Terms of Service
Our terms of service were last updated on April 18, 2025.
Please read the POLICIES, PROCEDURES, ACKNOWLEDGMENT & ASSUMPTION OF RISK WAIVER in full before completing your reservation.
Office Hours
Daily 10:00 AM to 4:30 PM
Holidays and special event hours are subject to change. You may reach the front desk at (231) 429-9224. In case of emergency, dial 9-1-1.
• Speed Limit: 5 MPH
Check-In/Out Time
Check-in time is 3:00 PM and check-out is 12:00 PM. You may request a late check-out with the registration office on the day of departure (subject to availability) for an additional fee. All guests arriving after hours that owe a balance must contact the registration office by 3:00 PM to pay any outstanding balance. Guests parked incorrectly will be asked to adjust their RV as it pertains their site the following morning.

Late Fee Notice
Any unpaid fees are subject to a late fee penalty.
Deposit & Payment Schedule
By using a credit card for a deposit, guarantee or payment, you agree to the following: if I used a credit card for a deposit, guarantee or payment, I authorize Fox Run Property Management to charge any expenses incurred during my stay to that credit card or apply funds you have on deposit with Fox Run Property Management against what I owe. A deposit is due upon completion of your reservation, any remaining balance due will be automatically charged to the card on file 3 days prior to your arrival date.
Daily/Weekly Stays
Your credit card will be charged a deposit of one night rack rate. Any remaining balance is due 3 days prior to arrival.
Extended Stays
For all stays of one month or longer, a one month deposit up to a maximum deposit of $250 is required at the time of reservation. Monthly payments will be made based on your individual reservation details.
Monthly payment schedule for seasonal reservations is subject to good credit history and credit card agreement on file.
The method of payment for deposits is credit or debit card. If a deposit is made in person, cash and/or check are acceptable.
Site Rules
Each site is allowed: one (1) RV; maximum occupancy is six (6) people (this includes registered guests and visitors); two (2) vehicles; one (1) golf cart or ATV. The guest who is the reservation holder is responsible for ensuring that all materials and vehicles are contained within the site dimensions.
All sites must be kept clean, tidy and free of clutter. Clutter is defined by the sole discretion of the Camp Management. Please refer to the following listing of materials allowed or prohibited at a site. This is not to be interpreted as a fully comprehensive listing. Any questions should be addressed to the Management.

Children (16 years of age and younger)
Parents and/or guardians are responsible for the safety and actions of their children at all times. Children must be accompanied by an adult in all amenity areas. Children using electric toys including, but not limited to hover boards, scooters, segways, electric skateboards, or bicycles are not permitted in the streets after dark unless they have clearly visible lights. Children must be at the campsite by 10:00 PM or at a management approved designated area.
Outdoor Living Space
Only customary outdoor patio/lawn furniture and accessories may be left outside within the site. Tools, sporting gear and other such items should be stored within the RV or cargo trailer. Any totes or boxes should be stored inside the storage compartments of your camper or inside.
Canopies/Flags
Portable Canopiesare allowed as long as they are affixed to the ground with tie-downs. Flags and signs that contain vulgarity or profanity are not allowed to be displayed at your site or throughout the campground. Customers in violation of this policy will be asked to remove their flag/sign and if they refuse to do so, will be asked to vacate the property.
Guests/Visitors
The guest is the reservation holder. Maximum occupancy is six (6) people. Visitors are allowed in the park until 10:00 PM. Visitors are the responsibility of the guest they are visiting and are required to observe all the campground rules. Amenities are for registered Fox Run Family Campground guests only. Visitors will not be permitted to arrive after 11:00 PM.
Rental of Site
Guests may not rent, sublet, or assign usage of their reserved site, RV, golf cart or rental lodging (e.g., cabana or travel trailer) or allow anyone use of the site, RV, or rental in their absence.
Quiet Hours
Quiet hours are from 10:00 PM to 8:00 AM. Music may be played for your enjoyment only and must be contained to your site. Violation of this rule may result in immediate removal from the Campground.
