General:

Guests are responsible for any damage or injury caused by themselves and/or their children.
Guest assumes any and all risks associated with the foregoing and agrees to hold Park harmless from and indemnify Park against the same.
The Park is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.
We reserve the right to evict any person(s) who does not comply with the rules and policies.
The total number of guests in any space cannot exceed the maximum capacity for that site.
Maximum 4 total people allowed per campsite at any given time.
Maintenance on and/or washing vehicles on property is not allowed.
All spaces are to be kept neat and clean for the duration of your stay.
Only 2 vehicle allowed per site unless stated otherwise.
DO NOT leave trash outside and close dumpster door when using.

Safety:

The use of Firearms of any kind is PROHIBITED in the Park.
The use of archery, paintball, slingshots or air guns is PROHIBITED.
Fireworks of any kind are PROHIBITED.
Use of illegal drugs is PROHIBITED.
Obnoxious behavior of ANY kind is PROHIBITED.
The speed limit on property is 10 mph.
Vehicles may park in designated spaces only. No vehicles can block any portion of roadway.
Only persons with a valid driver’s license may operate a motor vehicle in the Park.
Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the Park.

Security:

Management is not responsible for lost, stolen, or damaged articles. Keep your valuables locked up.
Report any problems with your site to Management immediately.
We adhere to and maintain all state, county, and local laws on property.

Quiet Hours:

Quiet hours are from 9:00 PM to 8:00 AM.
Please be courteous to other guests around you.
Loud music or objectionable noise is not allowed at any time.
Inconsiderate guests will be evicted from the park.
Profanity or violence towards other guests or Park staff will result in immediate eviction from the park.
Guests violating rules that result in eviction notice will not receive any refunds for their stay.

Pet Policy:

We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the Park or anyone who doesn't follow Park rules and guidelines.
Pets must be kept on a leash under the control of someone who can always manage all animals.
There is a 2 pet limit in the Park.
No exotic or oversized pets are permitted. This includes all reptiles or large birds.
All Pets must be registered with Management upon arrival.
Pets may not be left outside unattended.
Guests are responsible to “clean up” after their pets.
Guests should carry proof of their pet's current vaccinations.
Pets are prohibited in Park buildings and amenity areas.
The Park is not responsible for and will hold accountable pet owners for any injury or damage caused by pet(s).
Service animals may accompany a disabled person without any proof of disability or certification for the service animal.

Booking Policy:

For stays of less than one month, the full reservation total is required at the time of booking. For stays of one month or more, a $250 deposit is required at the time of booking.

Cancellation and Refund Policies:

Daily/Weekly:

Reservations cancelled at least 7 days prior to arrival will incur a 25% cancellation fee.
Reservations cancelled 3 to 6 days prior to arrival will incur a 50% cancellation fee.
Reservations cancelled less than 3 days prior to arrival receive no refund.
No shows and early departures receive no refund.

Monthly:

Any cancellation, regardless of days notice given, will forfeit their $250 deposit
No shows and early departures receive no refund.

Addtitional Terms for LONG-TERM GUEST ONLY (one month or more):

LATE CHARGES. In the event Rent is not paid within five (5) days after its due date, same shall include a late charge of (20%) of the rent installment. Said late charges shall become a separate portion of rent due under the Lease. In addition to the 20% percent late charge, Tenant further agrees to pay a late fee of $25.00 per day for every day Rent is not paid after the fifth (5th) due date.

RETURN CHECK CHARGES. If any check for rent is returned to Landlord or his agent for insufficient funds or any other reason, Tenant will be subject to an administrative charge of$100.00 per check per occurrence and late charges will be assessed as if no Rent payment was atempted and will continue until Rent is actually paid by Tenant.

NO RENT OR LOT RESERVATION FEES WILL BE REFUNDED UNDER ANY CIRCUMSTANCE!! NO EXCEPTIONS! Stateline Acres maintains a “NO REFUND POLICY”.

TERMINATION BY LANDLORD. Landlord may terminate this Lease with reasonable cause by giving 30 days notice to Tenant.

