Terms & Conditions

General Terms: No tent or car camping permitted. Vans must be a conversion van. All RVs 15 years or older must be approved by the office (by photograph). No ATVs/Razor are to be used for transportation through the park. Fromt site to gate are the restrictions for ATVs/Razors. No wood-burning or charcoal fires. Propane, stoves and fire pits are permitted. Screened rooms are permitted, but cannot be used for storage or sleeping. All yards must have outsoor patio furniture. No sofas, recliners, etc. Restrooms are not to be used for sleeping, cooking, bike/phone charging. All dishes must be washed at the wash station, not is restrooms.

Pets: Pets must be leashed at all times outside your home or RV. Owner must maintain full control and promptly pick up after pets. Retractable leashed cannot be extended more than six feet. Fines will be charged to those who do not follow these rules.

Business: Harassment of the FOY staff will not be tolerated. No person/persons shall advertise or sell any goods or service without the expressed written consent of the Fountain of Youth management. All necessary licenses and permits are needed from the County or State of California.

Occupancy: All rates are based on two individuals per site. Addtional RV site overnight guests will be charged at a rate of $15 per day per person. Villa visitors are $15 extra per day per person (four person maximum per villa). The occupancy count includes all persons, including infants per (six person maximum per RV site).

Adjustments: Guests may extend their stay within three days of check-in. For example, a two week stay can be extended to a month and only the monthly rate will be due. Utilities are billed for all monthly reservations or occpancies. A monthly stay is defined as a calendar month. Meters will be read for all days of 28 or more. Payment is due within five days of billing.

Deposits: All Specials will be charged in full at time of booking the reservation. All Speicals are nonrefundable. For reservations from one season to the next a $300 deposit is required until the new season pricing is announced. 

Villa Deposits: A $500 security deposit is required for stay of any length. The deposit will be released after check out and inspection of the villa. Pet deposit for a villa is $200 per pet with a maximum of two pets. The Fountain of Youth reserves the right to charge $50 per hour when extraordinary cleaning is required. An 8% occupancy tax will be charged for stays of 30 days or less.

Check in: Villa check-in is 3pm due to cleaning duties. All other sites the check-in is 1pm.

Checkouts: $25 per hour fee will be applied for late checkouts. Check out times for all reservations is 11am. Check out before the due date/time does not qualify for a refund.

Mail: Guests may receive mail for a monthly fee of $15 per month. All guests with monthly reservations will be assigned and charge $15 per month each month of their stay. Please contact the mailroom and receive a key ($6 key deposit required). Shorter stays that receive mail will be charged a $15 fee. There is NO general delivery in the park. Free general delivery mail is available at the Calipatria Post Office. Your mail should be addressed to 1500 Spa Rd., Niland, CA 92257.

Parking: All vehicles must be within site boundries (2 feet from the edge). All RVs and other vehicles must pull straight into site. No parking at an angle. A 3-foot clearance must be maintained surrounding the utility pedestal, including slides.

Payment: We accept, cash, checks and all major credit cards.