Bicycles/Skateboards/Roller Blades/Scooters
Riding bicycles, skateboards, roller blades and/or scooters are allowed, we do have loose gravel on all roadways. After dark, all bicycles must have working light gear, front and back. For your safety, all bicycles, skateboards, roller blades and scooters must follow the same rules of the road as motor vehicles while in the campground.
Golf Carts/Motorized Vehicles
One (1) golf cart or ATV is allowed per site. Drivers must be at least 16 years of age and possess a valid driver’s license. Children are prohibited from operating the golf cart, even under direct adult supervision. Drivers must possess a valid driver’s license. Golf carts are to be returned to the site by 12:00 midnight. Professionally installed working lights are required for night driving. Violation of any of these provisions is grounds for removal from the Resort by any qualified employee including security personnel. Golf carts parked illegally (including but not limited to empty sites, amenity areas, public grass areas, etc.) will be towed, locked, and fined $50. Repeated illegal parking may result in removal from the campground.
Parking
Two vehicles are permitted per site provided they fit within the site dimensions and NOT ON EMPTY SITES. A valid parking pass must always be visible in each vehicle.
Permanent Structures
Permanent structures are strictly prohibited. This includes but is not limited to decks, porches, patios, cabinetry, gazebos or pools.
Utilities
The campground shall provide utility hook-ups at the site for sewer, water, and electrical service. Guests shall not make any alteration to the electric, water or sewer connections provided by the campground. Permanent or PVC type hard connections are never permitted. The campground’s responsibility shall extend only to the point of connection and the campground shall not have any responsibility for the condition or functioning of any pipes, conduits, or wires from such point of connection to the guest’s RV. Wastewater must be disposed of properly, no dumping on the ground. Please use an appropriate off-site dump station or sewer connection. The Campground reserves the right to disconnect utilities in order that repairs, alterations, or additions may be made. Guests will be notified, when possible, of any planned utility system shutdown. The Resort shall not be responsible for any loss suffered by any guest from planned or emergency shutdowns. The campground is required, by law, to have vacuum breakers (backflow preventers) on each water connection. Every site in the campground is equipped with the proper vacuum breaker. There will be a fee of $20 charged to your account if this breaker is removed or tampered with in any way.
Landscaping
Guests may not landscape sites. Plants in 3-gallon pots (max.) are permitted – maximum of 4 pots per site. Potted plants cannot be used as a barrier. Management reserves the right of access to all sites at any time and to have overgrown or unsightly sites cleaned up. Trees and plant life are not to be defaced, cut, or damaged (this includes affixing materials to trees)
Pets
No more than two (3) common household pets (e.g., cats and dogs) may be kept on any site. No dangerous, aggressive, or poisonous pets of any kind are permitted. Management reserves the right to reject any pet. All pets must be registered with the office and vaccination records must be available upon request. All pets must wear a collar identifying the owner and phone number. All pets must always be on a leash. No pet shall be left tied or otherwise unattended at any time. Pet owners must clean up after their pets, including all pet excrement. For the protection of, and in consideration of, other persons, noisy, aggressive, vicious, unruly, or poisonous pets are not allowed at a campground. Persons who are unable to control their pets must remove them from the campground and resort, or the animal may be taken to/by local animal control authorities. The owner of any pet is responsible for any injuries or damage caused by their pets. In addition, the owner of any pet that causes injury or damage to another is expected to resolve the issue directly with the injured party. We are not responsible for any injuries or damage caused by pets. Pets are not permitted in the public amenity areas, including but not limited to the bathhouses and laundry room. Pets should not be an annoyance (barking continually), or danger to the other occupants or visitors of the Campground. Service animals may accompany a disabled person without any proof of disability or certification for the service animal and without payment of any pet fee or other surcharge. Service animals are permitted in buildings, rental lodging and other locations where pets are prohibited.
Grills/Open Fires
Fires must be in a provided raised container. Small residential grills are permitted on site and must always be attended to. Please check with the office for any additional restrictions based on weather conditions.
Laundry
Washers and dryers are available in the laundry room located on the south side of the campground. Machines are a standard household machine. Be curtious of your fellow campers and attend to your laundry in the machines.