DEPOSIT. We require a ($250)security deposit upon check-in. The deposit will be refunded within 72 hours of check-out, if the property is left in original condition. Lot Reservation fee is $250 and applies toward rent.

UTILITIES. Landlord agrees to pay for the Water, Power, and Septic hookups to all camper lots. All utilities must be connected within 24 hours of checkin. Tenant acknowledges that Landlord will provide the water supply via well/county water. Tenant agrees to indemnify and hold harmless Landlord for any injuries or damages occurring because of Landlord's supplying and Tenant's consumption of the well water, including contamination. I, landlord makes no warranties or guarantees either expressed or implied as to the quality of the well water. Reasonable efforts will be made to maintain the quality of water coming from the supplied wells. Tenants may install, as they wish, any device within their dwelling to purify/filter the provided water. Water is provided to all lots.. Please conserve water and report any leaks or broken pipes immediately to Landlord. Campers must utilize garbage bins. Litering and/or burning are never permited. A large garbage bin is located at the entrance of the RV park.

USE OF PROPERTY. Tenants shall use the subject property for residential purposes only. Tenant shall not engage in any illegal activity on the Property nor perform or permit any practice that may damage the reputation of or otherwise be injurious to the Property or surrounding properties.

Campers shall not leave any personal belongings lying about. It is the responsibility of the campers to secure their own sites. Stateline Acres will not be responsible for any lost, stolen, damaged, or vandalized goods.
Campers shall stay off other RV sites. Exceptions can be made if there is a mutual agreement. In the event of conflict or if one camper changes their mind, this rule will always prevail.
No camper’s items shall be placed on or around a neighbor’s power, water, or sewer hookups. If you would like to place an item around or on your neighbor’s hookups, it may be permited if there is a mutual agreement. In the event of conflict or if one neighbor changes their mind, this rule will always prevail.

TENANT'S DUTY TO MAINTAIN PROPERTY. If damage to the Property, other than normal wear and tear, is caused by acts of negligence of Tenant or others occupying the Property under Tenant's control, Landlord may cause such repairs to be made, and Tenant shall be liable to Landlord for any reasonable expenses thereby incurred by Landlord.

Only (2) vehicles permited per site.
Only one (1) RV is permited per site.
Only one (1) golf cart/, etc. is permited per site.
Only one (1) /utility trailer is permited per site.

If these items will not fit in your rented lot they must be stored in a nearby storage area, storage fees apply!

QUIET HOURS ARE FROM 9:00 PM to 8:00 AM EVERYDAY. No loud music or noise will be allowed at any time. The speed limit is 10 MPH on gravel roads in RV park area. This also pertains to visiting guest(s). WE DO NOT ALLOW DRUGS OR DRUNKEN BEHAVIOR BY ANY OF OUR TENANTS OR GUESTS. DO NOT PARK ON THE GRASS, on empty sites/spaces or on your neighbor’s lot without permission. Parents are responsible for their children and the damage they might do. All toys must be put away by 7:00 PM each day. No working on vehicles or on non-working vehicles. Please keep your site/space/and camper clean, properly maintained. This is also your yard. A dumpster is available for your use. All trash must be put into dumpster...not left on outside of it. Contact management for disposal of items that are too large for dumpster. NO DEER HUNTING IN RV PARK. If you have problems with your neighbor or with anyone in the park, please contact owner(s)/management.

No more than one pet per unit. Campers will clean up all animal waste from their pets. NO PIT BULL DOGS OR ANY AGGRESSIVE BREEDS ARE ALLOWED. They must be kept on a leash while walking, in a dog kennel or inside your unit. You are responsible for picking up after your pet wherever they go. Please keep them off other camper lots. NO ROPES AND/OR CHAINS ARE ALLOWED ON DOGS. All pets must be on a FLEA/TICK TREATMENT & SHOTS MUST BE CURRENT. YOU, THE TENANT(S)/OWNER(S), OF THE DOG(S) ARE 100% RESPONSIBLE FOR ALL ACTIONS.

NOISE. The tenant agrees not to allow any excessive noise on the rented property or any other activity which disturbs the peace and quiet of others.

