RV PARK TERMS AND CONDITIONS

Reservations:

· Check-in time begins after 2:00 PM and check-out time is at 11:00 AM.

· Any check-ins before 2pm will result in an early check-in fee of $25. Late check-outs are available upon request and subjected to availability.

· All guests must have their RV present at the time of check-in. Guests arriving without their RV will not be permitted to check-in or use any amenities until their RV arrives and the check-in process is complete.

· A valid credit card is required to make a reservation including any complimentary stays. The RV Park at Black Oak Casino Resort reserves the right to authorize and/or charge a valid major credit card prior to check-in.

· Banks/Credit Card issuers may take 5-7 business days to release holds placed on your credit card.

· Guest agrees that he/she is personally liable for all the cost and charges that may accrue to a guests’ occupancy/activities on premises including nightly site charges, damages, and clean-up fees.

· All guests must be 21 years old to reserve a site. No one under the age of 21 will be allowed to occupy a site without an accompanied adult.

· Cancellations must be made by the registered guest.

· If cancellation is made less than 72 hours prior to your arrival date, 100% of the first night stay and any applicable lock-in fee will be kept as a cancellation fee. The remaining funds will be returned to the original form of purchase within 5 business days.

If cancellation is made more than 72 hours prior to your arrival date, $45 will be kept as a cancellation fee. The remaining funds returned to the original form of purchase within 5 business days.

· Failing to cancel or show for your reservation will result in a 1st nights rate charged to the valid credit card on file and subsequent night reservations will be canceled.

· RV Park site requests are not guaranteed but will be considered. RV Park reserves the right to assign RV Park sites.

· One RV allowed per site

· All facilities at the RV Park are for registered guests ONLY- We do not allow subleasing!

· Total length of stay may not exceed 28 days

· By using the provided electrical service, guests assume all risks associated with power-related issues. The RV Park shall not be responsible or liable for any loss, damage or injury, including but not limited to RVs appliances, electronics, or any other personal injury or death arising out of or related to electrical service issues including, power outages, interruptions, voltage fluctuations, or power surges, regardless of cause. Guests are strongly encouraged to use a surge protector when connecting to RV site electrical hook-ups.

· Electric motorcycles are strictly prohibited. This policy has been implemented due to ongoing safety concerns and instances of reckless operation that pose a risk to individuals and property. All visitors and occupants are expected to comply with this restriction to help maintain a safe and secure environment.

· All riders must be of appropriate age and skill level to safely operate the device. The use of helmets and other protective equipment is strongly encouraged.

· BOCR RV Park reserves the right to restrict or prohibit the use of any electric mobility device if deemed unsafe or disruptive. We are not responsible for any injuries, accidents, or damage resulting in the use or misuse of these devices.

Only registered guests are permitted to use facilities.

· Children under the age of 16 years of age must be accompanied by a parent or guardian at all times (an adult who is responsible for the children and their behavior)

· Quiet Hours: 10: 00 PM to 8:00 AM

· RV Park speed limit is 5mph. All motorized vehicles must be operated by a licensed person.

· A maximum of 2 vehicles are allowed per RV site.

· The RV Park office must be notified of all vehicle fluid leaks. If unable to remedy a vehicle fluid leak, you may be asked to move your vehicle.

· Well- behaved pets are welcome at the Park! There is a maximum of 2 pets per site. Pets must be attended and leashed at all times and may not be left unattended. You are responsible for cleaning up after your pet every time! Pets are not permitted in the pool area (service animals only)!

· Guests are to abide by all posted pool rules and hours. No glass is allowed in the gated pool area. Children under 16 must be attended by a supervising adult. There is no lifeguard on duty.

· Complimentary WIFI is offered throughout the entire Resort.

· Ongoing lawn care and maintenance occurs Monday-Sunday, 8:00 AM – 3:00 PM. Guests should expect routine landscaping activity, including noise from equipment during these hours. Requests to delay or avoid service will not be considered except when Management deems necessary.

· Bicycle or any other device traffic is prohibited beyond the RV Park office (Scott Brothers Dr.) which connects to the Casino, RV entrance/exit, Gas station, and Hotel. The RV Park provides a beautiful walking trail around the pond as well as shuttle service to and from anywhere on BOCR property.

· In case of default, The RV Park at Black Oak Casino Resort has the right to remove the Guest vehicle(s) and belongings from their site.

· All motorized vehicles must be operated by a licensed adult

· Persons under age of 18 years of age must wear a properly fitted and fastened helmet when riding bicycles.

· All guests are required to observe and comply with posted rules in all recreational areas.

· Damaging or refacing sites or public areas is prohibited. Guests will assume complete responsibility for all damage caused by themselves or any of their guests or invitees to site or public areas of the RV Park.

· Damage to Park property or facilities resulting from neglect, misuse, or failure to follow Park rules may result in assessment of repair or replacement fees.

· Illegal or unsafe substances or actives are prohibited on BOCR property including the RV Park.

· Guests will conduct themselves in a respectable manner and not participate in acts that are considered illegal, unsafe, disturbing and/or annoying to other guests and/or staff. BOCR has the right to request any guest to vacate his/her site or any other areas of the RV Park without any previous notice and without assigning any reason whatsoever, and guests shall be bound to vacate when requested to do so and will risk forfeiting any fees associated with their stay.

· Any Personal Property and valuables brought onto the RV Park premises are the sole responsibility of the Guest who shall bear all risk of damage or loss; The RV Park and/or TEDA,Inc. shall not be liable for any loss or damage to personal property brought on premises.

The following is prohibited at the RV Park:

· Parking in vacant sites

· Firearms, ammunition and weapons are not permitted.

· Washing of RV’s, or vehicle repair work.

· Tents or sleeping outdoors is prohibited.

· Wood fires (Charcoal and propane BBQ’s and fire pits are permitted- do not place BBQ’s on turf or picnic tables)

· E-Motorcycles, ATV’s, and UTV’s. (Golf Carts ONLY)

Hotel Water Area:

· Six (6) complimentary wristbands are provided to guests upon request. Replacement bracelets will only be accepted to those to bring in damaged ones, lost bands will not be given new ones without a surcharge.

· No outside alcohol, No ice chests, No glass, No speakers!

· RV guests must bring their own towels

· Water (Kids Area) Hours: 10am-9pm

· Pool Area: 10am-10pm

Force Majeure

The performance of this agreement by either party is subject to acts of God, war, threats of terrorism, government regulations or advisory, disaster, fire, strikes, civil disorder, curtailment of transportation facilities unreasonably delaying attendees from attending, or similar cause beyond the parties’ control making it inadvisable, illegal or impossible to hold the meeting/convention or provide the facility. Either party may terminate or suspend its obligations under this agreement if such obligations are delayed, prevents or rendered impractical by any of the above events to the extent such events are beyond the reasonable control of the party whose reasonable performance is prevented or rendered impractical.

In the event of a Force Majeure Event, the RV Park reserves the right to close the park temporarily, modify reservations, or cancel agreements without liability. If such an event occurs, any prepaid fees may be refunded, prorated, or credited at the sole discretion of park management.

Guests acknowledge and accept the risks of Force Majeure Events and agree that the RV Park is not responsible for any losses, damages, or inconveniences resulting from such events.

This shall be your first and only notification of these policies/terms and conditions. Any complaints of noise or any other disturbances or other violation of the above policies/terms and conditions may result in immediate termination of your registration agreement, forfeiture of all money, deposits, site charges which may include removal from the RV Park prohibiting you from booking future reservations at the RV Park or Hotel or being allowed and/or on BOCR property.

Available Sites
