The park is definitely no frills. Concrete pads were nice to have but all of the open spots were muddy on the "business" side of my coach. The water hookups are below grade and were full of water the night we arrived. Their "rules" about rugs on grass, visitor parking passes, noise, and storage, especially, made me laugh...lots of long term "tenants" with junk all around their sites. At one time this was probably a decent place; however, that time has passed.
