 mph and must be observed by all vehicles, including golf carts and scooters. This is strictly enforced; multiple violations will result in immediate eviction from the park.
18. RV sites generally will only accommodate one vehicle. Additional vehicles or vehicles too large to fit on the site must be parked in the overflow parking areas. Overflow parking is available by laundry room and clubhouse.
19. Overflow parking is a first come first serve basis. You are responsible for parking additional vehicles outside of the park when other parking is unavailable.
20. Parking on the grass or in unassigned parking spaces is strictly forbidden. Any unauthorized parking of any Property is Prohibited. Multiple violations will result in immediate eviction from the park.
21. The use of golf carts is limited to persons 16 years of age or older with valid license unless accompanied by a parent or other individual over 21 years of age. Unsafe operations of any vehicle will not be tolerated.
22. No vehicles, including bicycles, may be operated after dark without proper lights.
23. No major vehicle repairs will be permitted on the premises. Minor vehicle repairs must be approved by management.
24. Cutting of trees and plants is prohibited without approval from management. In addition, all grass should remain uncovered as to prevent damage. Damage to grass, trees or landscaping could result in immediate eviction from the park as well as a bill for damages
25. Keep site free of litter, including cigarette butts.
26. Campfires in grills only.
27. All Facilities should be left the way they are found, please clean up after your use of them and report any messes that are found so that we may maintain as needed. All Facilities are kept locked for safety—please relock all doors on departure and do not allow unauthorized persons’ access to Facilities codes.
28. All our buildings are smoke-free and pet free.
29. Clotheslines are not permitted.
30. We are on water conservation program year-round. Please do not use water excessively.
31. A sewer hose “donut” or “L” connector is required.
32. Damages to any area of the park caused by you or your guest are your responsibility. Any visitor to your site and their behavior and actions is your responsibility. In addition, damages of any kind caused by guest or visitors of the park shall be billed to you.
33. Trash should be deposited in dumpsters only. If one dumpster is full use a different one. Do not place garbage outside of dumpster or on top of closed dumpster doors. No furniture, mattresses, tires or large debris may be thrown in dumpsters. Dumpsters are strictly for household garbage.
34. You may not assign or sublet your site. You are being provided services under a Service Agreement. Theft of Services will apply.
35. You may wash your campers for a fee $10.00 or vehicles $5.00.
36. Dads RV Park is not responsible for loss or damage to tenants property due to theft, vandalism, fire, accidents or any other casualty or act of God. Tenant expressly assumes all risk of such loss or damage and is responsible for carrying his or her own insurance.
37. No refunds or pro-rated rent is given for shortened stays.
38. FAILURE TO COMPLY WITH ALL RULES WILL RESULT IN THE TERMINATION OF SITE SERVICES AGREEMENT AND REQUIRE YOU TO VACATE THE PROPERTY IMMEDIATELY. WE MAINTAIN A STRICT NO REFUND POLICY
Pet Policy:
Well-mannered pets are welcome at Dads RV Park.
1. Due to insurance restrictions the following breeds are not allowed in the park (no exceptions): Pit Bulls, Staffordshire Terriers, Dobermans, Rottweilers, Chows, American Bulldogs, and Wolf Hybrids.
2. You must honestly disclose your breed type when making reservation.
3. Upon arriving, any unauthorized dog will not be allowed into the park.
4. Any pet demonstrating vicious or aggressive behavior or excessive barking will be evicted from the park with no refunds.
5. Pets are not allowed in any buildings.
6. ALL pets must always be on a leash when outside.
7. Do not leave pets unattended outside at your site unless you have a dog pen that’s appropriate to the dog's size.
8. You must be in your rig or on your site to do this.
9. No dog is to be left outside overnight!
10. Please be courteous of your neighbors and do not leave the dog in the rig or outside for an extended period of time if it barks when left alone.
11. If your pet relieves itself ANYWHERE in the park or on your site, you must pick up the droppings, bag and dispose of them properly.
12. Do not allow your pet to relieve itself on any shrubs, flowerbeds, neighbor’s landscaping, planted area by Clubhouse, office, or laundry room.
13. You are responsible for the actions of your pet and any damages caused by your pet to our property or the property of others.