Personal washers and dryers are allowed within the RV only.
Garbage/Recycling
The Cmpground shall provide valet pick-up daily. Place bagged garbage at the end of site for pick-up no later than 10:30am. Guests shall not allow waste or trash to accumulate on their site. Guests shall be responsible for waste or trash removal in excess of common household trash.
No Permanent Residence
Guests shall use their RV and site for recreational purposes only and shall not use their RV and site as a permanent residence. No guest may physically occupy a site for longer than our season allows. All guests must have a permanent residence other than their RV and site. Proof of guests’ permanent residence may be required. Guests may not use the Resort as their physical address (e.g., may not use for driver’s license, permanent mail, MI resident specials, etc.). Mail forwarded to the Campground on a temporary basis is permitted, however mail received by the Campground more than one (1) month after reservation completion will be discarded.
RV Requirements
The resort welcomes RVs of all years of age or newer including Class A, Class B, Class C, Fifth Wheels, Travel Trailers, Pop Ups, Truck Campers Converted Rigs and Tents are accepted. If your camper is older then 10 years old you will need to send an image of your camper to our staff. We will not accept run down and damged units - we welcome all ages that are kept up and in GOOD CONDITION. Guests must maintain their RV and site at their expense in such a manner as to prevent them from becoming unsightly, unsanitary, a hazard to health, reasonably uninhabitable, deteriorated, dilapidated, or infested with rodents, vermin, insects or other pests. Guests must ensure that the RV is always road worthy with valid/current registration and carry liability insurance for his/her vehicle as required by the State of Michigan.
Vacating Site
When a guest with a reservation vacates a site for any reason (including but not limited to reservation completion, inclement weather, enforced mandatory evacuation, etc.), the reserved site must be entirely cleared. This includes, but is not limited to removal of: RV, vehicles (including golf cart), cargo trailer, outdoor furniture, décor, carpet. All utilities must be disengaged and secured, and sewer must be left capped. Any item left behind will be disposed of by Campground authorized personnel. Guests with an annual lease when vacating for six (6) month period may not leave their single RV on site. In the event of a mandated evacuation the guest should make every effort to remove all materials including the RV from the Campground. Any item left behind will be disposed of by Campground authorized personnel.
Food Deliveries/Ride Share
Food deliveries are permitted to drive to your site.
Business Activities
No business or commercial activities of any kind whatsoever shall be carried out or conducted on any site. No ‘For Sale’ signs or solicitation is permitted in the campground.
Noxious Activities
No illegal, noxious or offensive activities shall be conducted at any site, nor shall anything be done within the Campground which is or could become an unreasonable annoyance or nuisance to neighboring sites. Without limiting the foregoing, no guest shall permit noise, including but not limited to barking dogs, operating excessively noisy air conditioners, stereo amplifier systems, television systems, motor vehicles or power tools that would unreasonably disturb guests at other sites. Smoking is prohibited in any public building, including restrooms and the pool area. Smoking material must be extinguished in an appropriate fire container. The use or possession of illegal drugs or alcoholic beverages shall be in compliance with applicable Federal laws. Excessive smoke or vapor from smoking can be cause for warning to the camper, you may be asked to leave if other campers are disturbed by this.
Disorderly Persons
The following are grounds for reservation termination and removal from the Campground: Loud noise, whether mechanical, musical or vocal, use of foul or indecent language, causing damage to property of the Campground or another person, drunken disorderly conduct, failing to follow these Rules, failing to follow directions of the Campground staff, threatening or abusive behavior or any other conduct that is not the type of behavior that is expected in a family campground.
Camping is a fun activity for all ages, and we strive to ensure this at our campground. We have a ZERO tolerate policy for any DRUG OR ALCOHOL induced problems here at Fox Run Family Campground. If you or your visitors create issues with your neighbors and therefore with the campground, you will evicted from your campsite and forfeit all fees you paid on your reservation. Authorities may be called if necessary to remove you from the campground premises.
