1. Reservation Agreement
A reservation gives the guest a limited right to use the assigned RV site and park facilities for the approved reservation period, subject to these Terms & Conditions, posted rules, and management approval. These Terms & Conditions do not create any ownership interest in the site or park property. Long-term or monthly guests may be required to complete additional paperwork or agreements. If a separate written agreement is signed by management and the guest, that agreement will control if it conflicts with these Terms & Conditions.

2. Deposits, Payments, Fees, and Taxes
A deposit, including the park’s standard $200 deposit when applicable, may be required to reserve a site. Reservations are not guaranteed until confirmed by management and required payment has been received.

All site fees, deposits, balances, late fees, cleaning charges, damage charges, visitor fees, pet-related charges, and other amounts owed must be paid when due. Monthly fees are due on or before the guest’s assigned due date. If payment is not received within 3 days after the due date, a $25 late fee may be added. An additional $5 per day late fee may be added for each day the balance remains unpaid.

Applicable taxes will be collected where required by law. Guests claiming a tax exemption must provide required documentation and must qualify under applicable law. For Texas hotel occupancy tax purposes, qualifying permanent residents occupying a room or space for at least 30 consecutive days may be exempt under Texas rules, but the park may require written notice and records before applying any exemption.

3. Check-In, Check-Out, and Site Assignment
Check-in and check-out times are as stated in the reservation confirmation or as provided by management. Early arrivals and late departures are subject to availability and may result in additional charges. Management may assign or reassign sites when needed for operational, safety, maintenance, or utility reasons. Guests must occupy only the site assigned to them.

4. Occupancy Limits and Visitors
Unless management approves otherwise, each site is limited to one RV, two vehicles, and a maximum of four people, generally two adults and two children. Overnight visitors must be reported to management. Additional persons may be charged $10 per person per night, up to the maximum occupancy allowed. The reservation holder is responsible for the conduct, safety, charges, damages, and rule violations of all occupants and visitors.

5. RV Condition and Site Requirements
All RVs must be fully self-contained, well-kept, roadworthy, and in good condition. RVs 15 years old or older must be approved by management before arrival or move-in. All RVs and vehicles must have current registration, license plates, and any inspection required by law.

Guests must keep their assigned site neat, clean, and presentable. If the park is required to clean a guest’s site, a minimum $75 cleaning fee may be charged. Structures and outdoor items are not allowed without written management approval, including decks, outbuildings, dog fences or runs, exercise equipment, appliances, tents, outside freezers, outside refrigerators, washers, dryers, or similar items. Hanging laundry outside is prohibited.

6. Utilities, Power, Sewer, Water, and WiFi
Utilities and complimentary WiFi are included unless the reservation confirmation or written agreement states otherwise. WiFi is provided as a convenience and is not guaranteed for uninterrupted business use, streaming, gaming, or remote work.

Each RV may use only one main power source, either 30 amp or 50 amp, unless management gives written permission. Water hoses and sewer lines must be free of leaks. Sewer hoses must be properly connected using a rubber donut or threaded connector. Sewer connections are mandatory at all times. If raw sewage spills onto the ground, the guest may be charged a cleanup fee of at least $75 and must correct the issue within 24 hours. If the issue is not corrected, the park may correct it and bill the guest for materials, labor, cleanup, and related charges.

Do not flush baby wipes, adult wipes, Q-tips, hygiene products, grease, paper towels, or other non-flushable items into any toilet or sewer connection.

7. Trash and Cleanliness
Trash must be placed inside designated dumpsters. Leaving trash outside dumpsters, on the ground, at the site, or in common areas is prohibited. Guests who violate trash rules may be fined, charged cleanup fees, or required to leave the park without refund.

8. Vehicles, Roads, and Parking
The speed limit inside the park is 10 mph and is strictly enforced. All drivers must have a valid driver’s license to operate any motorized vehicle on park property, including golf carts if approved. Parking is allowed only in assigned or designated parking areas. Parking on streets, grass, vacant sites, or another guest’s site is prohibited unless management approves it. Any vehicle parked in a vacant site without approval may be charged at the daily site rate.

Vehicle maintenance, repairs, oil changes, and similar work are prohibited on park property. Motorized scooters, ATVs, minibikes, unlicensed motorized vehicles, and similar vehicles are prohibited unless management gives written approval.

9. Pets and Animals
Dogs and cats are allowed subject to management approval. Pets must be on a leash at all times when outside the RV. Pets may not be left outside unattended. Pet waste must be picked up immediately and disposed of properly. Noisy, aggressive, disruptive, or unsafe pets will not be tolerated. Management reserves the right to refuse or require removal of any pet based on breed, size, behavior, noise, aggression, safety concerns, or rule violations. Wildlife, farm animals, exotic animals, and livestock are not allowed. Do not feed birds, wildlife, stray animals, or other animals on park property. Service animals will be handled as required by applicable law.

Guests are solely responsible for their pets and for all injuries, damages, cleanup, claims, or disturbances caused by their pets.

