    The park was well maintained by Kevin. He was so helpful with getting us to and in our site. He also helped us with loading the card for laundry. It was very quiet at night and the laundry facilities were so new and clean!

    Nice park. Nice pool. Quiet, mostly long term tenants. Good base for exploring Sarasota and beaches.

    Campground was neat, quiet and residents were extremely friendly and helpful. Bathrooms were spotless. Close to restaurants and stores. I loved the Legacy Trail.

    Was the worst place we ever stayed,absolutetly no security had two ebikes stolen, manager said cameras don't work.Manager was extremely rude and had different people walking around all hours of the night.Had problems with electricity,and no water pressure,we had to fill the water tank in the rv and use our pump just to take a shower. The only good thing about this place was the maintenance man tried to fix things.After contacting the regional manager(Mark) he did everything to get us to another place ,and refunded our money. stay away not a good place.

    I was unable to contact anyone by phone. I was admitted to the hospital due to a bicycle accident prior to checking in. I needed to extend my stay but left messages and no one returned my call. Ended up needing to move our rv. We had more important issues than dealing with incompetence and extreme disregard.

    Very quiet campground and people are friendly. Good location. Close to stores, beaches, and restaurants.

    It's an old park that is trying to sell spaces as a permanent residence! Definitely not a short term park!!!!!

    When my plans changed I immediately tried to call Royal Palms to find out the best way to handle my situation. I couldn’t get anyone on the phone so I canceled my booking and rebooked the same campsite for 8 nights. The original dates was for January 17 to February 26th for a total of 40 nights. The cancellation was on January 5th so since it was inside Royal Palms 30 days before arrival on January 17 they have not refunded and money for this booking time. Keep in mind I rebooked the same spot and paid for 8 nights. According to the on site manager they have booked this site 4 additional times due to the heads up notice of the January 5 cancellation with 8 nights of the 40 being my new booking. So the policy being we keep your money if cancellation is inside 30 days. 30 days notice would be for the booking 1-17 to 2-26 which was cancelled on 1-5. 1-5 to 2-4 is 30 days notice using your cancellation information. I’m due a refund of 21 nights from 2-5 to 2-26 having paid the full amount in advance. On site manager said he would check into it. I shouldn’t have to wait for my refund. It’s been 10 days and there’s been no response.

    Great location to visit Sarasota & Venice area.- close to the best beaches in Sarasota. But the park itself is very depressed. Lots of very old & terrible looking single wide manufactured homes. Mgt is working on upgrading the place. The transient sites had good hook ups and a concrete pad.