Damage
The Guest is responsible for all damage or destruction of property, and any injury to persons, caused by the guest or his or her family, visitor, or pets. The campground reserves the right to charge guests accordingly for any damage they cause to the grounds and/or Campground facilities, including but not limited to broken waterlines, damaged/missing sewer connections, cable lines, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, etc.).
Amendment of Rules
The Campground reserves the right to amend, delete, revise and/or add additional Rules at its sole discretion. This list is not intended to be an all-inclusive list of rules but remains the basic guidelines of the campground. Guests must always comply with Campground Management’s directives, whether in addition to or contrast to these rules. The Campground reserves the right to refuse service and will not be responsible for damage to rigs, accidents or injury to guests or loss of money, jewelry, or valuables of any kind. Violation of any of the provisions contained herein is grounds for removal from the Resort at the sole discretion of Campground Management.

Cancellation Policy
• Full payment is due at the time of check in with a deposit required for booking.
• Cancellations made 7 days prior to your arrival date will be refunded to the credit card given at the time the reservation was made less a $10 cancellation fee. Reservations canceled within 7 days of your arrival date are non-refundable.
• Holiday Weekend reservations must be canceled 14 days prior to your arrival date to receive a refund less a $10 cancellation fee. Reservations canceled within 14 days or arrival date are nonrefundable.
• Holiday reservations may not be changed or moved within 14 days of your arrival date.
• Reservations not checked in by 10:00pm the day of your scheduled arrival must have given a verbal notice of late arrival or will be released without refund.
• Camping is an outdoor experience and refunds will NOT be given due to the forces and discomforts of nature. We are located off the highway on a hillside and our campsites are gravel/dirt. The sites are not guaranteed to be level by any means.
• Force of Nature: Fox Run Family Campground will not be liable for any change or cancellation of any reservation that is caused, in whole or in part, by events, occurrences, or causes include, without limitation, acts of god, pandemics, terrorist activities, weather, strikes, power outage, lockouts, riots, acts of war, earthquake, fire and explosions.
Pet Policy
All pets are welcome under the following conditions:
• GOOD BEHAVIOR IS REQUIRED. Dogs of any breed that are hostile or aggressive will be asked to leave the campground, along with their owners.
• BRING THE LEASH. Dogs must be kept on a leash when outside their owners vehicle, camper, tent or rental unit.
• DO NOT leave a tethered dog unattended. Please clean up after your pet on your campsite and other areas of the campground.
• REMEMBER MANNERS. Constant barking bothers other campers. If your pet is too vocal, you’ll need to find other accommodations.
• PET WASTE must be immediately picked up and disposed of properly.
ACKNOWLEDGMENT & ASSUMPTION OF RISK WAIVER
Interpretation and Definitions
Interpretation:
The words of which the initial letter is capitalized have meanings defined under the following conditions. The following definitions shall have the same meaning regardless of whether they appear in singular or in plural.
Definitions:
“Campground” refers to Fox Run Family Camp LLC d/b/a Fox Run Family Campground & RV Park.
“Premises” refers to the property of which Fox Run Family Campground & RV Park own and conduct business, as noted by the map provided on our webpage, in our office and posted on our camp message board.
“Releasees” refers to the Campground owners, operators, staff, family, heirs, administrators, legal representatives and volunteers enforcing the Campground rules and policies.
“Releasor” refers to the person making the reservation and those staying and/or visiting their campsite/rental unit who are expected to participate in any activity on the Premises that has a risk to the persons health, physical well being or physical well being of others around them.
“Activity Providers” refers to the Campground owners, operators, staff and volunteers conducting and/or supervising Campground activities, events, Jumping Pillow and Campground playground equipment.
“Activity” refers to Campground events, children activities, holiday/themed weekend events.
1. The Releasor (and those staying under the reservation or visiting my campsite) expressly acknowledge and agree that my attendance at the premises and participation in the activities of the campground may involve the risk of serious injury and/or death and/or property damage.