10. Fires, Cooking, and Outdoor Safety
Open flames, fire pits, fireplaces, and campfires are prohibited. Manufactured outdoor cooking grills, including charcoal grills, are permitted when used safely and attended at all times. Guests must comply with burn bans, weather advisories, fire-safety instructions, and management directions.

11. Quiet Hours and Conduct
Quiet hours are from 10:00 PM to 6:00 AM. Excessive noise, loud music, loud vehicles, nuisance behavior, parties, large gatherings, or disturbances are prohibited. An after-hours disturbance fee may be assessed for calls or complaints caused by a guest, occupant, visitor, pet, or vehicle.

Guests must be respectful to other guests, visitors, neighbors, and park personnel. Obnoxious, profane, abusive, threatening, discriminatory, harassing, unsafe, or disruptive language or behavior is prohibited. Illegal activity is prohibited. Management may require any person engaging in unsafe, threatening, abusive, illegal, or disruptive conduct to leave the park immediately, as permitted by law, and refunds are not guaranteed.

12. Damage to Park Property
Guests are responsible for all damage caused by themselves, their occupants, visitors, pets, vehicles, RVs, equipment, or property. Damage includes but is not limited to damage to utilities, sewer connections, water lines, electrical equipment, roads, grass, landscaping, signs, lights, buildings, restrooms, fences, gates, vehicles, or other property. Repair, replacement, cleanup, labor, administrative, and collection costs may be charged to the guest.

13. Weather, Emergencies, and Evacuation
Guests are responsible for monitoring weather and local emergency information. Southeast Texas may experience severe weather, heavy rain, flooding, lightning, high winds, tropical storms, and hurricanes. Guests must comply with emergency instructions, evacuation notices, utility shutoffs, and management directions. The park may require temporary or permanent evacuation when management determines there is a safety risk, emergency, utility issue, storm threat, maintenance issue, or other condition affecting the park.

14. Personal Property and Assumption of Risk
Guests enter and use the park at their own risk. Outdoor lodging and RV use involve risks, including weather, wildlife, insects, snakes, uneven surfaces, vehicles, utility connections, other guests, and natural conditions. To the fullest extent permitted by law, Town & Country RV Park is not responsible for fire, theft, vandalism, weather, natural events, power interruption, utility interruption, injury, accident, loss, or damage from any cause, including damage caused by other guests or visitors. Guests are responsible for securing and insuring their RVs, vehicles, personal property, equipment, pets, and belongings.

15. Rule Violations and Termination
Violation of these Terms & Conditions, posted rules, payment requirements, safety rules, pet rules, vehicle rules, utility rules, or management directions may result in warnings, fees, cleanup charges, damage charges, denial of service, removal of guests or visitors, termination of the reservation, or legal action as permitted by law. Refunds are not guaranteed when a guest is required to leave because of nonpayment, rule violations, unsafe conduct, illegal conduct, property damage, disturbance, or failure to follow management instructions.

16. Changes to Rules, Rates, and Policies
Management may update rules, rates, fees, and policies for future reservations or when needed for safety, legal compliance, utility requirements, maintenance, or park operations. Guests are expected to follow the current posted rules and reasonable management directions while on park property.

17. Governing Law
These Terms & Conditions are governed by the laws of the State of Texas. Any dispute shall be handled in the appropriate court or venue for Orange County, Texas, unless applicable law requires otherwise.

18. Acknowledgment
By booking, paying, checking in, occupying a site, or entering the park, the guest confirms that they have read, understood, and agreed to these Terms & Conditions and accepts responsibility for all occupants, visitors, pets, vehicles, RVs, property, charges, and damages associated with their reservation.

Separate Campspot Cancellation Policy

Cancellation Policy

Cancellation terms may vary by reservation type, rate plan, length of stay, holiday, special event, or monthly reservation. Unless the reservation confirmation states a different policy, the following cancellation terms apply:

Nightly or weekly reservations canceled 7 or more days before arrival may receive a refund of amounts paid, less a $25 processing fee and any non-refundable third-party or platform fees. Reservations canceled 1 to 6 days before arrival may forfeit the first night or required deposit, whichever is greater. Reservations canceled on the arrival date, after arrival, or that result in a no-show are non-refundable.

Monthly or long-term reservations may require a $200 deposit. Monthly or long-term reservations canceled 14 or more days before the scheduled move-in date may receive a refund of the deposit less a $50 administrative fee. Monthly or long-term reservations canceled less than 14 days before the scheduled move-in date may forfeit the deposit. After arrival or move-in, monthly payments, deposits, and site fees are not prorated or refunded unless management approves otherwise in writing.

Reservation changes are subject to availability and management approval. Changing dates, sites, reservation type, or length of stay may change the rate, deposit, taxes, and fees. Early departure, late arrival, weather, work schedule changes, utility interruptions, personal emergencies, or failure to follow park rules do not automatically qualify for a refund.

Third-party or platform fees, including any fees charged by Campspot or another booking provider, may be controlled by that provider’s policy and may not be refundable by the park.

Refunds are issued only when allowed under the Cancellation Policy or when approved by management in writing. Refunds will generally be returned to the original payment method when possible.