RIGHT OF ENTRY. Tenant expressly consents that Landlord or any person authorized by him, with prior notice to Tenant given at least twelve ( 12) hours in advance, shall have the right to access the Property at reasonable times to inspect, make ordinary and necessary repairs, or alterations, enforce this lease, and, after notice of termination is given, show the Property to prospective residents; provided, however, that notice to Tenant shall not be necessary in case of emergency. If Tenant requests repairs, maintenance, or improvements to the Property, Tenant shall be deemed to have granted consent to the Landlord to access the property to make the repairs, maintenance, or improvements without the Landlord providing notice to the Tenant.

SELLING OR SUBLEASING Tenant shall not assign or sell this Lease or sublet the Property without the prior express writen consent of the landlord. Such consent shall be completely within the Landlord’s discretion.

LANDLORD LIABILITY. Subject to standards required by law, Landlord nor its principal shall be liable to Tenant, his/her family, Tenant's family, agents, guests, or employees for any damage to person or property caused by the acts or omission of other Tenants or other persons, whether such persons be off the Property of Landlord or on the Property with or without permission of Landlord, nor shall Landlord be liable for losses or damages from theft, fire, water, rain, storm, explosion, or other causes whatsoever, nor shall landlord be liable for loss or damages resulting from failure, interruption, or malfunctions in the utilities, nor shall Landlord be liable for injuries elsewhere on the property. Tenant further acknowledges and agrees that Landlord's liability shall be limited to injuries arising from defects unknown to Tenant and known to Landlord or willfully concealed by Landlord. Tenant agrees to hold Landlord harmless for all other claims for damages arising from those sustaining injures upon the rented property.

INSURANCE. Landlord is not responsible for, and will not provide, fire, casualty, or any other type of insurance for the Property or for Tenant's personal property. Should Tenant wish to obtain such insurance, Tenant shall do so at his/her own expense.

TENANT INSPECTION. Tenant declares that Tenant has inspected the Property and all related areas and grounds, and Tenant is satisfied with its physical conditions. The tenant acknowledges and agrees that there are no representations. warranties, or covenants with respect to the condition, maintenance, or improvements to the rented property except those expressly contained within this Agreement.

TERMINATION. This Lease shall automatically terminate at the end of the Term without the necessity of any notice. Any renewal or extension of this Agreement must be in writing and signed by both parties.

HOLD-OVER TENANT. Absent the creation of a new, valid Lease with updated terms, the mere retention of possession after the termination of this Lease shall constitute an unlawful detainer. Landlord shall have the right and license with process of law to enter into the Property and to take possession of the Property and to expel and remove Tenant and any others who may be occupying or arc within the Property together with any personal possessions, including a mobile home or Camper, in the Property, without relinquishing Landlord's right to receive rent or any other right given to Landlord in this Agreement or by operation of law.

ABSENCE OR ABANDONMENT. The Tenant's unexplained and/or extended absence from the Property for fourteen (14) days or more without payment of Rent as due shall be prima facie evidence of abandonment. The landlord is then expressly authorized to enter, remove, and store all personal items belonging to Tenant. If Tenant does not claim said personal property within an additional fourteen (14) days, Landlord may sell or dispose of said personal property and apply proceeds of said sale to the unpaid rent, damages, storage fees, sale costs, and atorney foes. Further, after abandonment as defined above, Landlord is expressly authorized to remove or demolish any mobile home on the Property. The tenant shall be responsible for all expenses incurred in the removal or demolition process. Tenant further agrees to indemnify and hold Landlord harmless for any claims for damages arising out of the removal or demolition of any mobile home located on the abandoned Property.

SURRENDER OF PROPERTY UPON TERMINATION. Tenant shall surrender possession of the Property to Landlord at the termination of this Lease in as good a condition as when taken, free of Tenant's personal property, garbage, and other waste, excepting only loss by fire and other insured casualty and ordinary wear and tear.