2. The Releasor (and those staying under the reservation or visiting my campsite) is fully aware of the risks and hazards inherent and voluntarily, knowingly and freely assume all risks associated within my attendance at the Campground and Activities on the Campground Premises including, but not limited to, my own actions or inaction (or the actions or inaction of my minor child/ward under my reservation or visiting my campsite), the actions or inaction of others (including but not limited to the Releasors, Activity Providers, volunteers or visitors), falls, injuries, illnesses, infections, contact with others (including but not limited to the Releasors, Activity Providers, volunteers or visitors), navigating any and all obstacles and any defects of the Premises.
3. The Releasor (and those staying under the reservation or visiting my campsite) represent and warrant that I and those staying/visiting my campsite are in good physical condition, and able to safely participate in Activities of the Campground and have no medical condition that would make my participation in the Activities of the Campground more hazardous.
4. If the Releasor (or those staying under the reservation or visiting my campsite) is pregnant, disabled in any way or have recently suffered an illness or injury; the Releasor will verify to have consulted a physician before participating in the Activities of the Campground.
5. The Releasor (and those staying under the reservation or visiting my campsite) consent to be given medical care and/or transportation in order to obtain medical care and/or treatment in the event of injury to myself and those staying/ visiting my campsite as the Campground owners, officers, directors, managers, staff, volunteers or other medical professionals may deem appropriate. I understand that this Waiver extends to any liability arising out of or in any way connected with such medical treatment or transportation.
6. The Releasor (and those staying under the reservation or visiting my campsite) understands and agrees that we are expected to exhibit appropriate behavior at all times while attending the Premises and while participating in the Activities of the Campground, to obey all local, state and federal laws, both criminal and civil. This includes, generally, respect for other people, equipment, facilities and property.
7. The Releasor (and those staying under the reservation or visiting my campsite) understands and agrees that we may not bring weapons or illegal substances to the Premises.
8. The Releasor (and those staying under the reservation or visiting my campsite) understands and agrees that the Releasees are not responsible for any personal item or property that is lost, damaged or stolen while I am participating in the activities of the Campground or on the Premises.
9. The Releasor (and those staying under the reservation or visiting my campsite) recognizes and acknowledges that there are hazards and risks of physical injury or illness to myself and those staying under the reservation or visiting my campsite in attending the Premises and participating in the Activities of the Campground and that not all such hazards or risks can be fully eliminated. I the Releasor and those staying under the reservation or visiting my campsite freely and voluntarily agree to assume the full risk of death, bodily injury, illness or property damage, regardless of severity, that I (or my child/ward) may sustain as a result of my participation in the Activities of the Campground or attendance at the Premises, howsoever arising, including, but not limited to, the active or passive negligence of the Releasees.
10. The Releasor (and those staying under the reservation or visiting my campsite) agree to indemnify the Releasees from any and all third-party claims, howsoever arising, for any loss, liability, damage or cost they might incur, including, but not limited to, claims arising in whole or in part by my negligent or intentional acts or omissions while participating in the Activities of the Campground or attending the Premises.
11. The Releasor (and those staying under the reservation or visiting my campsite) indemnify and hold harmless the Releasees from any loss, liability, damage or cost they may incur while I am participating in the Activities of the Campground or while attending the Premises, howsoever arising, including, but not limited to, being caused by the negligence of the Releasees.
12. The Releasor (and those staying under the reservation or visiting my campsite) hereby and forever release, waive, discharge and covenant not to sue the Releasees for any injury or damage to me, my personal representatives, assigns, heirs and next of kin, for any claims, causes of action, obligations, lawsuits, charges, complaints, controversies, damages, costs or expenses of whatsoever kind, nature, or description, whether direct or indirect, present or future, in law or in equity, in contract or in tort, or otherwise, whether known or unknown, arising out of or connected with my (or my minor/ward’s) participation in the Jumping Pillow and Activities of the Campground or while attending the Premises, howsoever caused, including, but not limited to being caused by the negligence of the Releasees.
