Ryders Ranch Campground, Leeco, Kentucky

Your Site # is subject to change prior to arrival unless a site lock fee was paid during the time of booking. 

By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Ryders Ranch Campground for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless Ryders Ranch Campground from all losses, claims, expenses and demands, including attorneys’ fees, that Ryders Ranch Campground may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Ryders Ranch Campground reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.

Pet Policy: We are a pet-friendly resort, but pets must be walked on a leash, cleaned up after and may not disturb other guests. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive breeds. Upon check-in, please notify the office of your pets.

Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control.

Ryders Ranch Campground or its management bears no responsibility for any loss or damage to any person or property or thing howsoever caused.

 The management reserves the right to evict any day user, guest, camper or group of campers for any cause.

RV-  Policies

Check In / Check Out

Check in is at 11 AM EST. Early check in may be possible. If you will be arriving in the area early, please call to see if an early check in is available. Check out time is 10 AM. You do not need to contact the office for check out.

Late check-ins are allowed at any time, please just contact the park for instructions.

If you are staying in our park for a month or longer, we require an agreement to be signed.  Please contact park for more details.

Site Changes

You have been assigned a specific site, if you wish to move please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.

Open Fires

Open fires are not allowed in our park. Fires must be in firepits or designated fire rings. Firewood is available for purchase from the camp host. You may contact Jeremy for firewood at 859-693-0616.

Washing
Washing RVs or vehicles is not permitted at the sites. There will be a wash station coming soon for washing of off-road vehicles.

Pet Policies

Leash
We ask that you keep your pets on a leash at all times. This helps you, your pet, and other guests and other guests’ pets stay safe.

Cleaning Up After Your Pet

Be a good neighbor and please clean up after your pet always. Do not let your pet deposit waste on your site or any of our other guests’ sites please. Failure to clean up after your pet will result in you being asked to leave without a refund.

Leaving Pets Unattended
Pets may not be left unattended in our park. Please do not tie your pet to a tree and leave. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pets well-being while you are away.

Pet Vaccinations
Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date.

Barking
Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.

 

Vehicle Policies

Speed Limit

The park speed limit is 10 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.

Parking

Each paid guest registration covers 1 RV per site and 1 vehicle per site unless noted. Extra vehicles will need to be parked in the overflow parking and $15 fee per vehicle paid.
Additional vehicles will cost additional fees for camping. A nightly registration covers 1 RV and 1 vehicle only.

No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block our garages or our bathroom, our dump station, the wash bay and office doors.  

ATV’s. Dirt Bikes, Motorcycles, and Golf Carts

OHV’s are welcome onsite but may not be used within the park.  ONLY to get to and from your site.

 

General Park Policies

Electrical Use

You are responsible for understanding how many amps you are using in our RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

Restrooms

For your convenience we have 2 porta potties available. One in the front of the park and one in the back near the dumpster.

 

Quiet Time Policies

Quiet time is 11 PM to 6 AM. Anyone playing loud music or being disruptive with OHVs will be warned only once and then asked to leave without a refund.

Trash Disposal and Recycling

Trash cans are located throughout the park. Please tie trash bags completely closed and put your trash completely in the trash container. If the first can is full, please find another container. Please do not place your trash on the ground. Woodland creatures like possums and racoons are attracted to left out or disposed of food and while we think they are cute and wonderful animals, we don’t want you to find a surprise night visiting racoon at your site because of incorrectly disposed of trash! Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in our trash cans.
A dumpster is available in the back right corner of the park. Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Failure to adhere to this rule may result in charges for disposal fees.
 

Children

Children under 18 must be supervised by an adult at all times. Riding bicycles or any OHV without a parent and on our main entrance road is prohibited for the safety of your children and our incoming RV guests. Anyone under the age of 18 must be back at their site by dusk unless accompanied by an adult.

Drones

Drones are permitted in our park. Please do not fly drones over people or RVs unless permission is given.

Fireworks

Fireworks are permitted with permission. Please ask permission before letting off any fireworks.

Safety and Emergencies

Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you observe any activity you believe to be of concern, call (859) 230–6004 24 hours a day. (No soliciting is allowed.)

If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.

Cancellations (Updated 12/21/2022)

Due to the size of our campground, cancellations affect us greatly! Changes or cancellations to your RV-Site must be made 14 days prior to arrival date to receive full refund minus a $10 fee. If you need to cancel between 7-13 days prior to arrival date, you will receive a 50% refund. Cancellations made 6 days or less or if you are a no call no show, you forfeit your payment. We no longer do rain checks.

Ryders Ranch Campground – Cabin Rental Agreement

Guidelines
You must be 21 years of age to rent a property.
Check in is any time after 3 p.m.
Check out is any time before 10 a.m.
No smoking in the rental properties. Smoking outside is permitted. Dispose of cigarettes in fireproof container
No pets allowed inside cabins.