14. When necessary, applicable charges will be assessed to cover the expense of damage repair.
15. Continued violations of these policies may result in immediate eviction from the park.
16. All pets must be current on all vaccinations and be free of communicable diseases.
Dog Park Rules:
For use of Dads RV Park guest pets only
1. Only pets registered with our office are allowed in the Dog Park.
2. Owners must always remain in the Dog Park with their pets.
3. One pet owner in the Dog Park at a time unless agreeable by all parties.
4. There is a 15-minute time limit if another party is waiting.
5. You must pick up after your pet.
6. All rules posted at the Dog Park must be observed and followed.
7. If above rules are not followed, including picking up after your pet, owner and pets will lose Dog Park privileges.
8. Dad's RV Park is not responsible for any harm to pets or owners
Cancellation Policy:
Daily/Weekly Reservations - Reservations cancelled 7 or more days in advance of arrival will incur a 10% cancellation fee. Reservations cancelled less than 7 days in advance of arrival will incur a 25% cancellation fee. No shows and same day cancellations receive no refund.
Monthly Reservations - Reservations cancelled 14 or more days in advance will incur a 10% cancellation fee. Reservations cancelled less than 14 days in advance of arrival will forfeit the $100 deposit. No shows and same day cancellations receive no refund.
RATES ARE FOR 2 PEOPLE MAXIMUM—AN ADDITIONAL CHARGE OF $2 PER DAY PER OCCUPANT WILL BE CHARGED FOR EXTRA GUESTS.
THE MANAGEMENT ASSUMES NO RESPONSIBILTY FOR ACCIDENTS, INJURIES OR LOSS FROM ANY CAUSE.
WE MAINTAIN A NO REFUND POLICY-SUBJECT TO “SPECIAL CIRCUMSTANCE”
DAD’S RV PARK WILL NOT TOLERATE ANY MALICIOUS, ONEROUS, NOXIOUS, OFFENSIVE, THREATENING OR ILL-MANNERED BEHAVIOR OF ANY SORT THAT COULD INTERRUPT AND /OR ADVERSELY AFFECT THE ENJOYMENT OF OTHER PARTIES UTILIZING OUR FACILITIES OR THAT AFFECTS THE SAFETY, WELL-BEING, AND COMFORT OF OUR EMPLOYEES. IN THE EVENT OF SUCH ACTIVITES YOU WILL BE REQUIRED TO LEAVE THE PARK IMMEDIATELY, WITHOUT A REFUND. NO ACCEPTIONS!
INDEMITY AND WAIVER OF LIABILITY: CUSTOMER SHALL INDEMNIFY AND HOLD OWNER HARMLESS FROM AND AGAINST AND ALL CLAINS, DEMANDS, COSTS AND EXPENSES, INCLUDING REASONABLE ATTORNEY’S FEES, ARISING FROM ANY AND ALL DAMAGES OR INJURIES CAUSED BY FIRE, WIND, CIVIL STRIFE, OR ACTS OF GOD, OWNER AND /OR CUSTOMER ACTIONS OR IN ACTIONS (OR THOSE OF THEIR EMPLOYEES, AGENTS, OR INVITEES) OR ANY OTHER RELATED TO CUSTOMER’S USE OR OCCUPATION OF THE RV SITE, REGARDLESS OF WHETHER SUCH LOSS WAS CAUSED BY THE NEGLIGENCE OF ANY OF THE CAMPGROUND PARTIES.
THEFT OF SERVICE LAW
ACCORDING TO TEXAS PENAL CODE SECTION 31.04(b), ANY GUEST WHO LEAVES WITHOUT PAYING FOR SITE SERVICES OR REFUSES TO PAY FOR SITE SERVICES WHEN DUE IS SUBJECT TO CRIMINAL PROSECUTION. WE ARE PROVIDING SERVICE HOOK-UPS FOR YOUR RV. WE REQUIRE FULL PAYMENT IN ADVANCE AND WILL PROSECUTE ANY VIOLATIONS UNDER THE “THEFT OF SERVICES LAW”
I ALSO AGREE TO VACATE THE PREMISES AT THE REQUEST OF MANAGEMENT IF I VIOLATE THESE RULES AND REGULATIONS WITHOUT A REFUND OF ANY PREPAID FEES.
THIS AGREEMENT DOES NOT CONSTITUTE A LANDLORD/TENANT AGREEMENT. PAYMENT FOR SITES IS ENTIRELY FOR SERVICES RENDERED UNDER A HOST/GUEST ARRANGEMENT.