13. The Releasor (and those staying under the reservation or visiting my campsite) hereby and forever release, waive, discharge and covenant not to sue the Releasees for any injury or damage to me, my personal representatives, assigns, heirs and next of kin, for any claims, causes of action, obligations, lawsuits, charges, complaints, controversies, damages, costs or expenses of whatsoever kind, nature, or description, whether direct or indirect, present or future, whether known or unknown, arising out of or connected with my (or my minor/ward’s) participation in the Activities of the Campground or attending the Premises, under the terms of any statute.
14. The Releasor (and those staying under the reservation or visiting my campsite) understand and acknowledge that the laws of the state of Michigan shall apply to all matters relating to this Waiver regardless of the Activity location, that the exclusive jurisdiction for any dispute with the Releasees resides in state or in federal court in Michigan. I expressly consent to the exercise of personal jurisdiction in connection with any dispute with the Releasees arising from my participation in the Activities of the Campground or while on the Premises of the Campground.
15. The Releasor (and those staying under the reservation or visiting my campsite) expressly agree that this Waiver is intended to be as broad and inclusive as permitted by the law of the state of Michigan, and that the invalidity or unacceptability of any term of this Waiver does not affect the validity or enforce-ability of any other term. Any invalid term will be treated as severed from the remaining terms.
16. The Releasor (and those staying under the reservation or visiting my campsite) acknowledge that in contract disputes, any ambiguity within the contract is generally interpreted against the contract drafter. However, with this knowledge, I do hereby agree that any ambiguity within this Waiver is to be interpreted in favor of the Campground.
All dogs must be current with inoculation shots and leashed at all times. When tied to your camper, dogs must be secured by a strong leash that does not extend off the site in any direction, not tied to a tree. Pets are not allowed inside or outside any rental units. Do not leave dogs unattended at any time. Aggressive or barking dogs are not tolerated. Dogs are not permitted to go into any buildings or playground equipment. Owners are expected to clean up after their pets. Dogs with a history of aggressive behavior will not be allowed in the campground. Lastly we love all animals and do not discriminate on the breed.
I, the releasor agree to follow all stated, posted, published and/or instructed campground rules and policies as listed on the Fox Run Family Campground & RV Park Fife Lake, Michigan website at www.foxrunfamilycamp.com/camp-rules-and-policies, posted within the Campground and at checkin and on the Campspot reservation platform and included in this POLICIES, PROCEDURES, ACKNOWLEDGMENT & ASSUMPTION OF RISK WAIVER and acknowledge that I am responsible for actions of the campers and visitors at my campsite.
Entrance to the park constitutes permission to Fox Run Family Campground & RV Park to photograph the camper and visitors while on the Premises and to use the resulting pictures/videos for any lawful purpose without payment to the camper/visitor.
I, the releasor agree to pay all fees, charges, and fines to satisfy my financial responsibility to Fox Run Family Campground & RV Park of Fife Lake, Michigan according to the reservation agreement.
By signing this I, the Releasor state that I am 21 years of age or older and that I am assuming full legal responsibility for all members of my party and visitors. I release Fox Run Family Campground & RV Park of Fife Lake, Michigan, their agents, employees, directors and subcontractors from any responsibility for accidents, injuries, or loss from any cause, including any contagion contracted during your stay or visit.
Cancellation Policy

In the case of multiple sites booked, cancellation penalties apply to each site that is cancelled or changed.

No refunds will be issued for early check-out.

Daily and weekly reservations: for cancellations received less than the required notice period prior to arrival, your deposit will be forfeited up to one night rack rate.

Extended stays: For long-term reservations (28 days or longer), we allow full refunds for cancellations up to 60 days prior to your arrival date. For cancellations received less than the required notice period prior to arrival, the deposit amount will be held on account for a future stay.

Refund Policy
Refunds that are due back following a cancellation request will be processed with in 1 to 2 business days from the date the cancellation request was filed.
Refunds are returned as Camp Credit and may be used towards your next camping trip here at our campground or to the credit card you made your original reservation with. We hope to see you all again soon for your next adventure.
Please reference our cancellation policy if you have any questions regarding if your cancellation qualifies you for your refund.
All cancellations are subject to a $15 cancellation fee to be deducted from the amount piad towards the original reservation.