DEFAULT/BREACH OF LEASE. Tenant is in default if Tenant does not pay a single installment of rent, and said default is not cured within seven (7) business days of having received writen notice by the Landlord or a representative of the Landlord. Tenant is in default if Tenant fails to perform any other covenant set forth in this Lease and the default is not cured within fourteen (14) days of having received written notice of sale by the Landlord or a representative of the Landlord. Any failure of the Tenant to perform any covenant set forth in this Lease shall be deemed material. The Tenant shall further be in default if Tenant engages in conduct or activity that disrupts the livability of the surrounding Tenants or properties or adversely affects the health or safety of any person, or the right of any other Tenant to the peaceful enjoyment of the surrounding properties or shall abandon the properly or atempt to remove his possessions from the property. Upon default in any of the above instances and provided Tenant is given fourteen (14) days' notice, Landlord may terminate this Agreement and Landlord shall have the right and license with process of law to access the Property and to take possession of the Property and to expel and remove Tenant and any others who may be occupying or are within the rented property together with any personal possessions on the Property, without relinquishing Landlord's right to receive Rent or any other right given to the Landlord in this I ,case or by operation of law.

Tenant shall have no right to remedy the following instances of default after receiving seven (7) days' notice by Landlord: (I) Tenant or occupant possesses and/or uses illegal drugs on the Property; (2) Tenant or occupant discharges a firearm on Property, except in cases of self-defense or other instances permited by law; and (3) Tenant or occupant criminally assaults a Tenant or guest of a Tenant on the Property, except in cases of self-defense or other instances permited by law.

NOTICES. Notices shall be in writing and served by delivery in person or certified maiL postage prepaid, at the address shown for Landlord and Tenant at the beginning of this Lease or at such other addresses as either party may designate to the other party by writen notice. If the service is by mail, the mailing shall be deemed delivered on the date received. Notice for the purpose of the Landlord obtaining access onto the rented Property may be accomplished by posting of a note on the primary door of entry to the premises stating the intended time and purpose of the access.

ALTERATIONS OR CHANGES IN THIS AGREEMENT. All promises made by the Landlord are contained in this Lease; there are no others. This Lease may be changed only by writen amendment agreed upon, signed by and delivered to both Tenant and Landlord. This Agreement may not be modified orally.

POWER OF LANDLORD'S AGENT. All rights and remedies of Landlord under this Lease, or that may be provided by law, may be exercised by Landlord in Landlord's own name individually, or in Landlord's name by Landlord's agent.

LAW. This Lease shall be construed according to the laws of the State of Alabama and venue shall be in the courts of Chambers County, Alabama

RENT INCREASE: Landlord reserves the right to increase the amount of rent at any future date when starting/renewing a new lease agreement or inflation adjustment based.

The camper agrees that they were given an opportunity to review this document before accepting its terms, and that they understand and consent to the contents of this Agreement.

Restrictions. The Property and the surrounding neighborhood are used currently as vacation property and lake cabins. . To preserve the character and existing use of the Property and neighborhood.

Tenant and landlord agree to the following use restrictions:

Tenant shall not make any additions to any structure or build any structure on the Property without the prior writen consent of Landlord. No dog pens shall be erected on the Property.
Water is provided to all lots. Please conserve water and report any leaks or broken pipes immediately to Landlord.
Each lot has a sewage tank provided. The tenant shall not flush any toiletries or other personal hygiene products, grease, or other such substances down the toilet.
Tenant shall not conduct or operate a business on the Property.
Penalties. In the event Tenant violates any of the use restrictions listed above or in the case the Landlord may impose a $250.00 per violation fine against the Tenant or terminate this Lease and require the Tenant. at Tenant's sole expense. to remove the Mobile Home/camper from the
Property. Multiple fines may be imposed if the violation is recurring. If the Tenant violates the "primary residence" restriction, the Landlord may impose a $150.00 fine per day against the Tenant for each day the Tenant is not in compliance or may terminate this Lease and require the
Tenant, at Tenant's sole expense to remove the Mobile home/camper from the Property.

WHEREOF, the parties have executed and agreed to the terms of this Lease or caused the same to be
executed by their authorized representative.