Please be respectful of other guests. If the music is loud turn it down after 11pm.
No fireworks permitted unless consent given otherwise.
Campfires must be attended at all times. Honor all fire bans.
No loud house parties. You may be evicted and/or charge additional fees if you create a disturbance that requires security or law enforcement intervention.
We are not responsible for any personal items left in or at the rental property during your stay.
We are not responsible for any accidents or injuries that may occur during your stay.
One vehicle or Truck w/trailer allowed parked per cabin. If additional parking is needed please contact us.

Do not park in the road or on the grass. Cars will be towed at the owners’ expense.
The occupancy of the rental property cannot exceed the number indicated in the confirmation email.

Check In

Check in time is 3:00 pm and Check out is 10:00 am. You will receive check in instructions the morning of you arrival date. Please contact us if you have any questions.


When checking out of the rental property, please:
Clean the dishes and let them dry in the sink.

Place used bedding and towels in a pile near bathroom.
Adjust the heat to 65 degrees in the winter and the AC to 75 in the summer.
Check that all windows and side doors are closed and locked.
Be sure that the front door is locked.

Amenities

Each cabin has a fire pit and picnic table. Each cabin has a Roku TV that you can connect your hotspot to and log into your streaming account. (Make sure you log out before leaving if you don’t want others using it.) Bath towels, Bedding, Toilet paper, Hand Soap, Dish soap, select dishes and cookware are available. Each cabin also has a coffee bar for your convenience. Your cabin may have amenities not listed so please check our website for specifics regarding your cabin.


Water Usage

Our cabins use well water. Please be mindful. Turn off the tap after use and while brushing teeth. Limit shower time. Report leaks if any. Lets conserve together, water is precious.

 

Fire Safety

Our cabins are wood structures and located in wooded area. It is very important to adhere to the following rules.

Fires must be contained to fire pit provided. DO NOT leave fires unattended and always extinguish fire when leaving area. DO NOT drag uncut logs or trees onto fire. DO NOT use grills on the deck/porch. DO NOT leave grill unattended. DO NOT discard hot embers, charcoal or ashes on ground or in trash bags or cans.

 

Fire Extinguisher

Each property has a fire extinguisher near or in the kitchen area or under kitchen sink. The fire extinguisher is fully charged at last inspection. It is the duty of the renter to inform rental company immediately if use of fire extinguisher is needed. Renter agrees to use fire extinguisher only for true emergency.

 

Payment
Online payment is processed through Clover Connect and accepts MasterCard, Visa, Discover, or American Express.
Payment in full is requested at the time of the reservation when booking online. Partial payments are an option, the amount due will be divided in payments until 30 days of arrival date. Upon completion of all payments, a new confirmation email will be sent containing all information to get in to the property.
A 10% state and local tourism tax is charged on all reservations.

Cancellations
All cancellations or changes to reservations must be made by the person listed on the reservation.  Cancellations must be made at least 30 days prior to your arrival date for a full refund minus a $20 fee. The large cabin will be a $50 fee. Cancellations made less than 30 days prior to your arrival date will receive a 50% refund.  Cancellations made within 7 days of your arrival date will forfeit any refund.


Refunds
No refunds will be made due to weather conditions or other acts of God.
No refunds will be made due to electrical outages or mechanical failure of appliances. If there is a problem, please notify us immediately so we can correct it.
No refunds will be made for problems/issues during your stay that were NOT reported to the office prior to your check out.
If applicable, internet access is provided by the property owner for personal use. You are not charged extra for it; therefore, no refunds are provided due to failure to connect.
In the rare event of a scheduling conflict, we will offer you another property or provide a refund.


Additional Fees: We have experienced the occasional renter who shows very little regard for the peaceful enjoyment of this community or the personal property of our owners. Consequently, we have the following guidelines in place to handle these situations.


Excessive Property Cleanup: To keep the costs down for our guests, we currently don’t charge a fee for cleaning. The majority of our guests leaves the properties clean and follows the above instructions. Unfortunately, on rare occasions, we have guests who do not. We reserve the right to charge your credit card an additional minimum of $50 for excessive cleaning. We will call you first to discuss the matter.

Damage: Accidents happen. One man walked through a screen door. A child decided to take the TV remote control into the bathroom to see if it would float! In these cases we have always worked out a fair solution to repair/replace the damage. We reserve the right to charge your card for damages done. We have never had the occasion to do so (and hope we never will). Please contact us if there is a problem so we can work it out together before you leave.
 

Smoking In A Rental Property: All facilities are smoke free. Ryders Ranch Campground Reserves the right to charge an additional fee of $200.00 for any smoking in a facility. Outside smoking is allowed as long as cigarettes are disposed of properly in fireproof containers.
 

Dismantling or Tampering with Smoke Detectors or Carbon Monoxide Detectors: They are in place for a reason. Additional fines may occur if reported after your departure. Please notify the office if you notice any issues upon your arrival.



Receipt of your confirmed reservation validates your agreement to these guidelines.
